Your private 8 seater hot tub is exclusively yours between 4-9 pm located on the main house's patio, 25 meters up from the lodge. Idyllically situated down a quiet, magical lane, our oak-framed barn is surrounded by hills and woodland, with stunning views on all sides. There is instant access to beautiful countryside footpaths and bridleways. We are walking distance from a pub with a garden and good home-cooked food. Just an hour from London by train and 10 minutes drive from buzzy, cosmopolitan Brighton, we're also close to lots of pretty villages, lovely beaches, beautiful historic houses and gardens.

Wattlegate Cottage is a charming converted carthouse on a traditional working farm in the heart of the South Downs National Park. A peaceful retreat for couples, walkers, and cyclists, it offers modern comforts and an enclosed private garden, perfect for unwinding after a day exploring the South Downs or cycling the Downs Link Path. Just off the A27, the cottage is ideally placed for visiting Brighton, Lewes, Arundel, Steyning, and the many picturesque villages nearby.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
