It is perfect for exploring 1066 country and with Hastings, Battle and Rye just a few miles away there is much to do and see! Dogs are very welcome. Small orchard with picnic table and bbq. Welcome to “The Oasis Studio” our bijou little oasis in Broad Oak, Rye. The Oasis Studio is the perfect place to unwind and to take in the beauty of historic Rye and Camber Sands. We have created a tranquil and calm atmosphere to relax in. The Broad Oak Pub and The Red Lion are literally on our doorstep. A charming, Grade 2 listed country cottage, dating from the 1700’s. Located in the village of Sedlescombe, which retains its charm of an old English village, in an Area of Outstanding Natural Beauty. Recently renovated, the cottage has been refurbished to a high standard. With underfloor heating in the bespoke wet room & a magnificent copper style bath in the bedroom. Whilst downstairs the cosy sitting room benefits from a wood burning stove & the spacious kitchen leads to a courtyard garden.

1920s Showmans living wagon,experience times past.

Set in the sussex countryside our beautiful showman's wagon is now resting. She has spent many years looking after showman travelling around the countryside housing show folk and fair ground people. Her history and that of the travelling community is a magical fascinating part of history. It is a privilege for us to own and gives us pleasure to be able to share with anyone who would like to stay. The garden and surrounding countryside are part of the charm of our wagon in summer and winter.

Our Barn is a large, rustic , comfy home situated in a semi -rural location 10 mins drive from the vibrant seaside town of Hastings in one direction and Rye in the other, close to main road. The perfect place to really relax and explore the breathtaking surroundings. With fascinating places to visit, stunning beaches, award winning restaurants and pubs, quirky shops and easy access to Brighton, Lewes and Kent.We have 4 Double Bedrooms (1 on ground floor) and 1 small kids room with bunk beds.

Set in private grounds of 10.5 acres & shared only with the on-site owners, this Log Cabin overlooks the lower lake Bedroom 1 features a huge Emperor Size double bed (7ft x 7ft), with duck down Egyptian cotton pillows and duvet. Double doors open to a balcony overlooking the lake Bedroom 2 - 2 Single Hypnos medium mattresses or 1 x Super King bed Includes two further fold out beds best suited for children. Outdoors: 1 x balcony 3 x patio

Secret and Secluded Sedlescombe Hideaway

The Cabin is hidden away, no passing traffic just the odd swooping bird or passing donkey, looking out onto paddocks and vineyards, for the ultimate stress free getaway, only the birds and trees for company. The cabin is fully functioning, has a fabulous log burning stove, set up for short or long stay, with a bespoke whisky shower tub, king size bed, wifi should you want it, fridge freezer, microwave and toaster, and towels. Wood fired hot tub is an additional charge. Payable at check in.

Pebbles - a calm and peaceful retreat near the sea

Pebbles is a place to relax and unwind, situated in a private annexe at our home in Pett Level. You’ll be only five minutes walk from an amazing beach. Surrounded by beautiful countryside and cliff top walks, 2 local pubs in the village of Pett, 5 minutes car ride or a lovely 1/2 hour walk away over the hills. Pebbles has a lounge overlooking the garden, double bedroom, wet room and a fully fitted kitchen. The garden is secluded and peaceful . The beautiful town of Rye is 5 miles away.

The Annex

A two bedroom self-contained cottage set in the East Sussex countryside, with views of the Fairlight Hall Estate and the English Channel. On a clear day you can see as far as Dungeness and the inter-lying beaches. Situated between the historic old fishing port of Hastings and the fortified hilltop town of Rye, on the A259. The Annex is next door to a family home within their established garden, to which guests have access. The nearest railway stations are Battle or Hastings.

Old Smock Windmill in rural Kent

Old Smock Mill is a romantic place for couples. The atmosphere inside is peaceful and relaxing. Everything is designed to unwind you from the moment you walk in. It is surrounded by the lovely Kent countryside where you can ramble and refresh yourselves by perhaps ending the day in one of the great pubs cosy by a log fire in Winter or in Summer in an English garden. Guests have said how hard it is to tear themselves away, it truly is a treasure to find.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
