The barn is exclusive use with own self check in entry. It is an ideal location for the fresh air of the South Downs National Park, country walks, pubs and coastal visits. Alternatively, drive 20 minutes either way to Brighton or Eastbourne for the arts, nightlife or restaurant scenes. This accommodation provides a warm and comfortable welcome providing peace and quiet within a village environment. We are situated near the South Downs which is accessible by bike or car, only a 3 mile drive/ride in country lanes. The opera house Glyndebourne is a short distance, as is Charleston farmhouse, the country home of the Bloomsbury set. Ideally situated for the best of East Sussex. We have a private drive for you to park and separate access to the barn, to allow privacy. There is an area of garden and terrace available for you to enjoy the views. All the accommodation is on one level and assistance to terrace from the garden for wheelchairs will be made available if required. We live in the house north of the barn and will be mostly available to help with local knowledge of trips, attractions and restaurant recommendations. Our local inn The Yew Tree is most welcoming and offers our local ale "Harveys" as well as many of the local artisan brews such as Longman. The house is a three-minute walk from the village store offering homemade foods and local produce, as well as a cafe. The beaches at Seaford and Newhaven are a 15-minute drive away. There are wonderful village pubs all within striking distance. Berwick station is only 2.5 miles away with trains going to London, Gatwick, Brighton and Eastbourne. The airport LGW London Gatwick is a 45 minute drive away, LHR London Heathrow 1hr 15 minutes approx. The public transport is limited and we would recommend you use a taxi if you do not have a car. The barn has extensive views, including the bedroom which has a wonderful view across the gardens. The barn adjoins a large green field which is grown for meadow hay. The sunsets behind the ancient saxon burial mound known as Mount Caburn. The burning sky sunsets are the best!

Studio is an annex to main house - totally separate, has its own separate entrance, 1 allocated parking space. living room / bedroom, fully equipped kitchen-hob, oven,grill, microwave,breakfast bar, shower room. Rural RetreatQuiet and isolated

Situated in the shadow of the South Downs National Park on a small rural road with hardly any neighbours our charming cottage is a great place from which to explore the unspoiled open countryside and its many footpaths around us. The nearest street light is two miles away. Owls, deer and the occasional nightingale are the only sounds in the middle of the night The cottage décor is fresh and modern with plenty of parking and a small decking area. The bottom of the downs a five minute drive and a handful of pubs all within a 5mile radius. Plumpton station a 2 minute drive you can be in London within the hour.

We have a light and comfortable studio apartment with great views and amazing countryside walks just waiting for your arrival! Adjacent to the South Downs National park, with a pub/restaurant close by and easy access to Lewes and Brighton. Bear in mind we aren't served by good public transport. The 'Garden Studio' is good for couples, walkers, riders and cyclists. Set in glorious countryside with virtually no light pollution, come and enjoy the buzzards by day and the stars by night.

The toilet is in a converted horse trailer .new shower and toilet a short walk away. surrounded by farmland , sheep,chickens & horses . access to 80 acres of walks on our own farmland . Dogs must be kept on a lead .

Pine tree woodland retreat

This architect designed self contained studio retreat is surrounded by pine trees and positioned in a secluded side annex to our main family house. The area is surrounded by walking paths and quiet country lanes. It is a newly renovated open-plan space with en-suite shower room and private balcony, tree-top views and direct access to a yoga deck. By arrangement guests may have exclusive use of the heated pool and infra-red sauna which is situated at the rear of the main house.

A self-contained 2-bedroom flat , semi-detached to our home with separate access on the idyllic Kingston Ridge . Ideal for walkers, the South Downs way is at the end of the private no-through road, or the County Town of Lewes is a 2 mile walk away (or a ten minute drive). Brighton is 8 miles down the road, with a regular bus service. The apartment is ideal for 4-6 people but has a maximum capacity of 8 (sofa bed). N.B. We have a very friendly dog.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
