The home is absolutely beautiful! The woodwork, lighting, ambiance, the plunge pool (adorable), and the bedrooms were spectacularly well-decorated. Dana (the manager) and Marie (the owner), went above and beyond in order to help with my accommodations, and any needs during my stay. The property is extremely safe and when I even became sick late at night there was medical doctor that drove to the property to help me (obviously, an additional charge, but when its late at night and you don’t know your way around it was very convenient). There are golf carts that come by on a regular basis to take you to the different resorts if needed. My only recommendations would be to have a rental car because taxis are very expensive in this area and currently there is no UBER/LYFT/Rappi or food delivery services to this area. Other great and under-advertised areas to lounge and eat good food are Kay Club (Other side of Bahia Principe). A warm and loving thanks to Marie and Dana for everything!

My family and I had a beautiful vacation, it was very comfortable to get to such a tidy and beautiful space. Access to the pool adds up to many extra points. (I think we use it almost every day) Also at home it has grill to grill meat. It was a very good experience.

This is a very beautiful townhouse. The second bedroom with full bath has a keyed entrance by the front door to the main house, which made it a little awkward to access, so my boyfriend and I ended up never using it, but it would be great for someone traveling with another couple or children to have their own space. It was hard to locate silverware. Grocery service provided was a nice touch. The pool on the patio was also really nice. The bed was a bit firm, but I like that so it was fine. The shower water doesn't get very hot, just warm. The actual resort is not included for use at all without purchase of a day pass, and the food and drinks that you can get with the pass are mediocre unfortunately. Do not lose the wristband they give you for the day pass or you have to pay $180 additional. There is a trolley that drives you around to different parts of the resort, which was nice. Staying here felt secluded, private, and quiet. That can be great at times, but I wish there were more amenities included. We ended up ordering pizza the last day because we were starving and did't want to pay for the day pass just to eat a luke warm buffet.

Excellent for families. Secure and quiet neighborhood. Not that close from 5th avenue, but if you have a car, it is a 5 to 10 mins drive. We travelled to Cancun, Tulum and Chichen Itza, and this place was a perfect headquarter as it is close to all highways.

It is very comfortable and clean. It matched the amenities described and the truth is that it was very comfortable to be with my family and everything in general.

Confortable and pleasant stay! Ann was very quick to answer our questions and there is a local manager, Alejandra, who is very helpful and available. It is better if you have a car because you are about 15 minutes drive to downtown Playa Del Carmen. Also 15-20 minutes walk to the beach. Condo as described and well furnished. Plenty of towels available for the beach but no chairs or umbrella. We enjoy our stay!

I just want to start by saying Paco is the best host we have ever had in our 20+ air bnb stays.Our previous scheduled transportation didn't show up and he found transportation very last minute for us which was not his job but he was nothing but helpful. The check in was a little confusing but he was quick to reply and help. I would recommend anyone to his properties as his pictures really don't do them justice

Have stayed in Playacar a few times over the years and have always been happy with the area. This trip was no exception. Beautiful home in a quiet area, well maintained, with great amenities, easy walking distance from almost everything.

Everything is very nice, as shown in the photos, plenty of space to go with a large family. I would definitely choose it again on my next visit to Cozumel

Let’s start with the pros! This house is gorgeously decorated and it's well equipped for an extended stay. The kitchen has all the cooking items you may need and a nice coffee maker. We loved that the water jugs could be connected to the refrigerator water dispenser. A rare luxury in our year long travels within Mexico! The house is also made with quality building materials, which you'll appreciate if you stay during hurricane season like we did. We loved how spacious it was and the natural light that came in was terrific. We work from home and the high speed internet was great. We used the upstairs bedroom with the bunk beds as an office. There were two giant desks in that room that were great to work from. The big smart TVs in each room were awesome. The private pool is phenomenal and it has nice colorful lighting for late night swims. The community pool and workout room are also great.   That said, there are some things to be aware of. Every bed has rock solid mattresses. We typically like firm mattresses, but this was even harder than we would have preferred. Be aware that the washer/dryer combo takes a long time to complete a load and the water pressure for the shower seemed lower downstairs than upstairs. The front security gate must be informed by the owner's you are coming to check in. After you are checked in, you must inform security about any taxi you may have called, or any deliveries or visitors. They only speak Spanish, but you can Whatsapp them with help of Google Translate if you don't speak Spanish. Uber Eats is very limited here and Rappi does not service the area at all. You can WhatsApp PlayaNow for carryout, but they do have a hefty delivery fee. There are some restaurants you can call directly and order in español, but it may not be the ones you want to order from. Major supermarkets like Walmart, Chedrai and Soriana will deliver, but it’s a little tricky to figure out the address online because the community is off an unnamed road. If you choose to do without a car rental, there aren’t taxis in the area, so you will have to call a service to have one pick you up. It’s about 100 pesos ($5 USD) in each direction to Centro. The only way taxis know where you live is if you say you live in Bali, which is a larger gated community on the same unnamed road. 

Great home it was very comfortable for our family of 8, excellent service from the host- very responsive. Safe area with gated security, felt safe and the area was quiet and away from all tourist attractions but still within 8-10 minutes from downtown playa del Carmen and xcaret parks.

The place was good value for money. Although it is quite far from the downtown area, only 100 meters away you will find a public bicycle rental station, which allowed us to mitigate the distance and be able to travel to all the beaches.

Our stay was very pleasant, we enjoyed it a lot, we felt right at home, the location is very good, close to everything. We'll be back soon. Thanks for having us.

Had an amazing stay at Gerardo’s place in Playa del Carmen! He was super responsive and friendly throughout. The house is even better in person; clean, spacious, and in a quiet, safe neighborhood. It’s a great location, easy to walk to nearby spots or grab a quick taxi to tourist areas. The home has everything you need: a well-equipped kitchen, dining area, living room with TV, internet, and comfortable bedrooms and bathrooms. The highlight is the rooftop with a private soaking pool and outdoor space; perfect for enjoying the warm weather. Highly recommend and can’t wait to return!

Makul 12 is a gem of a unit. the place has plenty of space and has a great modern feel. there is ample space outside for BBQ gatherings pool and nice jacuzzi. beach is a 20 min walk away . security is good . Mario is always around to help with anything. kitchen is well equipped. I stayed there with my family for a week . was able to explore the real Mexico. a car is handy to have to explore. the airport is an hour away. very centrally located . this unit can host 3 couples easily. the bedrooms all have king-size beds . thank you for hosting this unit. highly recommended .

I was skeptical to book this place as it’s a new listing with no reviews. This was a quick few day stop before headed to our next destination. The place is truly amazing and I felt so much at home. I told her it was our anniversary trip and she had a bottle of wine and a really sweet note left for us. I’m truly sad I didn’t book all of my trip here at this home. Lorraine has a fully equipped home with so much more to offer than in her description. I was thrilled to find a coffee bar with a variety of options as we love coffee in the morning, we had our cup in the patio and we truly loved it. I really appreciate the thoughtfulness throughout the house, the cleanliness, how fast she responded, house was cozy, I felt very safe, and for the flexibility of an early check in! I asked Lorraine for recommendations in parks and she recommended the park Xel-Ha, it’s was truly incredible! I look forward in returning and booking your home again for the entirety of our visit, Thanks again!

Excellent stay and comfortable. The place is very clean and tidy. I was given all the information about access to the private area and there was no problem. The only issue was the wifi, otherwise everything was as indicated in the listing. Thank you
