Very quiet and peaceful. Clean and Victoria was very responsive and helpful with any questions I had.

This place was tastefully decorated, very clean and comfortable. Even though the back yard faced the park, it still felt private and peaceful. You could hear the water flowing through the fountains. We walked to the park, and to a local restaurant. We enjoyed our stay so much!

Just got back from a fun Memorial Day weekend. It rained the entire trip but we made the best of it. The party barn next to the house made getting outside and all being together so much easier. 100% recommend if you are planning a side by side trip to Arkansas. Very close to the trail system. Worked out exactly as we had hoped for our group. Thanks for having us!

My family and I thoroughly enjoyed staying at this adorable home! I have lots of family all over Springdale/Fayetteville and Caitlin’s place was only 7 min down the road from my brother’s home off Habberton! It was the absolute perfect location and as soon as I walked in the front door it brought back so many childhood memories! It was absolutely perfect! And the homemade apple butter in the fridge just made it even better! Thank you so much, Caitlin for letting us stay in your home! We will definitely be coming back, hopefully soon!

We stayed here for our son’s orientation at the University of Arkansas and it was the perfect location! We were even able to walk here from campus and it was a really easy walk. This was a great house with room for everyone in our family of 4 plus our dog. The fenced yard was so helpful for our dog to have some space to play and relax! Thanks so much for a wonderful stay!!

We love staying at this wonderful place! It’s always clean and comfortable. We love sitting on the outside patio and listening to the birds. They have the sweetest cat that comes to visit on the patio occasionally. This time we saw 2 rabbits, a turtle and 2 deer in the backyard. Stayed here many times and will again!

Great location for us for our sons graduation. It was easy to find and check in went smoothly. Host is super responsive and helpful. We would definitely stay here again!

I had a wonderful stay at Jerome and Susan’s place. Their property truly feels like a private oasis—surrounded by beautiful gardens, peaceful natural surroundings, and the sound of birds. The apartment is simple but clean and very private, offering a real sense of tranquility. Jerome and Susan are both incredibly friendly, welcoming, and always happy to help while also respecting your privacy. I especially loved their amazing vegetable garden, which made the stay feel even more special and homey. For future guests, I’d recommend driving an SUV or truck, as the road up can get a bit rough at times. If you’re looking for a quiet, relaxing spot where you’re treated like family, I highly recommend this place!

The location could not be beat. The shower water pressure and large cozy bed alone are worth it. Not to mention a great host with snacks provided to boot. Will stay again.

Unique and comfortable lodging. We watched a calf being born from our window through binoculars. Bulls, cows, horses, geese, a visiting bunny and a bald eagle captured our interest. Be-Ann and Larry were great hosts and made us feel welcome. Beds were comfortable, kitchen was spacious and there was comfy seating for 7 people in the living room.

Great place exactly as described. Within walking distance of Walton Arts Center and many restaurants and bars. Super clean and kitchen with all of the amenities. Would definitely go back if visiting the area in the future. Thanks Ann!

We have stayed at Rim River several times. It is our favorite place when we are in the Fayetteville area. We love all the nature and peacefulness.

Absolutely beautiful place that is centrally located to everything but it can get very loud in the evenings and the thermostat never dropped below 75 so it got a little warm at night. Other than that, it was a great stay and will definitely stay here again. Next time I am in town.

Absolutely loved this place. Close to everything and very clean. Very quiet at night and comfortable beds. The condo is on a dead end street, which makes little to no traffic. The only slight negative thing I could possibly say, would be the train that runs close by. It didn’t bother me after I got use to the sound. I would definitely recommend this place to anyone.
