Vacation rentals with beach access in Tulum Municipality

Ana's home was so beautiful! We had such a great stay and really enjoyed the amenities and the area. You really get what you pay for and it was better than the photos! I'll definitely recommend to others going to Tulum!

5 Stars! We had a wonderful stay at this La Veleta apartment. It had everything we needed for a comfortable visit. The bed was incredibly cozy, the water pressure in the shower was great, and there was plenty of hot water. The lighting and overall ambience were calming and peaceful—perfect for relaxing. The evenings were quiet, which we really appreciated after staying in the busier centro area on previous trips. The bikes provided were a great bonus and made it easy to explore the beach, 7th Avenue, and centro. We also loved the beach club deal that gave us access, it was a highlight! The rooftop pool offered stunning views and was another major perk. The host was very responsive, and any small requests we had were quickly taken care of. So many thoughtful touches made our stay extra enjoyable. We’d absolutely stay here again! Thank you!!!

Basically, everything worked out very well. The location of the building is mediocre. It is surrounded by districts that confront you with the reality of the Mexican standard of living and with many dogs living on the street. But in the end, I was glad to have seen it...

Honestly, a timeless place! Indeed, access is a bit complicated in this area under construction but taxis usually find it easily, and we can also ask the reception to order one for us. The place itself is just magical, gym facing the sunrise and extraordinary pool. Outdoor kitchen, shower, everything was there! I recommend it was perfect.

Everything was perfect from start to finish. The host was incredibly responsive and went above and beyond by providing excellent recommendations for local restaurants and experiences, which really made the trip extra special. I would 100% recommend this place to anyone visiting Tulum. Can’t wait to come back!

Great location and really cool rooftop pool with beautiful views of the forest. Sometimes construction work could be heard during the day, but that did not bother us much, as we were usually traveling during the day. I'd love to come back. :)

Sonny was amazing from beginning to end, super friendly and incredibly responsive. The place looks exactly like the pictures, and has 24 hr security… who are super friendly and helpful as well. Loved that we were able to walk to nearby restaurants and convenience stores. Sonny had endless recommendations making our girls trip so much smoother. His transportation recommendation saved us everyday, the chef, the marachi band, the masseuse, all beautiful. Our experience was nothing less of amazing. Definitely recommended and would definitely book again.

Casa Cangrejo is a beautiful villa in a peaceful neighbourhood within walking distance of many restaurants and a 20 minute drive from the beach. We appreciated the garden and pool, and the plentiful, cold water from the fridge. There’s lot of space to spread out and the villa was clean. We experienced some power and WiFi outages, and the pool wasn’t cleaned as often as we were told. The curtains in the bedrooms need to be improved and added to, so that it doesn’t let in so much light in the morning. Overall, would recommend this villa.

If you’re looking for the perfect Airbnb in Akumal/Tulum/Playa del Carmen—this is it! The home is stunning: spacious, modern, full of natural light, with an incredible pool and views. It’s in a peaceful, safe area, and the host and staff go above and beyond to make your stay unforgettable. They offer amazing recommendations—massages, restaurants, chefs, yoga, boat trips, cenotes, and more. We used Chef Ricardo for most meals and highly recommend him! We visited for a bachelorette trip and were welcomed with themed balloons and a super cute setup. Despite last-minute changes, the team was extremely accommodating and responsive. Whether it’s a bachelor/bachelorette party, family vacation, friend getaway, or a relaxing retreat, this place is a 10/10. Huge thanks to Charlotte and team for making our trip so special and seamless!

This place is heaven! I now understand why this place has a perfect review score: it truly lives up to all of the expectations set, and then some. The house is super peaceful and private-with two very helpful and friendly caretakers onsite when needed, but totally out of your way when not. We basically lived in the pool and adjacent palapa and just lounged for 5 days in this small slice of paradise. Don't expect to swim in the ocean (we got lucky and the sargassum subsided 1 afternoon) -- but its not an issue at all. The pool is amazing + there are so many cenotes and swimming spots within a 5-20 minute drive (15 mins from Xelha, highly recommend). The inside is exactly everything a couple needs - it felt like a luxury suite at a 5 star resort. Large comfy bed, nice bathroom, and decent sized kitchen and living room -- all super clean and well stocked. We grocery shopped and cooked a few meals + there are many decent restaurants within a 5-20 min walk or short drive. We will be back!

Reed's place is a beautiful, peaceful spot in La Veleta not far from several lovely restaurants with outdoor dining. His home is spacious, with a private pool, pond with waterfall, and separate areas for the living area and bedrooms. There is a small convenience store across the street, but we would still recommend renting a car, ATV, or scooter to get around for more shopping options, go to the beach, or explore the nearby ruins. Overall, we would recommend Reed's place for those seeking a more secluded hideaway in which to relax and recharge. Thanks, Reed!

The place is really great and worth the price! Be aware, you should rent motorbike or VUS. The place is really far from the city, and the taxi are expansives.

We stayed at this Airbnb for my bachelorette trip and it was perfect! The house was just as beautiful as the photos—spacious, clean, and designed for groups to relax and have fun together. The bedrooms were super comfortable, the pool was a total highlight (we spent hours there!), and there were plenty of spots for lounging, getting ready, or taking cute group photos. This house made the whole weekend feel special, and I’d absolutely recommend it for any group getaway—especially something celebratory like a bachelorette. We made the best memories here!

We had the best time at Casa Lulu! Hands down one of our favorite Airbnbs we’ve ever stayed in. Lisa and Sean were the best hosts from their warm welcome to all the suggestions on where to eat/drink locally. The house has everything you need. Layout is perfect and beautifully designed. Location is ideal for exploring the town and beaches. Will definitely return!

Being a host myself I read reviews and want a clean safe place. This place checked all those boxes and more. This was a girls trip for my friends birthday We felt safe and well takin care of. We ordered groceries ahead of time so they were in the room when we arrived . Joel works in the office and was ABSOLUTELY so nice and helpful. All of the staff here work so hard. If you want a nice condo by the ocean don't hesitate to book . I would absolutely stay here again and trust me when I say I am picky. Great spot. They are well connected and hooked us up with local recs, driving service, and answer all questions immediately. Beautiful space. One local mentioned it was the one of the first builds and they don’t make them like this anymore. It was great.

We had a great time! The accommodation is beautiful, clean, quiet, with splendid pools and a rooftop offering superb sunsets. The bedding was very comfortable. The staff is lovely and there is always someone at the front desk, which is very reassuring. Hosts were also very available. Some details to know: a little humidity and some ants (common in Mexico), few towels, a dryer that does not dry very well (a clothesline would have been practical), a shower with a fixed showerhead on the ceiling and a low water flow. It is essential to have a vehicle: the accommodation is within walking distance but the roads are a little dangerous this way and it is quite far from the center and the beach. By car or scooter, everything is very close. A superb and relaxing place! Thanks again!

the area is very nice if you want to be away from the crowds. the place was nice and spacey with the big windows everything was working and in good condition.

The stay is absolutely amazing and breath taking! The apartment is very cozy, clean and pretty and the bed is huge! Also the Aflora establishment is very nice. The pool area is pretty and the restaurant serves excellent food by super friendly staff! The communication with Yana, from the Airbnb, was great. She responded very quickly whenever we needed anything. Would highly recommend!!

This place was amazing, I feel comfortablle, very good location, and supermarkets just walking minutes, the rooftop is amazing for sunsets, and Vianey the host very nice and she always respond and help with everything, I will stay again
