In front of the house there's a free parking, local bus station, mini market, pharmacy, taxi station and fast food. It is situated 1,5km from the entrance to the Old Town of Kotor. So close to the city center and the road but yet very quiet (the green belt just behind the building). Beautifully positioned in an elevated location above the bay, we are fully equipped to ensure a comfortable and relaxing stay. A small supermarket, the waters edge, several bars and restaurants are just minutes away or just relax on one of the sun loungers on your private terrace or around the pool. Kotor and Perast are only 10 minutes away by car. Boka Heights is a well maintained complex. The residence is ideal for a family holiday or couples retreat.

It's 5 minutes by car to Risan or 25 minutes walking. 15 minutes by car to Kotor and 20 minutes to Tivat Airport. Transfer can be provided upon agreement. The apartment is 200 meters from the Old Town, 10 meters from the beach. Near the apartment there is a shopping center. It is about 1 km away from the bus station, and from the Tivat airport 10-15 minutes drive. Near the apartment there is a bakery (2 minutes from the apartment), there is also a restaurant which is located by the sea where you can relax with our traditional food and glass of wine. The bathroom renovated in 2024 😊

Zeljko was a lovely host, he left us loads of great recommendations for places to eat and places to go. A genuinely nice guy! The apartment was great, it was little dated, but we didn’t mind that. We struggled with the heat and it was nice to have a/c in all the rooms. It had a lovely little garden on the front, which we would have our dinner in. The location of the apartment was amazing, it was literally only 50m from where we would swim everyday. Highly recommended.

Very cute hideway in a beautiful spot a littlle away from the touristic spots of Kotor-which we enjoyed very much. We loved to dive into the crystal clear water from the private terrace and enjoyed the sunsets in front of our living room window. We really enjoyed our 2-weeks stay here and definitely recommend it to anyone appreciating privacy and calmness! The apartments itself had everything needed for comfortable stay, including washing maching and all the utensils for cooking. The view on the bay from the table in the garden made each breakfast into a spectacular experience. Zeljko and his family were very kind and supportive, ensuring that our stay is at the best level! Their hospitality was beyond the limits! Towels and bedclothes have been changed in timely manner. Location is perfect - just a few minutes from the sea, market, bakery and Blueline Bus Stop, so that we had an opportunity to reach Kotor, Perast in 15-20 minutes. The nearest beach is "Pod Murvom", secluded and outstanding for its clear water and views. We hope to come back again and recommend everyone to choose this apartments!

We stayed in this great apartment for 14 days. The sea is great, and you can just jump in at any time. The neighbors are mostly locals and vacation there with their families. All very nice and relaxed. Loving kids! Filip was always available for us and his mom is a sweetheart. She brought vegetables, crabs from the sea to see and always asked if she can do anything for us. We will be happy to come back at any time. Thank you for everything!

Great location with beautiful views over the bay. 20 minute walk to Old Town which is great because it’s pretty relaxed and quiet up this end. Short walk to restaurants and swimming. Plenty of spots to swim. There is a steep hill to walk up if you don’t have a car but only for a couple of minutes. The welcome platter and drinks was a nice surprise.
