Fabulous, Contemporary Garden Apartment in Balham

The property is light and spacious and the reception looking out into the private garden offers a tranquil feeling. I have created a 'London Theme' throughout the property. A good sized Master Bedroom with large King Size Bed, large wardrobe and chest of drawers and en-suite wet room (Shower, Toilet, Sink). Bedroom 2 has a double bed, large wardrobe and chest of drawers. Both bedrooms have a wall mounted television. The main bathroom has a bath with shower over, sink and toilet. The open plan kitchen and reception is ideal to both relax and socialise. Modern but homely, large kitchen bar counter with bar stools. A large comfortable sofa and a feature ‘spitfire’ chair. Separate bistro dining table and chairs. A large wall mounted television with sound bar. Full height glass sliding doors open directly out into the fabulous garden. The garden has a bistro table and chairs and a 3 Meter king built in seating bench (with made to measure cushions for comfort). There is also a built in braai / bbq and a decked area. Stunning lighting has also been installed to offer an ambient garden experience. We provide super fast unlimted fibre broadband for your added enjoyment and convenience. My Airbnb is a ‘permanent airbnb’. The property is for the exclusive use of guests. I live just a few minutes away from the property so am generally always available to assist where necessary, answer any questions or recommendations for local bars and restaurants. If you require any printing out of documents or business services, I also have an office close by and pleased to assist. Balham is a wonderful small London suburb with a village feel, with many fabulous independent shops, cafes, bars, and restaurants and pleasant nightlife scene including bars, old-school pubs, and the Banana Cabaret comedy club. There are many parks just a short walk away, including Tooting Bec, Wandsworth and Clapham Commons for green open spaces and picnics. Great rapid transport links into Central London via Tube or Train as Balham Station is just a short 5 min walk away. Just a 5 minute walk from Balham Station which is on the Northern Line Underground and on the National Rail over-ground both offering easy quick access into the City and West End. It’s just 12 minutes on the National Rail From Balham to Victoria and then a short walk to Buckingham Palace. On the tube it’s Just 20 minutes to the South Bank (Waterloo/Embankment) and a couple more minutes to Leicester Square. For the kids wanting the Harry Potter Studio Tour there is a train from Balham once an hour to Watford Junction where you catch the short 10 minute bus ride to the Warner Bros. Studio! Parking is available on the road outside the property and I offer complimentary parking permits on request. WATER I’m often asked about the water. Water from the taps is perfectly safe to drink. USB In every room we have plugs with a USB port for easy charging of devices along with a couple of international plug adapters GENERAL My aim is for all my guests to have a relaxing and wonderful stay at my Airbnb. For your convenience, all cleaning products are provided for you, this includes washing up liquid, cleaning tabs for the dishwasher, washing powder and fabric softener, toilet rolls, shower gel in bathrooms, liquid soaps and hair conditioner. In the unlikely event you run out of these during your stay please do call or message me and I will arrange a quick top up. LINEN We provide quality bed linen and towels for your stay. If you are staying with us for more than 12 days we offer a complimentary linen and towel change and basic clean half way through your stay.

DLR to Canary wharf in 8 mins and Westfield Stratford (Olympic Park) 20 mins DLR There is a thames clipper jetty located next to the cutty sark, this river service into the heart of the city provides an interesting alternative to the conventional rail transport. Contact for other price offers and discounts. Will consider as pet friendly The flat is fully stocked with the essentials for your stay so that you can have a home away from home. There are two balconies for a morning cup of tea or an evening glass of wine. Guests will have the entire flat I am available for guest queries and usually send a text the day after checkin just to say Hi and ensure guests have settled in. Davey or Richard will always meet you at the property for check in and run through and questions that you have. Greenwich has a great village feel with cool restaurants, cafes, and Greenwich Market, as well as Greenwich Observatory. The flat is approximately five miles from Central London (just a short train, ferry, or DLR ride away). Greenwich Mainline and DLR (URL HIDDEN) 8 mins to London Bridge 13-15 minutes Waterloo East 18-20 Minutes Charing Cross Station (Trafalgar Sq) There is also a Water Ferry directly from Greenwich to the O2 or The Centre. Former Victorian Townhouse Turned Boutique Retreat

Bedroom 1- Kingsize bed, ensuite bathroom with shower, hairdryer, chest of drawers and hanging rail. Bedroom 2- Double bed, chest of drawers and coat hooks. Living room- TV with Amazon Firestick, Netflix. Large DVD collection and DVD player. 2 x comfy sofas. Dining table with benches to seat 4. Kitchen- very well equipped for those who love to cook. Microwave, Dualit toaster and kettle, gas cooker, oven, fridge freezer, washer/dryer, Nespresso machine including coffee pods. Bathroom- with bath and shower over bath. The apartment is accessed by its own staircase. The parking space is right next to the apartment. I am a Cambridge local and happy to share my knowledge if you need any tips, recommendations or advice. I am a new host and keen to make sure my guests have the best stay possible! Please get in touch if you encounter any problems and I will do my best to rectify them as soon as possible. Located in the lively Hills Road neighborhood, the apartment just across the street from the Cambridge University Botanic Gardens. The historic city center, home to the city’s most famous landmarks, is also within easy walking distance. Buses run regularly and stop on Hills road. The train station is 5 mins walk away. Most places of interest are easily walked to or cycled to. Parking for 1 car is provided. There is short stay pay and display parking for additional vehicles near by but it may be difficult to park a second car for longer periods.
