Ideally situated, guests are spoilt for choice when deciding how to spend their days. Bewl Water, Bedgebury and Scotney Castle are within easy driving distance and an evening can be finished at one of the excellent nearby village pubs.

Spacious barn conversion with views of the countryside. The Barn is an ideal location to use as a base for visiting the many places of interest or for a relaxing holiday. There are many National Trust properties within a small radius together with historic gardens and local vineyards. Tenterden and Rye are a short drive and Camber Sands, with its sandy beach, is a must. There are a number of local pubs which serve food, The White Hart within a few minutes walk, and many others not far away.

There is also a kettle and toaster, cutlery etc. Youngs garden stable block is on the edge of a charming old village in East Sussex, within striking distance of Bateman's ( home of Rudyard Kipling ) and many other historic sites such as Bodiam castle, Scotney castle, and many more. The village is approximately a 10 minute walk and has 2 pubs and a small supermarket.

Unwind in the rooftop Hot Tub after a day of wandering the Bluebell Woods, playing Crazy Golf on site, exploring the nearby Ashdown Forest or the local Vineyard for Wine Tasting or enjoying the onsite Ice Cream parlour. The bus boasts a super comfy double bed downstairs and European sized bunks up top! Heaters upstairs & Down, as well as heated blankets to keep it nice and cozy in the colder months! Located on an farm you are surrounded by wildlife, birdsong, mooing cows, stunning views and in the summertime the sound of a combine, combining the crops in the surrounding fields. It is the ideal place to turn off that phone and unwind with your glass of your favourite tipple in the woodfired hot tub underneath the big starry sky.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
