The Annex, Berwick, East Sussex

Light and spacious self-contained Annex, separate from the main house with it's own private entrance. Being within two miles of the South Downs National Park and an Area of Outstanding Natural Beauty, we are surrounded by idyllic countryside, lovely villages and pubs, and only 6 miles from the sea. The Space: Our Annex is comprised of a spacious double bedroom, with king-sized bed and luxurious bedding, a large lounge, a shower room, and a kitchenette, equipped with fridge/freezer, microwave, toaster, tea & coffee making facilities, washing machine and dryer. Breakfast included. We have two friendly dogs, who have access to our garden and house, but not The Annex. Guest Access: Private entrance. Disabled accessible throughout, including shower. Ample parking. Access to the back garden and patio on request, due to our two friendly dogs. Interaction with Guests: We are a friendly couple, who love to make our visitors welcome, and will also respect your privacy, as you prefer. The Neighbourhood: We are in a rural village, with a small railway station, two pubs, a Post Office and garage. Perfect for walking, cycling and exploring the many local sights, Berwick village train station is only two minutes walk away, with easy access to Brighton, Eastbourne and Lewes. Ample on-site parking means you can leave your car in our drive whilst you explore by foot, bicycle, or train. Local sites include the historic village of Alfriston; Beachy Head, the Cuckmere Valley and the Seven Sisters; Charleston Farmhouse; Firle Place; and Glyndebourne, to name just a few!

Modern self contained annex (own entrance), fabulous views of the sea & South Downs National Park. Ovingdean is a 15 minute walk to the beach, regular buses into Brighton. 10 mins by car. The annex comprises fully equipped kitchen, bathroom, dining / lounge area with a smart tv. There is fast wifi and the space acts as a very comfortable workspace. Double bed on mezzanine (accessed via ladder) and sofa bed in lounge. Welcome breakfast, coffee, tea provided. Pets welcome and parking available.

At the front of the house, its comfortable, stylish, bright and airy - provides a perfect getaway in Saltdean, which is a 15 min drive to Brighton, 10 min walk to the beach/ The Downs. There is no washing machine/Sky TV…annex is within the house so there may be minimal daytime noise (nighttime foxes!). I work but am available outside of work hrs if/when needed. A self-contained 2-bedroom flat adjacent to our home with separate access on the idyllic Kingston Ridge . Ideal for walkers, the South Downs way is at the end of the private no-through road, or the County Town of Lewes is a 2 mile walk away (or a ten minute drive). Brighton is 8 miles down the road, with a regular bus service. The apartment is ideal for 4-6 people but has a maximum capacity of 8 (sofa bed). N.B. We have a very friendly dog.

Originally built in 1871, this converted contemporary barn annex has one en suite double bedroom, and one double sofa bed, which is in the open plan living and dining area, so we can accommodate 2 plus 2 (family friendly) It has a fully fitted kitchen.
