Modern self catering ground floor apartment situated in the charming Scottish Borders village of Carlops near Penicuik, 30 mins drive to Edinburgh city centre. Ideal for 1-4 guests and one well behaved dog (small charge) requiring comfortable and relaxing accommodation with all mod cons whether for business or pleasure. Suitable for families of all ages as there are no internal stairs. The apartment is also available as a welcome overnight stop en route to or from Edinburgh Airport. (18 miles)
The accommodation is offered on a self catering basis, however there is the option of dining just a few steps away at the local historic Allan Ramsay Hotel. Breakfast is also available at the hotel, but must be pre booked! (note : occasional weekday closure may apply during the winter season) Please make yourself at home! Open plan lounge / kitchen area with comfortable seating, TV with freeview channels and free WiFi. The kitchen area is fully equipped for food preparation and includes large fridge freezer, electric cooker, microwave, washing machine, dishwasher, kettle and toaster. The extending dining table has ample seating for 4 guests. Fresh milk, tea, coffee and biscuits are provided, please help yourself! The 2 double sized bedrooms are situated to the rear of the apartment overlooking the peaceful garden. Bedroom 1 has one standard double bed. Bedroom 2 offers 2 full size single beds which can be 'zipped and linked' to provide a luxury Super King - if required. There is ample storage and hanging space within the mirrored fitted wardrobes. The fully tiled shower room has a great power shower, WC, wash hand basin and heated towel rail. (Please note - no bath) Guests can enjoy toasty gas central heating throughout and ample hot water on demand. All bed linen (100% cotton) and towels are provided. Baby high chair included There is a small garden available for guests' use at the rear of the property (sorry no BBQ'S permitted). For safety reasons no candles or smoking allowed inside the apartment, but you are welcome to do so outside in the rear garden. APARTMENT PARKING - PLEASE NOTE * Parking in front of The Allan Ramsay Hotel is for patrons only - which may be you! * Longer and overnight parking is available on the side street towards the back of the hotel or in the village car park (a minute's walk away, opposite the church). Groceries for self catering can be bought at the Co op in the nearby village of West Linton (5 minute drive), where there is also a Pharmacy, Post Office, Deli and Newsagent. Supermarkets are available in the larger town of Penicuik (10 minute drive). Pizza, Chinese and Indian takeaways may be ordered locally and delivered to your door! For those preferring to dine out, pop next door to the Allan Ramsay Hotel (a former 1792 coaching Inn), or round off a busy day there beside the log fire, enjoying a night cap from a selection of Scottish malt whiskies or locally produced real ales. Alternatively take a short drive / taxi ride to West Linton to the ever popular 'Old Bakehouse' Restaurant or the vibrant 'Gordon Arms' Hotel.
A countryside base for a mixture of buzz and calm. Convenient for sightseeing and exploring in beautiful historic Edinburgh, experiencing the buzz of the International Festival, and participating in the vibrant Christmas and 'Hogmany' (New Year) festivities. Alternatively rest and relax closer to home and enjoy an 18 hole round of golf with breathtaking views in nearby West Linton, visit Rosslyn Chapel the starring feature in the film 'Da Vinci Code, walk or hike amidst the many routes and trails of the Pentland Hills Regional Park, or book a pampering 'Spa day' at Stobo Castle Health Spa.     Comfortable apartment good heat renovated from a 250 year old coachhouse, parking, bus outside, to and from Edinburgh( 15 mins to the bypass). Pentland Hills National Park right there. 2 bedrooms, wifi & wide screen. Pub with excellent food below.
    There are no references because I have not rented out the whole apartment yet. But I have several references for renting one of the rooms in same apartment. That room is listed by my husband. To check those references, look for listings in Carlops, the name of our village near Edinburgh. You will see "Charming Apartment 250 years old". You will see that it is the same place by the photos, And there you will see the references.
  • This place was amazing! So cozy with all the plants and artwork. All the staff at the Alan Ramsay (hotel and pub located right next door) were so sweet and welcoming. Florentina is very easy to get a hold of, we had a lovely time. Traveling to the Flatterstone stop on the bus line to hike the Pentland national park is a must. If you want to spend lots of time in Edinburgh I suggest renting a car as public trans is limited and doesn't go past 7:30pm to head back to Carlops.

    A cosy stone-built cottage for two oozing character and charm set in the extremely pretty conservation village of West Linton in the Scottish Borders. Sitting in the captivating landscape of the Pentland Hills, just 16 miles from Edinburgh, this petit but charismatic property will appeal to outdoor types and couples seeking a peaceful getaway in an idyllic location. A palette of calming neutrals and contemporary finishes contrast with rich natural tweeds in heathery hues to create a wonderfully inviting living space which allows the character of the cottage to shine through. The original fireplace and woodburner is a strong focal point in the sitting room and is an inviting spot for relaxation, dining or for toasty evenings in. In addition to the sitting room, there is a tiny but perfectly formed kitchen; a sleek bathroom with contemporary finishes and upstairs the charming double bedroom with its combed ceiling and rich feature wall is used to striking effect to create a warm country feel. Accommodation Ground Floor Front door leads into a very small compact kitchen with 2 ring electric hob, fridge with small freezer compartment, and a work-top mini electric oven. Please note that there is no dishwasher and no washing machine. Good sized sitting room with woodburning stove. Large double sofa with armchair. Small dining space for two. Technology includes TV with Freeview, an iDock and DVD player. Bathroom with shower unit, heated towel rail, basin and WC. First Floor Important - please note that the stairs to the upper floor are very steep and narrow and will be unsuitable for guests with restricted mobility. Double bedroom with 4’6” bed, 2 side tables, hanging hooks, 2 drawers for storage. Please note that the bedroom has a combed ceiling which affects the overall ceiling height of the room. Heating Woodburning stove in the sitting room (logs supplied). Electric storage heating in the sitting room and bedroom. Wi-Fi and mobile coverage Wi-Fi is available. Mobile reception can be patchy inside the cottage but is good outside. Guest amenities Bath sheets and hand towels are provided for guests along with hand soaps and toiletries. A hairdryer is supplied. Babies & children Please note that due to the size and configuration of the cottage, it is not suitable for babies or children. Dogs Dogs are not permitted. Garden and grounds There is a small gravelled seating area to the side of the cottage with picnic table and bench seating. Parking There is on-street parking outside the cottage but no private provision. No smoking The property is strictly no smoking. Other Please note that that this is a traditional period cottage and a number of rooms have lower level ceiling heights, particularly in the kitchen and the first floor bedroom which has a coombed ceiling.     West Linton has good local amenities including a small Co-op supermarket and deli for essential provisions as well as a post office, book shop, bank, and pharmacy. For tea and scones, head to the Olde Toll Tea House in the village, or for lunches or dinner the Gordon Arms pub sits nearby serving local tasty produce in the bar or the restaurant. For evening dining, the Old Bakehouse has a super reputation for its quaint ambience and high quality food and is ideal for a romantic dinner for two. Two miles north of West Linton you will find Whitmuir Organics which has a coffee shop and restaurant and you can buy some fantastic meats, fruit and veg fresh from the farm. Everything in the shop can also be delivered so why not treat yourself and arrange for a wonderful box of organic goodies to be delivered to your holiday home in advance of your stay. Alternatively, their ‘Made Right Here’ range of steak pies, shepherds pies, pate, jams, cakes and chutney can help to make your holiday catering effortless. For a greater range of amenities, pubs and restaurants, 8 miles will take you to Penicuik or 14 miles to the pretty market towns of Peebles or Biggar. The area is a popular walking destination and there are a vast number waymarked walks in and around the Pentland Hills. Starting right at the door, the Lyne Water and Broomlee Hill is a relatively easy loop of 2.5 miles starting gently along the Lyne Water but with a little more effort required as it heads up to Broomlee Hill. Alternatively Baddinshill involves a moderate walk of 5.5 miles into the Pentlands from West Linton offering fine panoramic views along the way. Local attractions around West Linton include Rosslyn Chapel in the village of Roslin (12 miles) which dates back to 1446. Prominently featured in the best seller The Da Vinci Code, this beautiful heritage attraction has been the topic of many mystical theories including the Knights Templar and the Holy Grail. You have everything you need -- a full kitchen, a living room, and an incredibly puffy bed. We really couldn't have asked for a better home base for exploring the amazing surrounding hills. Plus, it's very close to the restaurant, the hotel pub, and the supermarket.

  • Braemar Cottage is a little jewel - small but perfectly formed. Every amenity we could wish for was there, and the cottage still manages to look stylish and does not feel remotely cluttered. West Linton's Main Street gets a surprising amount of traffic, so if you are a *very* light sleeper and accustomed to absolute silence, you might want your earplugs. The location is perfect with beautiful stone cottages adjacent, and from the bedroom skylight a view of the church opposite. There's even a little garden with a bench for the property. If, like us, you're only there for a social occasion and you'll be eating out for your whole stay, all you will need is your tea bags and something for breakfast from the nearby Co-op. Anyone over 6-feet tall will not be able to stand up fully in the attic bedroom, but just fall into the comfy bed and you'll be fine.

The cottage is cosy and in a really good position with great amenities in the village. We highly recommend the Gordon Arms pub and the Bakehouse restaurant.   • We booked Braemar cottage for family to stay in whilst they were visiting us in the village. The cottage was spotlessly clean, beautifully presented and had everything they needed. I would not hesitate in recommending this small, but perfectly formed pretty cottage. The location is less than a 10 minute walk from the pub, a lovely restaurant, the co-op, a chemist, and a post office. And, there was always plenty of on street parking. Thanks so much.

    Light and cosy, the tastefully decorated guest suite at Ptarmigan is situated at the end of the main house, with it's own front door. The suite has a beautiful four-post tester bed, and is great for a cosy weekend get-away, or as a great base for exploring the local area. Light continental breakfast provided.
  • Grace and her husband were exemplary hosts. Really relaxed and good communications. We were upgraded to the Wrennery which was absolutely beautiful - like staying in an interiors magazine! And they provided so well for us, from croissants and things for breakfast to toiletries in the bathroom, hairdryer, all the kitchen kit etc. It was lovely and quiet, with decking looking out to fields of sheep. And it was only 20min walk to Newhall estate where the wedding we were attending took place. Absolutely 10 out of 10. Would come back in a heartbeat. THANK YOU!

  • I needed accommodation for a few days as I was working south of Edinburgh. Getting hotels in August is expensive and difficult so I decided to use Airbnb. The location of this was about 20 mins drive from where I was working and about half an hour from the centre of Edinburgh so you need transport, but it was well worth the trip. A lovely quiet location to stay, an extremely comfortable bed and nice to have self contained accommodation. Shower was excellent, so that with the bed comfort were my two main requirements ticked! Also loved the option of having some breakfast before heading out!

    The Wrennery is a cosy Scandinavian style cottage situated at the foot of the Pentland Hills with immense character. Although in a rural location, the cottage is only 20 mins drive from the airport and 30 mins from Edinburgh city centre. Tastefully decorated with stunning views, the place is great for couples, solo adventurers, and business travellers. There is one double bedroom and a double sofa bed. Kids are welcome to stay, however, the bedroom is accessed via a ladder with railings.
    The property is a gorgeous open plan cottage, with an open bedroom on mezzanine level accessed by a ladder staircase. It has been furnished to a high standard and equipped with everything you need for a comfortable stay. If there's anything specific you would like it to be equipped with - please ask and we'll do our best to accommodate your request. Note: due to location WIFI and mobile signal can be patchy at times.

  • My husband and I were in Scotland for Christmas to see family. The Wrennery was a perfect spot for our week-long stay. The location is wonderful - easy enough to get to from the airport and Edinburgh city by car, and nestled into the Pentlands it was a peaceful spot to return to each night. The guesthouse is beautifully decorated, as accurately depicted in the photographs. The bed was comfortable and kitchen stocked with everything we needed for home-cooked meals for the week. Check in/out was easy and Grace was a great host who responded quickly to any messages. As a lovely touch Grace also had some seasonal decorations up, including a Christmas tree! Highly recommend and would definitely return for another stay.

  • This is my 2nd time staying for a week in Nine Miles. The Barn is a short 30 mins to Edinburgh making day trips no bother. We took advantage of the Christmas markets, the castle and royal mile. The barn itself is lovely. Professional looking scandi design boasting a great view of the hillside. We sat on the comfy sofa sipping warm drinks whilereading a book. The area is peaceful and the hosts are simply lovely. Would recommend to anyone wanting to stay in a lovely space just outside Edinburgh.

There aren’t enough stars to give them. They are amazing hosts. It was like being at home with my mum and dad. I was made to feel part of the family. Ideal base for a walking or mountain biking holiday with easy access to the Pentland Hills Regional Park, the Cross Borders Drove Road (part of South of Scotland Countryside Trails network), and 20 miles to Glentress. Basic self-catering with three bedrooms, sleeping up to six adults. Dogs by arrangement.
    Simple, comfortable, welcoming accommodation a mile south of the pretty conservation village of West Linton in Scotland. The Shepherd's Cottage is a semi-detached farm cottage on picturesque South Slipperfield Farm, at the foot of the Pentland Hills Regional Park, some 19 miles from the heart of Edinburgh. The cottage is the left hand side one shown in the main photo. In Spring 2014, the cottage's owners, the Dykes family, hosted the BBC2 series Lambing Live which was presented by Kate Humble and Adam Henson. The series gave an insight to life on a busy stock farm and Hamish and Susie's dogs Doug and Jess became the stars of the series! The cottage windows have views over South Slipperfield farm to the front and side, with the rear overlooking its parking area. It offers three bedrooms (each sleeping two people), a bathroom with shower over bath, a lounge with woodburning stove, and a dining kitchen. GUEST BEDROOMS: There is one bedroom to the front of the cottage, and two bedrooms to the rear of the cottage. All three bedrooms are furnished simply and offer beds (see below), reading lights, bedside cabinets, a chest of drawers, and hanging space with hangers provided. We also provide bed linen, (synthetic quilt and pillow), as well as one bath sheet sized towel per person. The front room is a double room and can sleep up to two adults in its king size double bed. Each of the rear bedrooms can sleep up to two adults. One has a king size double bed and overlooks the fields to the side of the cottage; the other has two single beds and overlooks the rear parking area. We do not provide a travel cot or high chair, however, you are welcome to bring your own. A standard sized travel cot can fit into the larger of the rear bedrooms, however, please be aware that it is a bit of a squeeze! LOUNGE: The lounge has a view to the garden (field!) at the front of the cottage. It is furnished simply but comfortably and seats six persons on leather sofas and a recliner armchair around a coffee table. There is a log burning stove and we provide kindling and a few logs to get you through your first evening (additional kindling and logs are available to purchase should you wish more). There are a few board games, books and jigsaws at the cottage that you are welcome to use during your stay. There is also a television with freeview channels. DINING KITCHEN: The kitchen overlooks the farm fields and the Cross Borders Drove Road track. It has basic cooking utensils, and basic baking trays, pots and pans. There is a fridge freezer, a microwave, a kettle, a toaster, and a washing machine. There is a teapot, a cafetiere and sufficient glassware, crockery and cutlery for six persons. We provide a tea tray to welcome you to the cottage, which has a small selection of teabags, a small jar of cafetiere coffee, and a sugar pot; and you will find an accompanying pint of milk chilling in the fridge. Should you wish to pre-order supermarket groceries for delivery to the cottage, we can (but only by prior arrangement) arrange to take receipt of them on your behalf on the day of your arrival. The kitchen has a dining table that seats six persons. We provide washing up liquid and tea towels. BATHROOM: The bathroom has a WC, wash basin and bath with shower. We provide a bathmat, a hand towel, hand soap and toilet paper. There is a hairdryer available for your use. Please note, we do not provide bathing toiletries. INTERNET: We offer free wireless broadband for guests' use during their stay (subject to reasonable use policy).     The Allan Ramsay Apartment is a self-contained apartment within the Allan Ramsay Hotel. The Allan Ramsay Hotel, est. 1792 is one of Scotland's oldest coaching inns.     Rural, 3 miles to the shops in Penicuik. 12 miles to Edinburgh and 10 miles to Peebles. The X62 bus goes to Edinburgh or Peebles every half hour. The bus stop is less than a kilometre away. It takes 40-50 mins to the centre of Edinburgh, depending on the traffic.
    2 kayaks and lifejackets are available for guest usage. We have 39 acres and four lochs for you to roam around and you will encounter many bird species, hares and roe deer. Bikes are available for a small fee and there is a table tennis table set up in the property. The historic Leadburn Inn is about a kilometre away and meals and soft play are available there. Electricity is provided entirely by renewable energy so please conserve electricity. We have no mains connection and wash the dishes when the sun is out!
    Penicuik was a paper-making town in the old days and has convenient stores there. Roslyn Chapel is about 5 miles away and we are close to the Pentland hills with many walking paths and an artificial ski slope. Peebles is a pretty Borders town and a gathering point for cyclists of all ages.

The house was big and airy and very clean with lots of activities to do, the ping- pong table was a great hit. The location is stunning, it’s in the middle of nowhere, very peaceful, lots of wildlife, the loch and waterfall were beautiful and we had lots of fun going in the boats and swimming in the loch.     With thanks to the many families who I've hosted in the last few years, I'm now downsizing to one double bedroom, plus a bathroom with over-bath shower in a village house 17 miles from Edinburgh. I provide all bedlinen and towels, and there is a hairdryer, hot water bottles and extra blankets (this is Scotland!) in the wardrobe. I have far too many books, which you are welcome to borrow if you're here for a few days. Guests have unrestricted use of the kitchen, large airy sitting/dining room, garden, sun deck etc. I only ask for privacy in my own bedroom. The house is right in the centre of the village, but in a very secluded little cul-de-sac. Dobbie the cat also lives here - it is her home as well, so maybe won't suit those aren't animal lovers. I'm out at work all day, but when I'm home I'm happy to either chat or to let you get on with it yourselves. I don't provide meals, but you are more than welcome to use what's in the fridge and cupboards. West Linton is a lovely friendly village with a family pub with beer garden and a restaurant (The Old Bakehouse), which is open Wednesday to Sunday. The large village Co-operative store is open from 7am to 10pm seven days a week and has everything (including excellent wines). There is also a cash machine in the Co-op. Lots of parking, internet, satellite. Visitors' pets welcome within reason. There's an easy bus route/car to Edinburgh (buses run approximately every hour, and it takes 50 minutes to get to the city centre). We're only 15 minutes drive from the Edinburgh ring road and central Scottish motorway, and it takes about 25 minutes to drive to Edinburgh Airport (more during rush hour). It's an ideal base to explore both the lovely, historic city of Edinburgh and the beautiful countryside of the Scottish Borders from. West Linton has a post office, a newsagent which stocks everything from DVDs to strange curry ingredients, and several lovely shops for browsing. There's also a very good golf course and lots of beautiful walks/cycling routes. Biggar and Peebles are both very attractive towns within a 15 minute drive, with lots to see and do, if you want something a little quieter than the bustle of Edinburgh.
    West Linton is a small country village (about 2,000 people), with a local supermarket, chemist, gift shop, post office etc. It also has an excellent restaurant and a pub which does good food. There are two village greens, with a river running through them, and plenty of lovely local walks, as well as more strenuous walks into the surrounding Pentland Hills and Border country.

    Newhall Bothy is a very small, self contained unit accommodating one or two people. This cottage is part of a traditional farm Steading established in the late eighteenth century, but now converted to a high standard. The Bothy is situated on a rural private estate but with great access to Edinburgh and the Scottish Borders.
    The main living area is open plan and furnishings include a two seater sofa, arm chair and dining table and two chairs. There is a TV and CD player. We have recently had a new Broadband system installed which is giving us a faster and more reliable service. There is a door in the living area that takes you out to a small court yard which faces south and catches lots of sun, adjacent to the court yard is the walled garden. The kitchen area has an electric cooker, microwave, fridge and all the usual kitchen equipment. The window in the kitchen area overlooks the rear of the property. The bathroom has a three piece white suite and shower over the bath. The hot water comes from our biomass boiler and is always in plentiful supply. The bedroom faces the front of the property. It has a bed that can be made up as either a twin or king size. Please let us know your preference in advance. The room is not big, it has a chest of drawers, space for luggage and hanging hooks but unfortunately does not have room for a wardrobe. There is a small porch area handy for drying coats, boots, etc. and you will find the ironing board, etc. hidden there.
    We are situated 12 miles south of Edinburgh (approx 25 min drive) but conveniently situated to visit the Scottish Borders as well. There are fantastic walks both on the Estate and in the surrounding countryside.

    Coronavirus Update: We now closed at least until the end of April and will review this in accordance with government advice. Spacious rural semi-detached shepherd's cottage. Situated 8 miles south of Edinburgh City Bypass, with excellent road connections to the north and south. The Bothy forms part of a courtyard of four private houses converted from the original farm.
    The comfortable three bedrooms are normally set up as one double (downstairs) and two twins (upstairs). They can also be configured as 3 twins or two doubles and one twin - please specify in advance. The kitchen, dining and living areas are all open plan, creating a convivial social space for families and friends. The cottage is fully self catered. The kitchen is fully equipped with electric oven, microwave and gas hob. There is a dishwasher and basic washing machine. There is a small TV with free to view channels and wifi. Your hosts, Kate and John, are next door in the old Farmhouse. There is a connecting door between the properties, which is kept locked from both sides at all times. The courtyard is home to four families and we ask our guests to be respectful of their privacy and keep noise to a minimum.
    The Pentland Hills offer beautiful walks. Whatever the weather the scenery is dramatic and ever changing in all its moods. We have lived here for over twenty five years and never tire of these views. Why not escape for an early morning hike up West Kip, with a superb ridge run down Monks Rigg, back to the Bothy for breakfast and coffee by the fire? The Pentlands are a fantastic playground for lovers of the outdoors, and host to two famous hill races, The Carnethy Five and the Pentland Skyline. We can recommend eating out at the Old Bakehouse in West Linton or the Horseshoe Inn in Eddleston. There is also the Allan Ramsay Inn in Carlops, which is superb for a pint by the log fire. We highly recommend a visit to The Pentland Hills Express cafe at Flotterstone, the perfect stop for delicious cakes after a bracing walk. We are also close to The Royal Dick Vet and Edinburgh Technopole, 8 Miles south of the City Bypass and 10 miles from the airport.

  • Kate and John made us feel very welcome, by taking care of small things. For example; the house was warm and the fire was on, when we came in after a long day of travel with three young children. They filled up the fridge with things for our breakfast and we could even make some pasta for the children who were tired and hungry. But also, they had toys and specific baby needs arranged for us. We definitely can recommend the house to families with children. The Bothy itself is a very cosy house, with lots of space and modern facilities. The lack of view from the house itself is very much compensated by a cosy fireplace, warm couch and nice decoration. Even some fine pieces of art can be found in little niches or shelfs. The beds are comfortable and the linen is clean and fresh. It's location is the best! From here, we did not have to drive far to find the romantic Traqiuar Castle (with playground for the children), the waterfall of Grey Mare's Tail (beautiful scenery) , Linlithgow and Blackness Castle, Dalkeith country Park with an adventurous playground, Fort Douglas or Preston Mill. All within one hour away. We fully recommend Penicuik House, an intriguing ruin of what once was a majestic House. The cafe inside organises supper or BBQ's in the summertime. Penicuik itself has all you need, from gym and swimming pool to supermarket or Kebab shop.

The area boasts a number of outdoor activities, including picturesque walks , fishing and golf. Neighbouring Peebles and Penicuik also have plenty to offer.     Breakfast can be enjoyed in our breakfast room which boasts beautiful views of our private secluded garden surrounded by quiet woodland. We often see squirrels, deer and a wide range of wild birds from the breakfast table.

  • The place is laid back and Mae is a great host.I loved the hospitality and the local recommendations given by Mae. You get the countryside feel and can drive to Edinburgh in about 20 mins. I would specifically recommend the place for the breakfast, the way it is made and served with homemade bread and cookies and the way Mae hosts the guests, you feel so welcomed. Complete value for Money.

    The house blends a touch of luxury which will help you unwind and enjoy the stunning scenery, with a well equipped space for couples and families. Rooms are spacious and tastefully decorated - the perfect base for a wonderful escape! The house has a Drawing room with real flame gas fire, a snug, a large kitchen-diner, utility room, downstairs wc, downstairs bedroom, four further bedrooms (three with ensure bathrooms) and bathroom.
    We are so lucky to be in the heart of the beautiful Peebleshire countryside, whilst a mere four miles from the pretty village of West Linton and a stones throw (22 miles) from the wonderful city of Edinburgh.

  • Our family party of nine enjoyed our stay at Jacki's lovely home. The house is spacious and comfortable, and it was a quiet place to relax after long days exploring Edinburgh and smaller towns in the area. Jacki was quick to respond to a couple questions and a request for a few items, promptly delivered. I would recommend the house to family groups, especially those with younger children as there is a playroom and large back yard with play equipment.

    This 3 bedroom flat is part of a traditional farm Steading established in the late eighteenth century, but now converted to a high standard. The Stable flat is situated on a rural private estate but with great access to Edinburgh and the Scottish Borders. Guests staying at the stable flat will have access to the whole property and are very welcome to explore the grounds. The walled garden provides a tranquil place for rest and relaxation.
    The flat can be accessed by 2 doors with one at the front of the steading and another along the inside of the steading wall. Both doors give private access to the steading cottage. The small courtyard in the middle of the steading faces south and catches lots of sun, adjacent to the court yard is the walled garden. The kitchen area has an electric cooker, microwave, fridge and all the usual kitchen equipment. The bathroom has a three piece white suite and shower over the bath. The hot water comes from our biomass boiler and is always in plentiful supply. The bedroom with 2 twin beds can be made up into a double bed or as two single beds. Please let us know your preference in advance. We have recently had a new Broadband system installed which is giving us a faster and more reliable service.

  • Croft Loft is very stylish, clean and comfortable. West Linton is a lovely and we enjoyed meals at the Hotel and especially at the Bakehouse. The characterful narrow lanes meant we didn't find the place straightaway and parking / manouvering the car can be tricky but all in all highly recommended.

  • This is a little gem within a stones throw of Edinburgh. It is a wonderfully secluded location nestled next to a natural woodland. Our room overlooked the wood. Mai is all about making guests feel welcome with wonderful home baking on arrival and tea an coffee on a self serve basis in the self contained breakfast room. It represents outstanding value for money. For breakfast Mai provided cerials, fruit and yogurt as well as a pick and mix full breakfast menu to meet each individuals taste. Local recommendations for eating were excellent in the lovely near by village of West Linton (5 miles) but equally, Mai could provide an evening meal by negotiation. If the breakfast is anything to go by this would be an excellent addition to anyone's stay. In a location affording walking, cycling, canoeing and kayaking offered by Guss (Mai's husband) and the wonderful city of Edinburgh just down the road this is an an excellent Airbnb for couples and families.
