Betty boasts a super comfy double bed downstairs and European sized bunks up top! Heating upstairs & Down, as well as heated blankets during colder months to keep it nice and cozy. Hundred Acre Studio is a charming retreat down a private track on the Ashdown Forest. In the heart of Winnie the Pooh country, it is a perfect base for exploring the many pubs, beautiful walks, vineyards, heritage railway, and National Trust properties in the area. Close to the South Downs and the coast, as well as nearby Tunbridge Wells with its historic old town and weekly summer jazz nights. It is the ideal country getaway; private, quiet, and with everything you need for a break.

Also you are within easy driving distance of Ashdown Forest, the South Downs the coast, the Bluebell Railway and several National Trust properties. Buxted train station, offers easy access for shopping in the local town and is a direct line to London.

The Old Stables, Dovecote Farm

The Old Stables is a self contained two bedroom, detached annexe with direct access to the Ashdown Forest. A perfect place to stay while discovering the Forest and all its' walks, including Pooh Sticks Bridge, Friends Clump and all the other locations in the Winnie the Pooh books. The Old Stables is self catering, with a small kitchenette with microwave, two pan hob, fridge and coffee machine. If required we are able to provide a welcome pack of essentials at an extra cost.

Our chalet-inspired studio barn, with vaulted ceilings and oak beams, is light and airy in the summer and beautifully warm and cosy in the winter, with underfloor heating throughout. It is completely self-contained, with a separate entrance from the adjacent family house. With a sumptuous superking bed (or two twins), sofa bed, unlimited fast WiFi and HDTV, you are assured of a relaxing and welcoming stay in a family-friendly setting in the East Sussex countryside.

Green Park Farm Barn

In the heart of Mid-Sussex, our former dairy farm dates back to the early 1800's. The barn has been recently restored to provide 1000 sq ft of luxurious accommodation with wonderful views across the wheat fields to the west. Guests can enjoy countless walking and cycling trails from the front door. Brighton, historic Lewes, Glyndebourne, Hickstead and the South Downs are all a stones throw away. Gatwick is less than 30 mins by car and London a further 45 by train.

We are offering a beautifully converted barn, in a secluded spot about 150m from our house, at the bottom of the garden. There are two bedrooms and two bathrooms. We are happy to welcome a well-behaved dog. We are in the Wealden Area of Outstanding Natural Beauty, on the edge of the Ashdown Forest - Winnie the Pooh territory - and within easy travelling distance of Tunbridge Wells, Eastbourne, Glyndebourne, Lewes, Brighton and London.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
