Tucked away just 300m from Paxton House, Dene Cottage offers 1 double room with luxury bath / shower room in a fairytale setting with woodland walks along the river Tweed. Enjoy this warm and welcoming haven with ample parking for bikes or car. An additional single room is available which is listed separately and is not let, unless agreed, when the double room is taken. This is a ‘b&b’ not a self catering property though guests are welcome to share the downstairs seating area.
Two guest rooms are located in a spacious private annexe. There is a luxury shower room on the ground floor and a contemporary spiral stair leads up to 1 dbl and 1 sgl room and an additional luxury bath / shower room. This listing is for the double room only. You can add the single room by making a separate reservation.
Five miles from the walled town of Berwick upon Tweed and about fifty miles from Edinburgh the area is full of hidden gems and historic castles on both sides of the English/Scottish border. Very quiet roads for cyclists and excellent beaches and coastal walks nearby. The cottage is surrounded by Paxton House Country Park. A percentage of the cost of your stay will be donated to the Union Chain Bridge restoration fund.

  • My wife, my 6 month old daughter and I recently stayed at the incredibly picturesque Dene Cottage for 2 nights and we couldn’t have enjoyed our stay more. Not only is the accommodation beautifully appointed and impeccably clean, the hospitality and warmth Georgina provided is second to none. Each morning Georgina put on an amazing spread for breakfast: Bacon, eggs, tomatoes and mushrooms plus a wonderful assortment of cereals, muesli’s and Jams for our Croissants. She also offered to hold our daughter Sienna for us while we ate! Georgina is very knowledgeable about the local area and is more than happy to offer recommendations on things to see and do and places to eat. Make sure you eat at the nearby Cross Inn, a small local pub in Paxton. The food and service there is excellent. Georgina really made our stay a special one and we can’t thank her enough.   • What an amazing place to stay. The house itself is a beautiful piece of architecture full of history. The room was spotlessly clean and very well appointed. Georgina was a wonderful host and could not been more helpful she is a very interesting lady to chat to. There are lovely walks around the grounds of Paxton Hall and a local country pub about a mile away which did amazing food (The Cross Inn) I think. Breakfast was really nice a full English plus lots of fresh fruits, yoghurts, nuts and freshly brewed coffee. Could not recommend it highly enough.

  • Georgina's place is very special, beautiful surroundings and tasteful furnishing, relaxing and quiet. Georgina is a great host and makes you feel at home . Lovely breakfast - can't really fault it. The area is lovely for walking, biking, historical buildings including Paxton House which is 5 minutes walk away. An excellent rural venue to get away from it all.

    Our 1 bedroom Cottage Annex on our family farm overlooking the North Sea and Firth of Forth, is perfect for that quiet getaway. Pets are allowed. We are within minutes of the beautiful coastline and are just 50 minutes south of Edinburgh city. With separate bedroom, ensuite shower room and lounge/diner, this Annex has a small fridge, an inverter microwave oven, a 2 ring hob and a 32" TV. Wifi is available. Locally, we have great food and world class diving, surfing, golf, cycle paths and walks.
    The accommodation comprises a lovely double bedroom, ensuite bathroom and a living room with a small kitchenette and an electric fire.
    The Annex is on a working farm, overlooking the North Sea. We are above Pease Bay for great surfing and 7 miles away from Coldingham Bay and St Abb's Nature reserve for the world class diving. This area is great for walking, hiking, running and cycling too. You can check out Historical Ancient monuments (St Helens Church) and for geologists and conservationalists, Siccar Point is on our farm and the John Muir country way and John Muirs birthplace are in Dunbar. Also at Dunbar is Scotland’s first wake boarding park, and nearby is Cove with its beautiful harbour, accessed via an old smugglers tunnel.

  • Great little getaway at Angela and Willie’s Annex. The place was very clean and had everything we needed. Our hosts were there on arrival to greet us and show us around. The views are stunning and the surrounding coastline is breathtaking. Please note, the cliffs are seriously dangerous in places so if you take a dog be careful and keep them on a lead. We will definitely be back to stay and next time I hope to see the lambs! *****

Nearby there are lots of places to visit for walks. Definitely needed longer than 2 nights so we will be back!

    A PERFECT COASTAL GETAWAY Situated in the heart of the beautiful village of Coldingham, on the East coast of the Scottish Borders. A short walk from the blue flag beach at Coldingham bay, the marine reserve at St Abbs, a tasty fish & chips or a pint or two at the village pub. The Rambleshack is a beautifully designed garden pod sitting in the garden of owners Katie & Richard on its own personal decked seating area. Ideal for a break away, surfing, walking, or simply relaxing beside the coast.
    Beds can be setup either as 2 singles or a double. The pod can accommodate 2 adults and a child, with a roll up mattress. Price does not include bedding and towels. If you do require bedding pease let us know. Cost £10 / stay A hot outside shower for washing the sand off from the beach. Outside tap for cleaning equipment/ boots etc. A gas BBQ for cooking outside when the sun shines. Though there are no cooking facilities inside the pod, there is a toaster, kettle and fridge.
    There is plenty to discover nearby with a wealth of things to see and do from historical sites and nature reserves to activities such as golf, wakeboarding, zip trails and ropes courses. For those wishing to explore further afield the Rambleshack is perfectly situated for trips to Holy Island, Alnwick Castle, Bamburgh or even Edinburgh. Enjoy stunning walks along the Berwickshire coastal paths. Surf school / equipment hire - Get yourself down to the beach and Stevie will sort you out with a board / wet suit whatever you need. No waves? Hire a kayak and explore the beautiful coast. Fast blast - enjoy a blast around the Berwickshire coast aboard one of the rib boats at St Abbs or Eyemouth.     A unique historic tower with with a cosy modern interior , this is the ideal location for a private break away in a tower all to yourselves! Nisbet’s Tower sleeps 2 , It has one bedroom with double bed, and can accommodate up to 2 young children. If you are bringing your children, they will enjoy the play park that is near the tower, the beach, amusement arcade, bowling alley and our own smugglers museum (access from the harbour side under Gunsgreen House April-Oct).     17 The Green is a charming studio cottage in the middle of the ancient village of Swinton in the Scottish Borders.
    Swinton dates from the 11th century or earlier, and is associated with the Swinton family, who took their name from the settlement. In 1769, the village was re-designed around the village green (one of only two in the Scottish borders) where the property is located. A market was created, now marked by the market cross. The village's symbol is a boar, which can be found on the market cross, above the door of the kirk, and carved in to the pulpit.

    Whippet Lodge is a beautifully cosy yet deceptively large, traditional stone cottage in the ancient village of Swinton. Once belonging to the Swinton family, and built from local 'Swinton Pink' sandstone, the cottage is steps from spectacular countryside - perfect for walkers, photographers, artists and nature lovers. There is a dog friendly pub serving quality food just across road. Dog friendly with a large enclosed rear garden, we are well located for both the Borders and Northumberland.
    Whippet Lodge owners, Musician and Songwriter Gary and Illustrator and Designer Helen, find the cottage the perfect place to relax, work and be inspired. The peace and quiet is priceless, and they'd like to share their bolt-hole with you when they aren't using it. Gary and Helen are happy to be able to let out the whole house to up to four guests, and if you'd like to bring your pet, the charge is £10 per animal per stay. The décor is colourful yet relaxing, and reflects the surrounding area and wildlife, as well as the couple's love for vintage and the unusual. Whippet Lodge has many thoughtful touches such as a slow cooker, so that explorers can have a hot meal waiting for them when they return from their adventures, a Tassimo coffee machine (and otherwise fully equipped kitchen), doggy towels, bowls and blankets, spare duvets for those chillier evenings, remote controlled heaters so guests can have their room toasty warm before getting out of bed and a lovely old deep enamel bath to soak in. Other amenities include a fully working open fire, with a starter supply of kindling and logs, a selection of herbal teas, as well as a start up of milk, tea and coffee, a selection of DVD's, games and jigsaws, WI-FI, and an Amazon Firestick so that guests can log into their favourite TV and Film apps on the big screen.
    Swinton dates to the 11th century or earlier, and is associated with the Swinton family, who took their name from the settlement. In 1769, the village was re-designed and a market was created, now marked by the market cross. (Whippet Lodge was built some time between then and 1865, which is as far back as records allow at present). A parish church was built and still stands today. In the churchyard, the Swintons have their own burial enclosure. In 1843, the Free Church of Swinton was built, but in the 1900s the spire was removed and it became the local village hall. According to oral tradition, the name of the village is derived from the number of wild boars the land was once infested with. Swinton House, 1 mile (1.6 km) west of the village, dates in its current form to 1800, and was the residence of many of the Swinton family. It was built to replace an earlier house, which was destroyed by fire in the late 18th century. Both the house and the nearby 18th century dovecote are protected as category A listed buildings. There is a very pleasant pub, The Wheatsheaf, which serves good quality food and drink, just across the road from The Green. A small children's play area, picnic tables and football nets are also on The Green, just outside Whippet Lodge in fact. Almost like having your own private park, with the kids in view and calling distance.

  • Beautiful cottage sitting beside a village green in a peaceful Scottish Borders village. Short drive to Berwick-upon-Tweed and the Northumberland coast, or alternatively you can reach Edinburgh in about 75 minutes. The cottage is exquisitely decorated with rich fabrics and wallpapers, a crackling log fire and many fine details. The cottage was spotlessly clean and well-equipped. We arrived on a cold, dark, windy night in March and unlocking the door was like opening the door to a treasure-trove of sensory delights. The garden is delightful, a long strip of grass, ideal for the dogs. We would love to re-visit in summer, to enjoy the Northumberland beaches. The scenery surrounding the cottage is wild and rolling, broken up by stone walls with views to the mountains in the north and the Cheviots in the south (on which there was still a sprinkling of snow). Thank you very much for a very memorable and rewarding stay.

  • Totally wowed by this place. Gary and Helen have really thought things through from the lovely welcome sign to the hairdryers. The lodge is beautifully decorated and deceptively large. It was really clean when we arrived, with lots of amenities and a fully stocked kitchen. The living room and open fire was complete with a basket full of wood for the fire. My OH was impressed by the nexflix (clearly doesn't take much.) And the bed was super comfy, which is what every one wants! We did move things around a little, and put the coffee table behind the sofa so the dog could have the rug on an evening. There was no way he was getting on the lovely sofa, that being said I think it would have meant one of us being on the floor haha! He did love pulling every blanket out, only to decide that his own was the best! Their collection of objet d'art is stunning! I loved the wooden entomology by the kitchen door in the living room. The Koi wallpaper in the bathroom was giving me ideas on what to do with our own bathroom too. They are clearly dog lovers, I mean Whippet Lodge says it all! But we found lots of doggy touches from a treat on arrival to spare bowls and balls for a game of fetch in the huge secure garden (although our goat / dog cross did almost escape over the compost heap right at the back!) There are plenty of walks, and we took Gary's advice for morning walk around the village by going left out of the house and left or right through the gate into the farmers field and following the footpath around. Afternoon walks were along the Tweed in Berwick and we headed to Cocklawburn Beach on the Saturday. The local pub/hotel, although nice, was shockingly expensive! Almost £10 for 2 pints! and almost £15 for a gin and tonic and a whiskey. Gary and Helen, thank you so much for a lovely break away. It was amazing to hear the birds tweet and watch some lovely evenings roll in. We will be back in the Summer!

    This cosy farm cottage surrounded by mature trees, has stunning views over the Eye Valley and can accommodate 4 people. A peaceful stay is guaranteed with way marked walks on the farm enabling you to enjoy the abundance of wildlife, sheep and cows close by. The farm is 10 miles from the beach at Coldingham, complete with surf school and beach cafe, 17 miles to Berwick upon Tweed or 15 miles to Dunbar, each with a rail station. An excellent local pub serving good food is a 12 min drive away.
    The cottage is semi detached, easy access with parking at the rear, entry to front and back door to the garden. Recently refurbished, this cottage has two double bedrooms, bathroom with overbath shower, living room with woodburning stove, smart tv, wifi, a selection of books and board games. This cottage is excellent for exploring the local area in particular bird watching at the RSPB Nature Reserve at St. Abbs' Head, the beautiful beach at Coldingham Bay, or Abbey St. Bathans, which has the Riverside Bakehouse, famous for its sourdough bread and delicious light lunches. Why not take the train from Dunbar and spend the day in historic Edinburgh, exploring the castle and Old Town, galleries, museums or just to soak in the atmosphere especially during the Festival in August or Hogmanay! Excellent shopping.

    A traditional shepherd’s hut with a modern twist, surrounded by native hedging with uninterrupted views over open countryside. This cosy retreat promises to let you unwind in country style. You can put your feet up in front of a toasty log burner after a day exploring or watch the sunset while barbequing in the evening… and when the night falls, the dark starry skies here are sensational, just the thing before snuggling up in a luxurious double bed, listening to the calls of the tawny owls.
    We believe at the Shepherd's Rest that your holiday with us is an opportunity to unwind, enjoy the beautiful surroundings and reconnect with them. So we don't supply Wi-Fi on site (although a 4G signal is available) and in the Hut we supply a radio. We don’t supply a TV or DVD player as way of a digital detox. We supply plenty of books and games in the Hut for you to read or play, so you can have time to relax, unwind or even be inspired! The Kitchen area in the Hut has the following facilities : fridge, belfast sink for dishwashing, microwave oven, electric kettle for making hot beverages and there is also a gas BBQ with Hob available for alfresco cooking. On site facilities consist of two additional Huts, one with a flushing toilet and sink, the other cabin has a mains electric shower. They are always pristinely presented and beautifully decorated. There is a kitchen building, which has a large sink with hot and cold water, tourist information leaflets, free range eggs for sale, hairdryer and a table and chairs. Cars remain in the car park, and we do not accept dogs. As we have a small farm, you are welcome to meet our animals, including sheep, pigs, hens and ponies, along with viewing wildlife such as deer, buzzards, lots of farmland birds, foxes and badgers.
    We are fortunate enough to live on a small farm in Foulden, a rural village in the eastern Scottish Borders, just 5 miles from Berwick-Upon-Tweed and its mainline train station. It is a secluded quiet location, free from traffic jams and suburban noise, allowing you to unwind and relax with just the sounds of wildlife and farm animals as a backdrop. We are close to some fabulous beaches, Coldingham and Cheswick being our particular favourites, magnificent castles and stately homes including Floors Castle, Manderston and Paxton House. Nearby Ayton, is home to The Hemelvaart Bier Café, a trendy continental style bier café bar which hosts live music, film and comedy events. The Scottish Borders is a beautiful, relatively undiscovered region, the gateway to Scotland, convenient for Edinburgh, the Lothians and North Northumberland. We started our family farm here in 2003, built our own farmhouse and transformed the land into a nature-friendly grassland farm, planting diverse traditional hedges for wildlife corridors and encouraging biodiversity. By grazing our sheep and Scottish native breed ponies on a non-intensive system, the wildlife here has flourished enormously over the years. We enjoy a huge variety of small birds, from robins, yellowhammers, wrens, house sparrows, tits and woodpeckers to buzzards soaring high on the thermals. The summer is very special, with the return of swallows from Africa and skylarks hovering way up in the sky, singing their hearts out! In the autumn and winter, fieldfares and huge flocks of migrating geese pass through. At night, we are lucky that there is no light pollution, allowing fantastic stargazing opportunities – you may hear barn and tawny owls too! In the spring when we are lambing, you can see the lambs with their mums, exploring their brand new world. You can also see groups of deer, pheasants, badgers, foxes and hares on the farm.

  • The shepherds hut is located in a small campsite surrounded by fields and next to a working farm/the owners house. The views are beautiful, as is Foulden. There are lots of lovely surrounding towns and villages such as Berwick and Ayton, and it’s not too far from Edinburgh. There were plenty of cooking facilities, a well kept shower and toilet block a stones throw away from the cabin, games in the cabin, eating utensils, a heating oven, and pretty much everything you could need/want and more. Mark was very welcoming and friendly and the hut itself was super clean with little touches like milk being already in the fridge and flowers on the table.A wood burning stove, complete with a supply of logs ,was a bonus although we didn't need to light it as the hut was very cosy.The toilet was only yards away and there is an efficient hot shower too. A separate kitchen hut has a sink, hot water, a small table and chairs ,a supply of farm eggs/beans/soup etc, with an honesty jar, a microwave and even a hairdryer ,all of which must be great if you are tent camping.The surrounding area has lots of attractions but our favourite was at Hay Farm Heavy Horses. Gorgeous Clydesdale stallions, foals and mares which we were fortunate to be able to watch being shoe'ed and having dental treatment carried out. All in all, we'd highly recommend Shepherd's Rest hut ......you'll love it!

    The Woodland Cabin is set on the edge of a forest near the beautiful small village of Abbey St Bathans, just 1 hour south of Edinburgh. Come and relax in the woods with a book or grab your hiking boots or bikes and explore the surrounding countryside. If you're feeling brave pack your swimming stuff for wild swimming in the Whitadder river. We're a 20 minute drive from the coast which has stunning cliff top walks and beautiful little bays and fishing villages.
    The cabin has a large sitting/dining room with a wood burning stove which is very easy to light and quickly warms up the whole place. A lot of the internal wood like the floor, shelves and fittings are from trees from my father's forests which are processed in our sawmill which is 3 minutes down the road. The kitchen is stocked with oil, salt, pepper, milk, sugar, tea, coffee etc. We can provide a simple breakfast on request of Muesli with dried fruit (from my mum's garden), home made bread with jam, butter, cheese etc for £5/per person. If it's the right time of year/available you'll be able to purchase fresh veg from my mum’s garden and local venison/pheasant/trout/eggs. The nearest supermarket is 7 miles away so please come with food if you're wanting to cook. There is also a BBQ set up outside. If you have a car there are plenty of pubs and restaurants in Duns and Berwick. We will be doing short term lets through the autumn/winter, so get in touch if you would like to stay for longer.   • Wow! What a wonderful little gem. It was absolutely beautiful and so cosy just what we needed to get away from everything. Cabin is very easy to find with Laures brilliant instructions. The stove was easy to use and warmed up the whole cabin. Kitchen was well stocked with herbs, tea and coffee, aswell has having great facilities. The bed was super comfy and we slept amazingly on all 3 nights. Thanks again Laure, we hope to be back soon.

    A luxurious four star cottages that sleeps two, set in a valley on a working farm. The Bothy makes an ideal honeymoon hideaway. This cottage is perfect for couples just wanting to relax and unwind in a very romantic atmosphere.     The cottage is heated by our biomass boiler and there is also an open fire with free logs. We are dog friendly and there is a secure garden to the rear of the property with garden furniture.     Friendly local village just 3 miles away with two pubs, The New Inn being dog friendly. There is a convenience store, a butcher and a post office with a small coffee shop inside.

The place is immaculately clean and there was the added bonus that as well as our room we had use of a dining/living area and enjoyed spending evenings sitting in the garden with a glass of wine as the sun went down , watching the stars coming out in those big big skies of Northumberland.     The Yard Hideaway has a lot of natural light throughout the day and is a light, contemporary and modern space over two floors. It is a separate building attached to our own residence and has an adjoining soundproofed door which always remains locked.
    Parking is on the main street and access to the property is located through large gates on Black Bull street inbetween the Black Bull Hotel and Reivers Fish Bar. The keys for the property are in a key lock box and the access code will be given upon booking.
    Duns has various coffee shops, a garden centre with cafe, baguette bar, butchers and bakers. It also has a few unique gift shops and charity shops too. There is also a pharmacy, opticians and local doctors surgery. The closest supermarket is the Co-Op located 3min walk from the property. Duns has many parks and vast areas that can be explored on walks or bike rides. Duns is home to The Jim Clark Museum which has been new refurbished this year and holds memorabilia celebrating the career and life of Jim Clark the F1 Racing Championship Driver.
  • This place is a little gem! Although I was travelling for work, I took my Aunty and daughter with me so I didn’t have to be away from her (I’m away a lot for work). The flat was immaculate throughout, with a great location in the centre and right by where I needed to visit. Stacey has thought of everything you may need as a guest whilst staying, from local bus routes/times, menus, to shower gels and books! A very comfortable stay, lovely and quiet, modern yet cosy. Could quite happily stay here for a week!! Highly recommend for both business and pleasure!

    The main accommodation is a private double bedroom with king sized bed, your own bathroom and use of a private sitting room with a log fire and TV if you wish. There is a large kitchen you are welcome to use and we will provide a continental breakfast (cereals, toast, fruit). We are 4 miles from the beautiful East coast and Foulden is surrounded by lovely countryside. Next door is a yoga studio so you could incorporate a yoga session into your visit.     We are close to the beautiful seaside town of Berwick upon Tweed with its historic walls and unique shops and cafes. The Berwickshire coast is just a short drive away with pretty villages like Coldingham and cliff top walks at St Abbs. Berwick is just a 45 minute train journey from Edinburgh if you want to explore the city.

A lovely lounge, with a roaring fire, for a cosy evening with a bit of Netflix was an unexpected and really appreciated treat. Fresh eggs from their own hens, home made apple juice and stewed apples from the orchard that gives this lovely home it’s name ..... a delight! We discovered this place and had no idea it was where they filmed new Asgard from avengers end game. But that aside it’s a lovely little town with a cafe down at the wharf who have a great chowder. At night we went into the nearby town 5 minutes away to the pub, otherwise chilling at the house is great too. During our second day we went for a walk to see the cliffs and read about the volcanic history was a great 2 hour walk with a cute loch and amazing views. Ruth was very accommodating, funny and informative. Lastly the breakfast was delicious.

    This comfortable and peaceful one-bedroom annexe is the perfect retreat for a couple. Situated in the pretty conservation village of Gavinton, a few miles outside Duns, the property sits on a 50-acre organic farm. Our annexe is spacious and relaxing, the ideal romantic rural escape. Edinburgh is just 50 mins away and there much to see in the Borders.
    With the rapidly developing Coronavirus crisis and an increasing number of people self-isolating, our property could be the perfect escape for those wishing to avoid contact with others potentially infected or self-isolating. Our normal daily life here on the farm is virtually one of self-isolation and days go by when we do not come into contact with anyone, yet still being on the edge of and part of a small village of 300 inhabitants. We have 50 acres of farmland that you can walk around and look at the animals and hear the wildlife, without seeing another soul. Isolated beauty spots, hill walking, quiet beaches and river walks and lots of cycling can also be found around and about our property, again without having to come into close contact with another human. The annexe cottage is self-contained with private parking and its own separate entrance and therefore is ideal for escaping social contact without feeling too isolated from life and human habitation. The annexe cottage is deep cleaned thoroughly after every visit using alcohol and hydrogen peroxide products. This includes cleaning of all door handles and hard surfaces in addition to all kitchen equipment being re-washed after every guest visit. In nearby Duns (less than five minutes by car) there is a superb fresh fish and delicatessen shop, award winning butcher, small Co-op supermarket, pharmacy, newsagents and wine store/ice cream parlour. All of which have continued to be well stocked in spite of the reported panic buying elsewhere. We would also be more than happy to assist with any shopping you may require during your stay if you require it. Our farmhouse annexe has been newly renovated to a high standard. With underfloor heating throughout, Egyptian Cotton bedding and Hungarian goose down pillows, in a tranquil rural environment, we are sure you will sleep well and enjoy your retreat here. We provide guests with complimentary organic free-range eggs, cake, tea/coffee, and milk on arrival. We have bookshelves filled with a selection of books and a number of board games to play. Our living room has an Aromatherapy Humidifier with lavender oil that guests can use throughout their stay. The farmhouse annexe offers a new kitchen with combi oven/grill/microwave, dishwasher, super speed Wifi, and outdoor seating area. Guests can enjoy the beautiful sunrises from the kitchen window (as shown in the photos). The living area has a Smart TV and a cosy wood burning stove with unlimited supply of wood. The bathroom has a powerful shower and bath and we provide soft, white, fluffy towels and lavender and geranium 'Faith in Nature' Shampoo, Conditioner and Body Wash. We provide maps, local tourist information and a walking route map of our farm. Guests have private off road parking right outside the annexe.
    Alexa runs yoga classes at the yoga studio beside the annexe cottage on Mondays 9.45-11am, 6-7pm and Thursdays 6-7pm (£8 per class) which you are welcome to attend if there is space available. Private yoga lessons also available upon request. Gavinton has a number of beautiful walks and cycle routes nearby and is within walking distance (30 mins) of Duns, which is a lovely walk through the hills. The nearby River Tweed has excellent fishing and there are many horse riding stables nearby. In Duns there are a number of boutique coffee shops, pubs, takeaways, community cinema and restaurants. There is a lovely swimming pool with a sauna and fitness classes. In Duns there is plenty to do including a walk around and visit to the 14th Century Duns Castle, the Jim Clark Museum and the nearby Manderston and Paxton House. You can also visit the seaside town of Berwick-upon-Tweed which is a 25 min drive and has a train line to Edinburgh, Dunbar and Newcastle. Or simply relax and enjoy the slower pace of life.

  • Perfect little getaway. Everything was pristine, incredibly comfortable bed with high quality bedding, towels and toiletries. There were lots of lovely little touches from the hosts like homemade lemon drizzle cake and fresh eggs from the farm, which all added to the experience. The annex feels much more spacious than it appears on the photos. The living room was really cosy with a wood burning stove and lots of books and boardgames making this a perfect place to relax in the evenings. Great location for cycling and although just over an hour from Edinburgh we felt worlds away from the bustle of the city. We couldn’t have hoped for better hosts and the stay exceeded our expectations. We would recommend to anyone looking for a country retreat!

    The bedroom is easily big enough to accommodate a travel cot for a small child.
    The beach is ideal for walking, swimming, snorkelling, surfing and kayaking, and wildlife is in abundance. Dolphins regularly visit the bay. The local area provides the freedom to explore; Follow the route of the River Tweed through the beautiful, historic Scottish Borders, or experience the charm of North Northumberland with its vast beaches and many castles. My favourite city, Edinburgh, is only an hour away, and easily accessible by car or train for a great day out.

It has high quality fixtures and fittings with a modern designer kitchen and bathroom. It is spacious and comfortably sleeps four people with one double bedroom and a twin bedroom. A cot, highchair and other baby equipment is available on request. The kitchen is large and boasts an integrated dishwasher, a washing machine, fridge with icebox and an electric oven with touch control hob and extractor. There is a large supply of utensils, crockery and glassware. A coffee making machine is also available.     The 'Little Lodge' is a small, well appointed space that sits in a traditional grass paddock. The Inside is simple and cosy offering a well equipped kitchen and luxurious on-suite bathroom (shower). Delightfully remote yet actually just 1 mile from the A1 makes us easily accessible. It is the perfect getaway for those wanting peace and quiet. A hot shower after a long walk along the coastal path followed by a glass of wine on the deck or by the cosy stove is the perfect way to end the day.
    The Little Lodge is a small, simple and extremely cosy space. Inside, the sofa turns into a comfy bed with a wonderful view. It is easy to set set up and if guests are arriving late and want the bed to be made up in advance we are very happy to do this - please let us know when booking. There is a Chili Billi wood burning stove to keep guests warm and toasty which also doubles up as a very effective cooker, a real joy for those wanting to get back to basics. For those not wishing to cook on the woodburner there is a microwave/ conventional oven, a George Forman Grill and an induction hob and there is also a BBQ so guests have plenty of choice. There is a small TV, DAB radio and a well appointed kitchen with an under counter fridge that has a small freezer space. Parking is on a designated hard standing close to the Lodge and guests are requested please to use the hardstanding and not park on the grass. The paddock perimeters have recently been planted up with native tree species and meadow grasses, and the setting offers peace and seclusion with stunning views out to the Lammermuir hills yet is only a 20 min train journey from Scotland’s beautiful capital city of Edinburgh. Being just 1 mile from the A1 guests are only a 15 min drive south from a round of golf at Eyemouth Golf course, the course which boasts one of the UK's most difficult holes! A few miles further south, Sub Aqua enthusiasts can enjoy a dive at the world renowned St Abbs Dive Centre. Berryhill is also on a national cycle track and offers an abundance of fabulous cycle routes to try. Bikes are available to hire - please enquire when booking. If guests want space for more people we can also host another two guests sleeping in our 1972 VW Campervan ‘Betsie’ - she has a sink, little fridge and a one ringed gas hob. Bathroom facilities however will need to be shared with the Little Lodge. Cost is just £45 per night if no linen is used. As we try to be as environmentally friendly as possible we provide all cleaning products, soap and shampoo and encourage guests to bring their own linen. However, we can provide linen for a charge of £15. For guests staying for three nights or more Linen is included.
    The lodge is a place to get away from everything, there are NO facilities within walking distance and the best thing to do is to simply sit and enjoy the amazing countryside and perhaps catch a glimpse of some of the wonderful wildlife that have made Berryhill there home. There is a lovely country pub in the village of Auchencrow just 5 miles down a quiet road - bikes are available for hire for those wishing to cycle to the pub. Please enquire at time of booking. You can book a days wildlife photography course with our local naturalist Laurie Campbell https://www.lauriecampbell.com This course includes, breakfast, the use of our own hide and a packed lunch. Please be sure to book well in advance as these courses are proving incredibly popular.

We were there for our anniversary and arrived to find wee bottles of prosecco and billionaires pudding waiting for us, lovely little touch.   • The village of Coldingham is lovely, especially the Priory. It’s also the perfect base for exploring many beautiful nearby locations such as North Berwick, Berwick-upon-Tweed, the Holy Island, etc. It’s also only an hour (ish) drive to Edinburgh. The place itself had everything we needed! The bed was incredibly comfortable and the shower was powerful. Allan was great! He greeted us when we arrived, gave us information about the local area and was on hand to help, at the same time as giving us privacy. The price is also very reasonable compared to other similar places we have stayed. We would definitely stay again and would recommend Allan’s place fully.

    A large, cosy, west facing room in the basement of a Georgian villa with private wet room. The house is situated in a convenient yet secluded location close to the centre of the small town of Duns. Ideally situated for outdoor pursuits, local wedding venues or exploring the Scottish Borders towns, abbeys and beaches. Please read the description below before booking.
    Our guest room has underfloor heating, the private wet room is nearby, across the corridor (we supply bath robes). The large 1930s continental-style bed is made out of two bed frames and has two single duvets, usually arranged together (with a 2 inch gap between the mattrasses) but can be set up apart on request. The mattrasses measure 1mx2m each. We can also supply a cot (please advise at time of booking). A continental breakfast is served upstairs in our large kitchen/diner. Please note we are a busy household with 4 (well- behaved) children aged 9-18, we enjoy meeting new people though and staying with us is an informal affair where guests are treated as part of the family. Our home is close to the wedding venues of Wedderburn Castle (1.8 miles), Duns Castle (0.8 mile) and Manderston House (1.5 miles). Please note that we have been renovating the house for about six years now, doing most of the work ourselves, and some areas may still look a little faded! We are also a TV free zone.
    Previous guests have commented that Duns reminds them of small French towns. It has an attractive Market Square with a good variety of shops and cafes. Duns has a vibrant community with events throughout the year. We are involved with a number of local organisations and will be able to advise you on local events if you wish.
  • The Butlers Quarters was a unique place to stay in a Georgian house “below stairs” as would have the Butler been in ages past. The accommodation has been renovated in a period style and furnished accordingly. Excellent separate bathroom facilities across the corridor, with a bath robe supplied. Being a TV free house was an advantage, as the family provided plenty of opportunity to join them around the kitchen table for a chat and a meal. Made to feel very welcome and be part of their cohesive family.

    Historic Town House, Duns, Berwickshire in the beautiful Scottish Borders. Recently refurbished, sleeps up to 4 adults or small family groups. Boston House is a small, quirky but comfortable property in the heart of Duns, the county town of rural Berwickshire in the Scottish Borders. The house was rebuilt in 1893 on the birthplace of Thomas Boston, a famous 18th Century writer, clergyman and influence on Robert Burns and is a listed building.
    BOSTON HOUSE is let on a “self-catering” basis. It is suitable for up to 4 adults or small family groups. The private, self-contained accommodation consists of: Ground Floor Livingroom with comfortable Ercol seating, Flat screen TV Kitchen/Diner. Small but fully equipped with electric cooker, fridge, kettle, microwave and washing machine. Dining table and 4 chairs. First Floor (via stairs) Bathroom with walk-in shower Bedroom 1 – King size Bed Bedroom 2 – Comfortable Sofa Bed, occasional Z bed, Flat screen TV, DVD player. This room can also be used as an alternative cosy sitting room No garden, but there is a small shared courtyard to the rear of the property with a seating / smoking area and storage space for bicycles. There is ample free parking outside or very near the house.
    Nearby, and open to visitors, is Manderston, featured on television as “the swan-song of Edwardian architecture”. It is the finest country house of it’s era in Scotland and features a silver staircase and superb, extensive gardens. Duns hosts the Jim Clark memorial museum dedicated to the famous Formula 1 world champion who lived locally. The town is also the birthplace of the renowned 13th Century philosopher John Duns Scotus, who was beatified by Pope John Paul 11 in 1993. Just a short stroll away is Duns Castle and Nature Reserve, offering great walks and a wealth of bird and animal life. If you are very lucky you might see an otter or even an osprey here! Duns offers a good selection of local shops, pubs, cafes and restaurants. Further afield, but all within a 15 miles radius, is the historic walled town of Berwick upon Tweed, delightful Kelso and the old fishing port of Eyemouth with a great beach and the best fish and chips in the Scottish Borders! Coldstream, the home of the Guards Regiment, is situated on the banks of the beautiful River Tweed 12 miles south. Edinburgh, the grand old capital of Scotland is just a 45-minute drive from Duns. The whole area offers great opportunities for walking, cycling, fishing, birdwatching, photography and history enthusiasts.

    Eyemouth’s High Street has a good range of local shops, including a delicatessen, several fishmongers, an excellent butchers shop and bakery and two Co-op supermarkets for those everyday essentials. Hammond Charcuterie on Mason’s Wynd for artisan speciality meats also comes recommended. For eating-out, you can enjoy supremely fresh fish and chips from award winning Giacopazzi’s which sits right next door or choose from the dizzying choice of ice cream freshly made every day on the premises. Oblo bar and bistro sits just around the corner for a crisp glass of wine or cosy lunches or suppers. Eyemouth has been a fishing port since the 13th Century. Today, as well as being home to a fishing fleet of about 80 boats, the harbour is also the base for a diving school, boat trips around the coast and exhilarating rides in a high-powered RIB. For those who prefer their holidays more relaxed, Eyemouth has a delightful sandy beach for walking, sandcastle building or just relaxing with a book. The stunning East Berwickshire coastline also provides superb walks along the 32 miles from Lamberton to Cockburnspath. For a little bit of education and history, pay a visit to Gunsgreen House on the opposite side of the harbour, once described as a ‘splendid palace built by a smuggler’! For those looking to explore their creative side, art classes can be arranged with local artists. The gentle bay at Coldingham Sands has a lifeguard on duty through the summer season, and a rocky shore at either end provides an ideal spot for dabbling in the rock-pools. The area is much favoured by families and offers lovely golden sands just right for beach-cricket, volleyball or kite-flying. Surfing and bodyboarding is popular here and the St. Vedas Surf Shop nearby can provide rental and instruction. The area has a beach cafe, toilet facilities, and plenty of parking and there is a lovely family-friendly walk over the headland to the pretty fishing village of St. Abbs where thousands of seabirds can be spotted along the way. For golf fans, Eyemouth’s golf club is just minutes from the house and boasts a sixth hole voted as “Britain’s most extraordinary golf hole.” There are a number of other well-regarded courses nearby including links courses at Goswick and Dunbar. Eyemouth is an ideal base for exploring the miles of deserted golden sands and secluded rocky coves that make up the stunning Berwickshire and Northumberland coastline. The cliffs at nearby St. Abbs, a designated Nature Reserve, are the prime breeding and nesting grounds for thousands of seabirds, and seals are also a common sight here. To the south, some of our favourite spots nearby include the stunning beach at Bamburgh, miles of pristine sand, popular for walking, riding and surfing and the Holy Island of Lindisfarne. This tiny, picturesque island linked at low tide to the mainland, is an overwhelmingly mystical place, home to the evocative remains of a ruined eleventh-century priory, a beautifully restored castle and the infamous Lindisfarne Mead. The magnificent city of Edinburgh is a very easy day trip either an hour by car or 45 minutes by train from nearby Berwick-upon-Tweed.
  • Only downfall were the chairbeds. Although i understand they are intended for children, they were uncomfortable and 2 single beds would be far better. Other than that we couldn't fault the apartment, really nicely and tastefully finished, clean, comfortable, really well-equipped, great use of space and excellent location! Ice cream and chip shop downstairs also fantastic, we visited daily! Thanks for a great weekend in your lovely apartment, all 8 of us thoroughly enjoyed ourselves.

Coldingham Priory Church - just a couple of minutes walk away is perfect for exploring 700 years of fascinating history. Take a walk and enjoy the nature at the nearby Scottish National Trust reserve. Afterwards you can stop off at St. Abbs harbour for a well deserved crab sandwich or cullen skink. Boat trips around the coast and exhilarating rides in a high-powered RIB can also be taken from here. Eyemouth (3 miles) has been a fishing port since the 13th Century. Buy your fresh fish from the many fish mongers and further provisions from the local supermarket. The stunning East Berwickshire coastline also provides superb walks. The area is a wonderful source of inspiration for art lovers where you will be drawn to the shifting colours of the seascape and can enjoy happy afternoons browsing pretty local galleries around this area.

    The cottage is very luxurious and perfect for relaxing in or using as a base to explore the surrounding countryside from. It has great views across the surrounding fields where you can watch the deer grazing and see buzzards and owls.
    Friendly local rural communities surround the farm, Coldingham being the nearest village with a shop, a butcher,post office and two pubs one of which is dog friendly ( The New Inn)
  • Myself and my two kids had a wonderful 3 night stay. The cottage was lovely and the views beautiful. The whole area had a nice relaxed feel to it. The kids especially loved the big bath that generated bubbles on demand! Would highly recommend to anyone

This warm and cosy cottage is ideal for couples, bird-watchers, family holidays, walkers, fishermen and golfers. • Access to walks in the extensive grounds, which include woodland, hill vistas, a nature reserve and a splendid lake. • Dinner available at Duns Castle by prior booking from £40pp (under 14s from £20) subject to availability and minimum numbers. • Special outdoor activities including croquet, tennis, falconry, fishing, archery, clay pigeon shooting and off-road driving can be arranged at cost by prior request. • The village of Duns, offering a good selection amenities (supermarket, shops, restaurants, library, public swimming pool, health centre etc), is only 10 minutes walk away.     Coach House lies on the edge of Duns Castle Estate’s private nature reserve, frequented by swans, ducks and other wildfowl, and close to Duns Law, site of the old town of Duns and the Covenanter Fort. Today, cattle and sheep are often to be seen grazing upon the slopes of Duns Law. Coach House also sits on the edge of woodland, with access to extensive forest trails and a large variety of mature trees, many bearing identification plates to inspire the curious. The woods are home to roe deer, pheasants, squirrels and owls. The cottage itself is easily accessible, yet secluded and guests can often enjoy starlit nights and bathe in the tranquillity of it all.
    In addition to local Trout and Salmon fishing, there is much to see and do locally. There are golf courses suited to every style and level, secluded sandy beaches within 30 minutes drive, horse-riding, quad-biking and much more. Guests may also wish to visit local landmarks such as Abbotsford House (the home of Sir Walter Scott) and other stately homes such as Manderston House and Floors Castle, explore neighbouring market towns of Kelso, Melrose, Jedburgh or Hawick (famous for Cashmere) or arrange a tour of Glenkinchie Distillery or Rosslyn Chapel (made famous in Dan Brown's Da Vinci Code). There are always many local cultural events taking place, including The Duns Summer Festival in July, The Duns Show in early August and the Borders Heritage Festival in September. With all of this and Edinburgh's famous International Festivals and Hogmanay celebrations, guests are spoiled for choice.
