Hello! We are Rob and Kate and we have poured our heart and soul into our guest house. Tucked away on the outskirts of sleepy Lympsham, enjoy the countryside around you whilst resting your legs after walking the renowned mendips. Enjoy a glass of wine whilst watching the many birds in the surrounding trees or be a little more adventurous with the numerous local cycle routes. We look forward to meeting you on your stay. This beautiful and cosy flat is a walking distance from Exeter centre and the footpath/cycling lane in the nearby river leads all the way to the Quay and beyond. It is tucked away in a little lane, on a ground floor of a small Victorian cottage. Left of the shared hallway, it opens into a spacious, light and warm hideaway with fully fitted open plan kitchen, a spacious bathroom and a lovely, private patio garden. This is a friendly, safe house and you can bring a well behaved dog with you.

Country House on a Farm

Converted barn in 100 acres of land. A home from home crammed with books, games and toys. Easily accommodates at least 10 people comfortably. The garden, pond, woods and parking areas are all exclusively yours for the stay. We live up the lane from the barn. So you have privacy. We have chickens, ducks, Sheep and pigs on the farm. 5 mins drive from J28 of the M5. 20mins from Exeter centre. Not near any good beaches so don't choose us for a beach holiday. There is no spa or hot tub.

This family friendly unique place has been newly refurbished. Providing accommodation for up to 6 guests. It comes with 1 private parking space. The upstairs bedroom has 2 double beds, and 2 dressing table/study areas + TV. On the ground floor there is a newly equipped kitchen, with induction hob, cooker, fridge,microwave, toaster etc. Lounge area has a sofa bed, TV+DVD player. Well equipped shower room. Outdoor decked dining area. Under 2’s charged at the same rate as an extra guest.

Converted Coach House with views over River Otter.

The Coach house is recently renovated to a very high standard. It consists of a living room with plenty of seating, wood burner, free supply of logs, under floor heating, a dining room that opens into our extensive gardens, a bathroom with shower, separate bath and plenty of fluffy towels and a large upstairs bedroom with seating area with views over the River Otter and garden. It is ideal for a couple/ young family as there is a cot and single bed, available in the bedroom area.
