The apartment is spacious with typical and neat decor. The place is beautiful with a beautiful view of San Gimignano. But most importantly, Concetta and Paolo are welcoming hosts and provide very good advice. They are really attentive and responsive if there are any issues. Unfortunately, a little gloomy weather deprived us of the pleasure of the pool but there are so many places to discover in this beautiful area! We recommend this accommodation...

Perfect stay thank you! Wow you really can't get a more central location, everything is minutes walk away. The place was spotless and the beds so so comfortable!!!! Much needed after a few busy days walking around Tuscany! Would highly recommend this place and will be back for sure!!

Thoughtful decor with a strong focus on art and taste. All the furnishings were impeccable and flawless (despite the amount of items there was no dusty thread!). Very convenient internal parking and absolute availability from the host to meet our needs. Highly recommended!

Excellent solution outside the ZTL, ideal for parking by car and the center is easily accessible in a short time on foot. We were with 2 very young children and the solution fully met our needs. Lorenzo was very responsive and helpful, a solution definitely recommended for families!

A very comfortable flat, quiet, clean, short walk from train station. Close to everything. Host met me at check in and was available and very friendly. Bathroom was nice and remodeled. Highly recommend.

Elena was an amazing host. She was lovely and helpful. We had a lovely time at Elena’s place in the middle of the mountains. Felt like a fairy tale. Perfect location and good travel distance to Bologna and Florence. We would love to come back! ☺️

The apartment is in the square, the area is very comfortable to walk around the center of Livorno and is practically all within walking distance. Upon arrival we had some problems with the elevator, but Elio was immediately responsive to help us resolve in a short time. Communication has always been quick and effective. Highly recommended!

We had a wonderful time staying at Carolina's house. The views from the backyard overlooking the valley and surrounding hills was breathtaking. With a really fast WiFi, it is possible to get some work done too ... but why would you want to work, sitting in a place like this :)

Patrizia’s home was very spacious and rustic. Great base camp to see the surrounding areas and great amenities nearby.

This villa in Viagreggio perfectly suited our needs. The space was exactly as described - the A/c was needed in the high temperatures. The property is ideally situated between the train station and the beach - it was approximately an 8 minute walk from the station, and 10 minute walk to the beach. Irene was a great host - responding very quickly to any questions we had.

I can only agree with all the positive reviews! Massimo is a fantastic host and he is always immediately available when you need something without being intrusive. We got along well right from the start. The whole family is very warm, friendly, helpful and personable. There was nothing missing. Even a bathrobe and hot water bottle were provided! Especially the beds are very comfortable, which is a rarity in vacation rentals! My 2-week stay with my dog was very pleasant and I felt very comfortable…almost like visiting friends. Dear Massimo, I thank you and your family from the bottom of my heart for everything, best regards and see you soon! :)

Romantic Alcova a stone's throw from the city center but with the qualities of the country house, quiet and retired. Beautiful property where we spent a week relaxing and which we used as a base to visit Pistoia and the Apennines. Mrs. Gianna is an impeccable host. I recommend it.

We urgently needed to look for a place near La Spezia. I wanted to relax surrounded by nature. Salvatore responded very quickly to the request, gave all check-in recommendations. He and his wife met us at the gate, told us everything and showed us. They even baked an incredibly delicious pie for us ( it was hot for our arrival). Everything in the house smelled clean and fresh), the interior is made with love and the patio as well. We had an incredibly pleasant evening in their house )

We had a wonderful week at Cristina's house in Fabbiano and really enjoyed our break from everyday life there. The house is beautifully integrated into the small, quiet, very romantic place. From the garden you can enjoy a wonderful view of the valley and the mountains and you can also take a nice hike from the house. Cristina's welcome was very warm and made us feel really welcome in her home. We could ask her at any time if we needed advice. The garden is fantastic. Unfortunately, it was already too cold for the pool. We really enjoyed the fireplace instead. Despite the mixed weather, we did a lot because the house is centrally located between the sea, the mountains and some very beautiful cities (e.g. Viareggio, Lucca, Pisa, Bargo). Since the garden is completely fenced, our dog was also able to move freely the whole time. For small families who love peace and seclusion, the house is ideal

The place was sparkling clean and really nicely decorated. We always had a parking space right in front of the house and if it was taken elsewhere, Sabrina informed us immediately. Sabrina was generally very communicative and friendly and very eager. We felt very comfortable and can highly recommend the accommodation.

Ideal place to shine in the center of Tuscany. The small terrace is very nice for aperitifs in the evening when like us , we have the pleasure of having good weather in March. Thanks to Filippo's advice, we avoided traffic errors ( like taking the train to Pisa while thanks to Filippo's advice we went by car and found parking (a little expensive but so convenient) close to the tower and monuments ( 6mn walk) . Same for the train station for Florence less than 20 minutes from the apartment. Plus some nice restaurant surprises ( a little expensive for some) but a very interesting value for money for this tourist area. Funny note for the Var Gambassi Terme is twinned with the Croix Valmer. Great place, we would definitely recommend it.

This was our ideal vacation home! Spacious patio with jacuzzi, comfortable interiors with beautiful bedroom views overlooking a large garden and a location just down from the main piazza. We found the host to be kind, knowledgeable and accommodating…

Cecilia is a very kind and caring person. Her house is very large and bright, the spaces are divided very well and furnished in a functional way. The house has everything and there's air conditioning! Due to the great heat we did not take advantage of the large equipped terrace, it was better to stay inside the house in the cool! the house is located in a quiet area, right in front of a large paid parking lot (25 euros per week), with a 10-minute walk along you get to the promenade and the beach resorts (we recommend Amedeo bath) and a few minutes away there are many supermarkets and shops of all kinds. We are 100% satisfied with our stay and will definitely be back next year! Thanks Cecilia

Lovely stay in Tuscany! Patrizia had started a warming fire going for us in the fireplace upon arrival, as the weather was chilly and rainy. The house was very cozy, artistically decorated, and well appointed -- it made us feel very much at home away from home. Gorgeous views of Tuscany from the bedroom windows, and a well cared for garden which had lemons, rosemary, basil and many flowering plants. Patrizia was the absolute best hostess and provided for all our needs during our stay. There was plenty of room for everybody in the house, and there was even a lovely little kitchen which was fully stocked (salt, pepper, spices, coffee, milk, and more!). Note there is not an oven, but we were able to cook breakfast every day, and even a few dinner meals for our small group in the mini kitchen (there is a mini fridge which fit a lot of perishable food for its size!, and a small induction stove top). Thank you for the perfect stay!

I only stayed for one night, the hospitality was excellent, Mrs. Manuela was very discreet and helpful. I highly recommend it.

Wow! What an incredible find! The apartment is super convenient to not only everything you might want to see in Prato, but also a very convenient 5 minute walk to the train station for a 25 minute train ride to Florence for less than €3. The apartment has everything; a stocked kitchen for cooking, washer and dryer, a wonderful terrace for sipping coffee and people watching, and the view from the main bedroom is simply exceptional looking out at the piazza in the center of town. Erika met us at the apartment when we arrived and gave us clear explanations about how everything in the apartment works. She and her daughter were incredibly hospitable and welcoming. Erika was also proactive about recommending places to eat, shop, park, and have coffee or a drink. If you’re coming with a car, I recommend parking in the garage at the train station. There is a little bit of noise from the piazza below at night, but it adds to the unbeatable charm of this phenomenal place! 10/10 would recommend!!
