Several footpaths are nearby, leading to pubs, gardens, and a hotel with a new spa. Nearby Horsham offers everything to be expected from a pretty English market town. Brighton is 20 minutes by car. Since the property is in rural Sussex, it is best to have a car at one’s disposal. However, short distances to venues such as Leonardslee and South Lodge can easily be reached on foot or by a 5-minute taxi ride.

The Barn, Hurstpierpoint

A self contained, studio apartment with its own private access. The barn is situated in the pretty, lively village of Hurstpierpoint. Tucked away behind the High Street in a quiet spot yet next to a lovely bar and bistro (Morleys) and within a 5 minute walk of several more pubs, shops and restaurants. With easy access to the South Downs national park, Hickstead (3 miles) and Hassocks station (2 miles) for Brighton and London. Gatwick is 20 mins away. The Barn features a luxury shower/wet room, fully equipped kitchen with the basics to make breakfast and a pull down double bed. For families there is a sofa bed that folds down into a 5' double bed. There is instant access to beautiful countryside footpaths and bridleways. We are walking distance from a pub with a garden and good home-cooked food. Just an hour from London by train and 10 minutes drive from buzzy, cosmopolitan Brighton, we're also close to lots of pretty villages, lovely beaches, beautiful historic houses and gardens.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
