Vacation rentals with breakfast in Tulum Municipality

Andrea was a truly exceptional, delightful, sweet, perfect host! He clearly really wanted us to be as happy as we possibly could - we had no idea breakfast was part of the package, and his beach recommendation (X'cacel) was an unexpected pearl we would never have encountered otherwise. We got the tucked-away jungle experience we wanted without being too far from the amenities of Tulum pueblo.

The place is very comfortable and looks exactly like the photos. However, I had some issues getting in. I recommend taking a taxi from the bus stop, as the road isn’t walkable with luggage. Also, this area has many new developments, making it hard to find using the address alone. Use Google Maps with the building name instead. The apartment itself was comfortable, with great amenities like a washing machine. There were a few hiccups, such as a temporary internet outage, which was inconvenient for me on that day. I appreciated the host’s responsiveness—they delivered a large water bottle to my apartment and offered bike rentals. While the bike wasn’t in great condition, it was usable. I ended up cutting my trip to Tulum short, but that had nothing to do with the apartment, which was a good and comfortable place to stay.

First off let me start by saying that Luzi is a great host, she has the best recommendations, very responsive, super helpful and just overall a wonderful person. The place is just like the pictures, water is hot and stays hot (just need to make sure the heater is on), wifi is great, fast and had no issues (we work from home and need reliable wifi). Building feels super safe, there is always security at night and there are some cool bars and restaurants just few minutes away! AC works great, which is definitely needed in Tulum and we love that we could bring our dog here, definitely a super dog friendly building. Tulum in general is very dog friendly!

Villa Morena was probably the nicest accommodations we have ever stayed in. As described, it is a beautiful oasis created by a wonderfully accommodating family. Vanessa could not have been more helpful in making us feel at home. We loved everything, from the clean and spacious cabana, the incredible breakfast and dinner meals, the bird song upon waking every morning, and basically the whole vibe with family, cats, and dogs all relaxing in this jungle oasis. Can't recommend highly enough!

If you are looking for peaceful accommodation on Tankah Bay, this is the spot! We especially enjoyed the stunning sunrises over the bay, delicious breakfasts delivered to our room, and our daily ocean kayaking. Melisa was the perfect host!!

I rented one of the Tulum Treehouses for our 5 year wedding anniversary, as it was the year of wood. The treehouses are nestled away in the jungle, away from all the hustle and bustle. As you’re driving in, you’re wondering where you’ll end up, but as you get closer you begin to see the beautiful entrance to the treehouses. At night, it’s even more magical. The treehouses are eco-friendly and use solar panels for electricity. The solar panels supply you with electricity to the necessities such as light in the restroom and shower, electricity for the fans, and WiFi. There were mosquitos, but it’s the jungle so of course there would be, however the treehouses were always stocked with repellent and the staff always had foggers going in the bar area. A light breakfast was included, tasty I might add. I made dinner reservations through Luz on one occasion, although we kind of wished we would have had dinner there more often because it was so good! We can’t stop raving about the ceviche (Alan’s secret recipe). Another nice surprise was that there is a cenote escondido near by, very easy to find. Lastly, the staff was AMAZING! From Misael, to Luz, to Alan. We felt like they became a part of our family. Luz was great at providing us with suggestions of places to visit, she also went above and beyond at accommodating our special requests. We have found our little place in heaven.

we had a great time at Fabian's. He is a wonderful person with a lot to share. He helps with everything and gives good recommendations. The property is lovely and close to the lake. So there are obviously many mosquitos, but the net helps. Everything is clean and the breakfast is delicious. If I ever come back to Coba, I will stay with him again and can fully recommend this accommodation.
