No full kitchen or downstairs sink available, only toaster oven, mini fridge, coffee maker (Keurig) with seating for 4 in section of great room. TV, fast Wifi for all your devices. Stay a night at our tiny Hobbit House

We are close to Syracuse NY, Jamesville Beach,and Tully. You’ll love our place because - Well, its a Hobbit House :). Very cozy 12 by 12 cabin set in the back of my land right where the woods start. Small cabin good for a couple and maybe a child or two but no more than that. It has an outhouse. If this is sounding too basic or off the grid then please don't book! :) because that's exactly what is. But you also get to say you stayed in a cozy little hobbit house.

Quiet suburban neighborhood yet not far from expressways, airport, shopping centers, colleges, and restaurants. Greater Rochester Airport is only 15 minutes away and Roberts Wesleyan College is 2 minutes! Driveway is shared with owner but has plenty of parking space.
