Ivywood cottage is medieval in age, but contemporary in design, with luxurious finishes and fine detailing. The house is in a unique rural setting and was once part of the Gawdy Hall Estate. The house sits next to a beautiful 15th century church, set within a 3 acre church yard. Glorious and plentiful Waveney Valley walks in all directions. Guests have complete privacy and run of the house, including a private garden. We respect our guest's privacy, and are on call for any advice or assistance that you may need during your visit. The cottage is a short picturesque drive from the coastal gems of Southwold and Aldeburgh. Harleston and Bungay are quintessential English towns with charming independent stores, delis, family butchers, bistro cafes, pubs, restaurants, and tea shops. It's the countryside, most people drive. Diss is the mainline station between London and Norwich and is just 15 minutes by car. Cycling is very popular and the cottage is on a regular time trial route. Buses are very reliable and the village is well serviced making it easy to hop between Suffolk and Norfolk villages. There is fabulous walking from the cottage. Located in the Waveney Valley paths such as Angles Way which follows the Waveney river valley are right on your doorstep.

Your own Restored Train Carriage Cabin sits alongside the River Bure & natural water meadows, with private decking and a campfire nestled amongst the Alder Carr, where Norfolk’s wonderfully diverse wildlife is never far away. The Carr, 3 acres of ancient woodland and water meadows, is a space we tend and love ourselves, and are glad to share with our guests. A main bathroom and a spacious open plan kitchen/living area, making it a great space to socialise with friends or family. A perfect setting for couples in the heart of the Norfolk countryside on the outskirts of the historic Aylsham market town. 1 dog welcome, but not to be left alone in the property The Dairy forms part of Spratt's Green Farm and was completely renovated over 1.5 years, finished in July 2022. The property dates from the 1800s and whilst it now has all the nice bits you would expect, we have retained original features like exposed beams, old bread maker and copper boiler.

The Tin Train is a lovingly hand-restored, stylish and cosy retreat, tucked into a rural garden, on a peaceful country lane. Just 20 minutes from the stunning North Norfolk coast, and with beautiful walks and country pubs all around, you can explore the local area before coming back to have a drink in your own private sun-trap or curled up on the sofa in front of the wood-burner. The Tin Train is perfect for a romantic couple's getaway or a tranquil break for one.

The Buttery at the Grove, Booton

This quirky cottage with two double bedrooms is connected to the Grade II listed farmhouse, but has its own private entrance. The Buttery has been sensitively refurbished, retaining many original features. The setting is one of the real charms, and guests are welcome to enjoy a walk around the grounds. There is also a tennis court, available by arrangement. The west garden is set aside for guests to sit outside.
