On the first floor there are 3 bedrooms (1x double bed width 1.80 m, 1x single bed, 1x single bed) and a bathroom with bath and shower. In the attic there is a studio with a workplace. Shops, restaurants and cafes are just around the corner. Buses/trains right outside the front door.

The charming single-family house (135 m²) combines a perfect location and comfort. The subway (U1/U3) is only a 4-minute walk away: The central station can be reached in 15 minutes, Marienplatz in under 20 minutes and Messe München in under 40 minutes. The house offers 4 bedrooms, a large living room, a spacious kitchen, two bathrooms (shower & bathtub), a separate toilet, a balcony and an idyllic garden with a hammock. The entire house is rented out during my absence.

The apartment is regularly renovated. Furniture made of oak and natural materials for a good conscience and the joy of comfort give you the framework for a relaxing stay. You have your own entrance and can have breakfast or barbecue on your own terrace if the weather permits. Of course, we have a fully equipped kitchen with a microwave and Nespresso coffee machine. TV is obligatory and for the analog ones of you, a library is at your disposal.

Here you can feel at home after a very short time and make yourself really comfortable in an exclusive environment with plenty of space. Other: The house has an underground parking space and an outdoor parking space. From the underground parking you can enter the house via your own entrance and possibly stairlift.

Our house is located close to Munich´s zoo, the training grounds of famous soccer teams FC Bayern and 1860 München and to the most popular part of the Isar, the "Flaucher".
