Vacation rentals with outdoor seating in Franklin County

We had a great stay at Sally and Noava’s place! The surroundings were so peaceful and beautiful, truthfully a cabin in the woods. The house was perfectly clean and relaxing. The hosts were so responsive making it that much more comfortable of a stay. We would definitely come back here again!

This place is a true gem! I came with my husband and kids (5 and 2.5). The house itself is clean and has plenty of places to chill together or alone. As described, it's more "rustic and eclectic getaway" than "luxury renovation," but that worked great for our style. My kids slept soundly in the downstairs bedroom (thanks for the dark curtains!) and my husband and I were comfortable upstairs. I recommend turning on the oscillating fan during the night. The lake itself is amazing. We swam off the dock, paddleboat-ed around and took the kayaks to the public beach. The public beach even has a toy share if you want to travel light! I'd recommend bringing water shoes (tevas, crocs, whatever) if you want to swim anywhere but the private beach as you'll find some plants and a few rocks. We brought lifejackets for our kids and used Karen's for ourselves. Every night we made dinner in the full kitchen, played some board games and watched a movie on the Apple TV. So great!

It's hands down one of the best AirBnBs in the area! I've stayed at three different homes in the Charlemont area over the past three years, and this is by far the best. The home is in a perfect location near town, yet still feels private and secluded. It had everything we needed to make our stay seamless (keyless entry, TV, heat, all the kitchen utensils you could think of, extra amenities in the bathroom, etc.) They are also incredibly welcoming to pets - they even have extra dog bowls and a dog bed! If you're looking for a beautiful space that feels like home (with a reasonable price), this is it!

We always love returning to Kait's place. It's special in every way and so relaxing and comfortable. It's also in a central location, close to restaurants, parks and shops. Kait is a wonderful host and goes out of her way to ensure an enjoyable stay. Josh and I look forward to our next visit!

We had a great time. Actually had heavy snow our first morning that added to the ambiance. Kitchen had everything we needed. We were visiting my daughter at Smith College and enjoyed the contrast between Northampton and the countryside of Ashfield. Looking forward to returning to take advantage of the hiking.

This home is in the midst of beautiful trees and well off the beaten path. My parents accompanied me to visit my daughter at Smith College, and they said they felt “at peace” in this place and would gladly stay there again. My father marveled at the heating/furnace system (he went down to see the huge pellet bag in the basement and wanted to talk with Mary about how it all worked), which is state-of-the-art and makes the large house a constant comfortable temperature. Mary was very responsive and kept us informed, and my parents visited with her when I was in Northampton for a morning. (My father said he could have talked to Mary all day.) For them, the staircase leading up to the bedroom was a bit challenging, and that would be the only downside to our stay. We had everything we needed, and our mantra whenever we were looking for something was “Mary probably thought of that.” Thank you for everything!

Louisa was a wonderful and accommodating host. The space was beautiful and perfect for our quick visit to Western MA to see family friends. It was clean, quiet, and homey and had lovely design touches that made it an even more enjoyable stay. We would definitely stay here again. Highly recommend!

Heather's place is amazing...very spacious and was great for my two week stay for work. It really great it is so close to the highway and also local restaurants and shopping. Will definitely stay again if I am in the area.

We had a really nice stay at Carrie's. It felt cozy and homey and was super easy to find and settle into. There were so many little features around the home that made us feel comfortable and welcome. Even the surrounding area was absolutely gorgeous. The balcony off the back was perfect and was a great spot to enjoy some morning coffee. All of the instructions and descriptions were accurate and clear so we had no trouble finding the place and settling in. We had a great stay and will very likely make another trip out this way. My partner and I had the coziest time staying at the loft. Peter was extremely responsive and easy to communicate with before and throughout our trip. We only saw him once, but we knew that if we needed anything that he wasn't far. The place itself is extremely cozy and comfortable. The pellet stove made our whole trip; we spent most of the time in the apartment cozied up on the couch with the fire roaring. Having a full kitchen with all of the essentials added to the feeling of being at home, and Peter even left us some milk and granola and drinks in the fridge. The whole place is so thoughtfully put together, we had the best time!

Donna was an extremely hospitable and communicative host, and her home was equally comfortable and accommodating. Great space, great location, cozy and quiet. Would definitely stay here again. Thanks so much, Donna!

The apartment was perfect for our trip. We were there visiting my niece at Hampshire. It is well kept and Michael’s instructions for getting in were very clear. The place was clean and comfortable. It is close to town and was easy to get around. The game selection was amazing!! And there was enough space to lounge around. We will be back!!

Everything was amazing. The area, the place, the kitchen, the backyard we love it. 1000% recommended!!

Erin is lovely and so is her carriage house. A huge winter storm came in just before my arrival--lots of snow and many trees down, lost power, etc. In spite of all this, Erin had cleared a parking space for me, shoveled and sanded both driveway and walk ways. The kitchen area was a bit hard to heat but the upstairs bedroom and beautiful sitting area were toasty warm, spacious and very comfortable. I hope one day I'll return in the warmer months when I can be out in the beautiful countryside all around. It's a gorgeous area!

Superhost ! Was so accommodating to get us in last minute since our other Airbnb didn’t work out. He was so responsive and helpful with the snow storm as well ! We were so glad to have found this gem and have such a gracious host. The location is perfect and walkable to all the restaurants and markets. Also 15 mins away from Berkshire East ! This was a great find and we are thankful for it !

Had an amazing stay! The location couldn't be better for skiing at Berkshire East—it’s literally just across the parking lot, which made it so easy to get on and off the slopes. The house itself was super warm and cozy, perfect for relaxing after a day on the mountain. The kitchen was well-equipped, so we were able to cook up some great meals without any issues. Definitely planning to stay here again next time we're skiing at Berkshire East! Highly recommend!

Goran's home was very comfortable and we enjoyed many things. The architectural features were top notch with many luxurious details, such as the decorative tiles, the vaulted ceiling, and the large deck. We enjoyed the natural light, and the spacious rooms.
