Trickers Mill is a 5 storey Grade 2 listed Tower Windmill with its own private courtyard located in the heart of Woodbridge close to the Market Square. The ground and first floors have been converted to provide fabulous accommodation for two people.
You will have a unique experience as there are no other habitable windmills in Woodbridge.
The Mill is just minutes from the Market Square where there are numerous boutique shops, bars, pubs and restaurants. A further stroll down the hill brings you to the bustling Thoroughfare with a further variety of shops, eateries and bars. We love Honey and Harvey for a light lunch and The Table for great evening meals . Walks along the Deben river wall with views of the Tide Mill are also enchanting.
  • Had a fantastic stay at Trickers mill for our anniversary. Great property, very homely and cozy. Felt comfortable from the moment we walked in. Very clean property with grat views over the river. Would highly recommend staying here! Loads of restaurants and shops near by, and having a garage to keep the car in was great. Many thanks for a great stay.

  • The Mill was a great place to book a surprise birthday stay, definitely the wow factor! The accommodation is extremely comfortable, cosy and warm in winter. Thanks to Tessa"s extra touches of bread & milk and pretty flowers to feel right at home. The views from the top floor are well worth seeing if you are happy to ascend the top ladders. Tessa was wonderful to communicate with & offer recommendations as we didn't know the immediate area. Woodbridge is a very pretty town, lovely shops to browse and lots of lanes everywhere to wander and see where it takes you. We would love to return to Woodbridge and the Mill again. Thank you for rescuing and renovating it to share with us!

  • What can you expect from a stay at the mill? Expect to be wowed. It is a truly unique place. Many original features are preserved, whilst having all the comforts modern life needs. If you feel slightly adventurous, be sure to climb the stairs to the top of the mill. Woodbridgeis a nice quaint little town with lots of pubs and restaurants nearby. We had an awesome time in an awesome place. Thanks Tessa! I can honestly recommend a stay here.

  • We had a very special Valentine's weekend at the Mill. It was such a different experience. The place was very clean and to a high spec. Perfect location to access shops and a great restaurant, The Galley, which was 2 minutes walk away. Also walking distance to the Tide Mill. I have recommended the Mill to all my friends. Hope to come back again soon. Thank you for a lovely stay!

  • A wonderful unique experience. We loved staying here and exploring the top of the mill. The space is lovely and very well furnished. We had a delicious lunch at the gastro pub The Unruly Pig and a wonderful experience at the Solebay Fish Company. The seafood here is just out of this world. We loved arriving at this ‘shack’ in the middle of nowhere... I would definitely recommend staying here.

  • Lovely old mill with lovely touches and very comfortable.

  • The windmill is a perfect and interesting place to stay in Woodbridge- close to all amenities and for great walks along the River Deben. Tessa has created a tasteful and comfortable space with thoughtful touches. We would highly recommend a stay and hope to return ourselves. Thanks Tessa

The White Cottage is a grade 11 listed dwelling dating back to the 17th Century. The cottage has views across the fields to the front , and a beautiful spacious garden to the rear. The property features open stud work, exposed timbers and a multi fuel stove. We have 2 bedrooms-sleeping 3 people. Although there is no kitchen for guests, a nespresso machine and a supply of coffee pods are provided. We recommend a visit to our very local farm shop cafe for a superb choice of cooked breakfast/brunch/lunch if required. Plates, cutlery, glasses and bottle opener are provided if guests want to bring their own provisions to the cottage,or order a takeaway to be delivered. Guests are also welcome to use the barbeque. An electric cold box is available for guests to chill drinks and food. Off street parking to the front of the cottage is available.
Lower Hacheston is North-East of the village of Wickham Market where there is a full range of facilities and shops, and we are fortunate to have a choice of pubs- just a short drive away, all serving fantastic food. The market towns of Framlingham and Woodbridge with nearby Sutton Hoo are also easily accessible and provide a wide range of shopping and leisure facilities. The Suffolk Heritage Coast is just a short drive away, and Snape, Aldeburgh, and Orford are all within easy reach.
  • Stylish and cosy cottage. Very clean and comfy and despite the lack of kitchen, a very enjoyable stay! Within 10 minutes of many pubs and other towns and the coffee machine was a nice touch. Would stay again :)

  • The place was absolutely fantastic. Super clean place!! Only bit of feedback; the water for the hot tub was slightly on the cold side one of the nights. Other than that it was an amazing place. Feeling ever so relaxed now I’m back!

Unique houseboat with stunning river views across to National Trust site, Sutton Hoo. Just a 5 minute walk from Woodbridge's thriving town centre with great pubs, cafés, restaurants, independent shops & cinema. 10 minute walk to train station (90 mins to London). Kitchenette, shower, toilet, sun deck, WiFi, TV/DVD BBQ and free parking available.
Sea Rover is a houseboat with a difference. Located on the River Deben overlooking the historical site, Sutton Hoo. Great for bird-watching, fishing or just gazing out across the river. Just a 5 minute walk into Woodbridge where you will find fabulous pubs, cafés, restaurants, independent shops. and cinema. The boat is bright and spacious, 'a floating studio'. Double sofa bed in the main space and a single on the lower deck, so comfortably sleeps 3. Kitchenette (electric hob, fridge and microwave and grill), shower/toilet, TV, radio and DVD player all on board and a wonderful sun deck. Please take note that as this is a boat the shower is not a power shower and the washroom space is small. Also there are a few steps into the main part of the boat and several steps to the shower/toilet and lower bunk bed. There is a BBQ in the white seat box on the front of the boat and a picnic area next to the mooring. Bikes are also available. Exclusive use of the houseboat and sundeck. Use of the picnic/BBQ area next to the mooring. A welcome and introduction to the boat. We can be contacted by mobile anytime during your stay. An idilic spot with incredible views across the river and just 5 min walk from a fabulous selection of restaurants, pubs, cinema, swimming pool/gym and independent shops. Also just 10 min walk from the train station (90 mins to London). Suffolk's best beaches are just a bus ride away as is the concert hall at Snape for incredible dance, music and festivals. 10 min walk to train station (90 mins to London Liverpool St and 15 mins to Ipswich). Regular bus service to Aldeburgh (seaside town), Snape (concert hall/festivals and independent shops) and Felixstowe (seaside town). Sea Rover is a boat and staying on her is different to being on land. She is very sturdy and doesn't rock about but she will slightly sway when the tide is high. Please take care when getting on and off her when she is floating. As the River Deben is tidal, high tide is every 12 hours and the boat will be floating for 2-3 hours during this time.

  • Jo was brilliant she went over and above for us. The boat was fun and we thoroughly enjoyed ourselves. Woodbridge is beautiful, people friendly and helpful. The boat is well equipped and very clean. Jo made sure we were happy with everything and was on hand if we needed anything. Would definitely 100 percent recommend.

    Sandra2019-11-11T00:00:00Z
  • Jo’s place is quirky, has everything you need for a tranquil and restorative break. Beautiful walks along the river, good pubs and cafes a stroll away. Soooo quiet which was truly appreciated. Don’t expect 5* mattresses - it’s a different experience to hotel stays but has so much more to offer.

    Sue2019-09-22T00:00:00Z
  • Our stay was amazing. Jo was so helpful and thoughtful, she gave us some lovely recommendations of things todo and checked in on us but was not intrusive at all. The location and views were stunning and the boat itself was cosy and homely. The boat was very well equipped with some lovely extra touches added by Jo. My first experience using air BnB and Jo was the best host we could have ever asked for.

    Vickie2019-08-29T00:00:00Z
  • This is the most lovely little boat to stay on. Jo is a wonderful host, welcoming, helpful but not intrusive at all. The boat itself is very clean and well equipped with anything you could need for a stay and there was still plenty of space, it wasn’t cramped at all. The beds are so comfy and the boat is a well decorated, cozy home. The area is quiet but lovely and the people so kind, especially others in the boat yard who are also welcoming and helpful. My best friend and I had the most wonderful three days here before we separate for university and will definitely be returning! Amazing!

    Anna2019-08-22T00:00:00Z
  • Thanks so much for a wonderful stay! The boat was so lovely and cosy, and had everything we needed for our stay: comfy beds, plenty of bedding, tea and other essentials. The location is perfect: such a beautiful and peaceful place to wake up. Plus, Jo was a perfect host, making sure we arrived OK and giving us some great local tips. We will definitely return!

    Betsy2019-08-11T00:00:00Z
  • A beautiful boat in a tranquil spot - the perfect getaway. So much to see and do in Woodbridge then back to the boat for total calm - so cosy and comfy and so well equipped and lovely touches such as croissants cherries and tea and coffee - and Jo is a fabulous host - did not want to leave

    Julia2019-08-01T00:00:00Z
  • wonderful location. Peaceful, beautiful views. Fantastic opportunity to be at one with nature.

    Kay2019-07-27T00:00:00Z
  • The boat was really well equipped and bigger than I expected. The tidal aspect of the river is quite odd - no water for hours then you're up and floating for a bit - good fun! Lovely to sit on deck, people watching on the tow-path. We ate at the Unruly Pig - amazing meal and a nice 40 min walk to get there and walk if off afterwards!

  • We've just got back after a long weekend away, and could not recommended this little spot enough! We were looking for a quiet break away from normal everyday life, and Moi's place was just perfect! The accomodation was beautifully clean and felt really homely, we bought our little dog whos a rescue and isn't a fan of loud noises, so this location was perfect! We also thought it was such a lovely touch for her to provide milk and bread- it just felt like it was more than just staying in someone's rented out accomodation. Would definitely love to come back!

If you are looking for a retreat from the outside world, away from WIFI and TV, this is the place for you. Set in the garden of our house, but screened by shrubs and trees to provide privacy, the cottage is a haven of peace. We have a large variety of birds who visit the garden, and you might also meet the occasional bottle fed lamb gambling about. Our three dogs will also be keen to meet you. We are always happy to introduce our guests to our amazing sheep, chickens and pony if wanted.
April Cottage is a one bed detached cottage in our beautiful garden, with separate access and screened from the main house by shrubs and trees. We are 10 minutes by car from Woodbridge which is on the river Deben. There are plenty of lovely pubs locally that serve great food. We do have dogs who will come to say hello.
Charsfield is a small village about 5 miles from the lovely town of Woodbridge which has shops, pubs and restaurants. Wickham Market is slightly nearer and offers a Co-op, Post Office, small cafe and a handful of local shops. The Grundisburgh Dog is about 5 miles up the road and offers great food and drink. There are several other good pubs in the area. Local attractions include Sutton Hoo and Orford Ness (both National Trust), Framlingham Castle (The Castle on the Hill), Suffolk Punch Trust, Minsmere for bird watchers, and of course the glorious Heritage Coast. A cosy and compact room for one/two people. Adults only - no children or pets. Ideally situated for Sutton Hoo, Woodbridge, Snape, Aldeburgh, Framlingham, Dunwich etc. Off the beaten track but with easy access to A12. The room is self -contained and fully furnished with linen and towels. Kitchen with microwave, fridge and oven & table. Bathroom with overhead shower. Bedroom with sofa & desk. Own entrance and patio area. There is a second annexe 'The Garden Room' available also for bookings.
If you are wishing to explore this part of Suffolk for a few days - or perhaps are working in the area - Brick Kiln Annexe is the perfect little 'getaway'. Bigger than an hotel room, and with the facility to 'look after yourself' - it is private and cosy. Whilst the main house where I live is close, and therefore I can help you with any query you may have, I very much respect your privacy and you can come and go as freely as you wish, (obviously within reasonable hours). I also welcome long term/regular stays. Please ask for special rates
Campsea Ashe is a small village that boasts its own pub 'The Dog and Duck', and a well stocked village shop. You can walk to these across the fields if you wish. There is also a railway station in Campsea Ashe - confusingly named Wickham Market - where trains run on the hour to London, changing at Ipswich, and also North to Lowestoft. At the Station is a newly open Station House where breakfast and coffees are served. Closeby also is the famous FarmCafe with shop. Delicious food is served here and local products can be bought in the shop. There are many pubs in the local area - all with very good reputation for their food. Wickham Market is the nearest small town, 1 mile, and here the CoOp opens until 9pm. There is a Chinese takeaway and restaurant, Indian takeaway and restaurant and fish and chips. Also the butcher Revetts - famous for their sausages. There are a couple of gift shops, a post office and a chemist. The doctors surgery is also here.
  • This is a gorgeous Airbnb - excellent facilities and lots of space. Would thoroughly recommend. Ideal for a stopover or a longer stay.

Beautiful peaceful place to stay and although in the country there is easy access to all the different routes to neighbouring towns . Highly recommend staying here . The plcace was spotless with lovely little touches .

  • We loved the annexe. It was so cosy and beautifully decorated. It was a shame we were only there for 1 night but a great, well-priced base for visiting Sutton Hoo and nearby areas. We’d definitely use it again if we came back up to the area. Lots of extra touches like tea, coffee, cereal, biscuits, milk and toiletries. Very homely. Thank you, Tina!

  • Very comfortable space in a beautiful part of the world. Highly recommended.

  • A cosy little getaway in Framlingham. It was an ideal setup for myself while at a family wedding, private enough you can unwind happily and all you need for a nice break away from home!

  • This is a lovely studio very close to the centre if Framlingham. Rosie supplied us with everything we needed. The space was spotlessly clean. There are 2 heaters , which as the weather was not too good were really useful. There is plenty of information on the area. Magazines and paperbacks are also to be found.

    Janet2019-10-14T00:00:00Z
  • Delighted to have found this gem! We had a great stay in this lovely place, and really enjoyed Rosie's hospitality. Thank you so much, and we would love to return.

    Andrew & Gail2019-09-13T00:00:00Z
  • Our stay at Rosie's studio was great above expectations. Starting with warm and friendly welcome through all the tips she gave us and her willingness (even before arriving) to her care about us and our contentment. I have to say, me and my friend Viky felt like being on holiday at our family member's house. The studio is cosy, well furnished, clean and located very well. If we ever come back to Framlingham, this is the place we're going to stay. We would definitely recommend.

    Michaela2019-08-29T00:00:00Z
  • Rosie is a kind and generous host, very welcoming and with good communication. The apartment is in a great location, and it was great to be able to sit outside on the decking each evening to enjoy the summer sun!

  • A really smart, stylish and clean place. You get three rooms to yourself and felt totally private. Good info about local attractions. Lovely walk along river and stroll on the beach. Would stay here again, for sure.

    Helen2020-03-09T00:00:00Z
  • We stayed a couple of nights here and were delighted to find it everything and more than we expected. To cut to the chase, it is the most sparklingly clean place we’ve ever stayed in.... and really important to me, it does not reek of cleaning products so it’s no problem if you’re sensitive to those things as I am. None of those ghastly plug in air fresheners! It is tasteful and simple, well designed and calm and quiet. Lovely host, nothing a problem! Thanks to you, Rob, for a very pleasant stay.

    Sally2020-03-01T00:00:00Z
  • A very comfortable and quiet night’s sleep at Rob and Dianne’s. The place is a short and pleasant walk from Woodbridge town. Recommended.

    Dan2020-02-16T00:00:00Z
  • Our third visit in 3 months. Says it all!

    Clive2020-02-15T00:00:00Z

    Ben2020-02-06T00:00:00Z
  • Lovely place to stay. Comfy and warm, easy access, with our own private entrance, and just right for our short stay. Basics provided for tea and coffee making etc and fridge, microwave if needed for your own food. No facilities for washing up but things were “magically” cleaned and refreshed each day. Robert welcomed us and were available for anything we might need. Good sized bedroom with TV, small living area and bathroom. For the two of us on a weekend stay for a wedding it was perfect and we enjoyed walking into Woodbridge to potter around and walk along the river. If you’re looking to prepare your own meals it may not suit but there is everything you need to make breakfast and the microwave could be used. It’s a lovely quiet area, but plenty of local places to eat and visit, and we would definitely recommend.

Welcome our cottage in the idyllic, Suffolk village of Ufford. Stay in our spare room, be part of the family and explore the local area.
Meadow Cottage is over 300 years old with bags of charm, wooden beams and lots of quirky character, including a huge wood burning stove in the sitting room. It also benefits from full central heating throughout and underfloor heating in the kitchen/dining room. There is a wiggly staircase without a hand rail that leads upstairs to the guest room. The guest room is next door to the shared bathroom and across the hall from the other two bedrooms in the house. We also have The Shack in the garden. A unique daytime, summer house retreat to chill out in. Built at the end of last year by the talented and highly sought after team at TheBarn. Made entirely of reclaimed wood, windows and doors. Complete with woodburner, running cold water, kettle, toaster, small fridge and double hob. It is fully insulated, has a dining area that converts to a double day bed. Also a porch with rocking chair. Please note price quoted by airbnb is for the Guest Room only.
Living in Ufford is like stepping back in time. Everyone knows each other, we have great community spirit and lots of events. It's very pretty, with a beautiful church and its famous font (St Mary's of the Assumption) and though only 5 minutes drive from Woodbridge, it's completely tucked away off the beaten track. Traffic? Not at all, just the occasional tractor or vintage car. Lower Ufford is an historic Suffolk village which can trace it's origins to Anglo Saxon times (Uffa's Ford). The village has 2 pubs, The White Lion a 5 minute walk across the field on the footpath via the church, which boasts it's own micro-brewery and home cooked fare. The Ufford Crown is a 12 minute walk and offers Michelin accredited dining. The cottage is set off a quiet country lane just by the water meadows of the River Deben. Regular Village Events: JAN: White Lion New Years Day Walk, finished with Sausages and Mash APR: Vintage Car Rally, White Lion. Easter Egg Hunt, The Crown JULY : Ufford Gardening Club Show AUG: Ufford Beer Festival, White Lion, Bank Holiday SEPT: Ufford Arts Festival and the second Vintage Car Rally of the year. • A cozy, stylish, and overall stunning room in a quintessential cottage. Matched wonderfully by a very friendly and accommodating set of hosts. The place was clean, unique, and everything anyone needs for a quiet retreat away. Sam and Mike, thank you for sharing your home with me, it was an absolute pleasure, and I look forward to coming again!

  • I stayed for 6 weeks in this fantastic cottage with a lovely family. Samantha is an amazing host and a fantastic cook. She's one of the most helpful and considerate Airbnb hosts I have met. I'm french, and it was a pleasure to discover English culture by talking with Sam, his family and friends. I hope we will meet again!

  • A beautiful home that's full of genuine charm. The antithesis of an anonymous travel lodge! Welcoming hosts.

    Tyrone2019-08-26T00:00:00Z
  • Just home after a delightful 8 days at Sam's lovely Meadow Cottage. We were given the warmest of welcomes and were very well looked after, having use of the beautiful garden for al fresco meals and generally chilling out. She is a fund of local knowledge, recommending the best eating places, beaches and local walks. We took our bikes and found great rides on the pretty quiet country lanes and tracks. It was a perfect place to recuperate from a recent operation. Sam is one of the most helpful and considerate Airbnb hosts we have encountered and we would be more than happy to return.

    Paul2019-07-23T00:00:00Z
  • Sam greeted us with a warm welcome. Her lovely cottage, with outdoor ‘Shack’, are set in the peaceful and quaint village of Ufford, in the heart of Suffolk. A wonderful area ready to be explored, full of little villages, beaches and castles! Sam was on hand to provide top tips and recommendations of what do and where to go within the local area, and more than accommodating if you wanted an early start to get out and about, or just a lazy lie in followed by an al fresco breakfast in the sunshine, listening to the birds and watching her dog, Scout, catch some rays! We had complete access to the cottage and Sam was welcome to us joining her in the house or if we wished a little privacy we had sole use of the ‘Shack’, a summer house complete with electricity and running water; in the garden; should you be to lazy to go to the kitchen! By arrangement, Sam offered a lovely home cooked meal; utilising some of the local produce the region has to offer; which was excellent and a fitting final evening to share with Sam and her family.

    Ali2018-12-09T00:00:00Z
  • We stayed at Sue's one night for a work trip. Communication was excellent and we also managed to find Sue's house easily (a first for us!!). The room is cosy, very comfortable bed, decent sized towels, a fridge, kettle, with tea, coffee & milk provided. The ensuite was very clean, again shampoo and shower gel provided and the shower was very good. We went to one of the pubs that evening (the Kings Head) and it was an easy walk to the main market square, which is very attractive. Would recommend this house stay. Thanks Sue.

The surroundings are simply stunning, and we loved having the chickens and dogs around too - they were all so friendly. As an aside, I also left some clothes at Bee's place by accident, which she's helpfully posted back to me - going above and beyond to cater! Would highly recommend.

  • Deborah's place is amazing! We wanted to escape for New Year's eve and spend some quiet time together around nature. It's perfect for that, a small complete home in a lovely rural location, but close enough to nearby villages and towns to not feel stranded. We were able to relax, and cut off just like we wanted to. Waking up to the sun streaming in while the birds sang around us was a blissful way to start the year. HIGHLY recommended.

Clarabelle is a Shepherds Hut style "Glamper Van" situated in the grounds of The Queen, Brandeston. Set back from the pub behind our new kitchen garden, Clarabelle is the perfect place unwind, striking the ultimate balance between contemporary comfort and outdoor living - with extra emphasis on the comfort. We are situated very close to Easton Grange wedding venue and the popular market towns of Framlingham and Woodbridge. A short drive will take you to some of Suffolk's best beaches.
Clarabelle is decorated in a clean and simple way, allowing you to fully appreciate sleeping in the great outdoors. We provide fluffy towels, luxurious toiletries and logs for the fire pit. Clarabelle has an electric wood fire effect stove, perfect to curl up in front of and read a book from the shelf on the chillier evenings. There is also a Tassimo machine to make tea, coffee and hot chocolate. We also have a newly upgraded shower block, with a large walk in shower.
Brandeston is a quiet and peaceful little village. There is a play park a short walk down the road as well as a tennis court and petanque court (pass for guests can be collected at the pub). For a picturesque, rural village, Brandeston has a colourful history. Avoiding the plague which wiped out neighbouring villages in the Middle Ages, Brandeston retains many old houses and stories from the past. The Black Prince, son of Edward III and a medieval military hero hunted here in the upper reaches of the River Deben with the de la Pole family. A less welcome visitor was Matthew Hopkins, the self-styled Witchfinder General. This 20-something son of a Puritan clergyman was paid by East Anglian magistrates to uncover witchcraft. Unfortunately John Lowes, the ageing vicar of Brandeston, had a troubled relationship with his parishioners at that time and was accused of being in league with the devil. He was ‘swum' in the moat at Framlingham Castle before being hanged. In later generations, Brandeston was involved in Suffolk's smuggling trade. On the main route from Sizewell to Hadleigh, famous smugglers who lived in Brandeston include the romantic heroine Margaret Catchpole and the notorious George Crabbe. More information about Brandeston's history can be found on the village website.
  • Amazing place, would defiantly stay again!

  • Lovely peaceful village, but near to busier towns. We loved the shepherds hut, and the thoughtful details, the setting was good, and the evening fires charming. Nice drinks and food at the adjoining pub. Good walks with our border terrier. Would recommend and would like to return, even if weather wasn't as good as we had, know that even if raining, we would still enjoy our stay.

    Vicky2019-08-04T00:00:00Z
  • Very friendly landlord great food and drink. The shepards hut is lovely too. Bring your dog!

    James2019-06-29T00:00:00Z
  • Great stay, was perfect location for a wedding just round the corner, lovley and cosy even late in the year when little cold outside. Great communication and helped with check in times due to travel times.

    Roger2018-09-30T00:00:00Z
  • Lovely place to stay, would definitely return next time I'm in the area!

  • Lovely quiet peaceful place. Superb pub. Food and beer spot on. Would highly recommend.

  • We had a lovely stay in Clarabelle, which was very comfortable and I didn’t need any earplugs as I usually do when camping, as the location is very peaceful. The weather was glorious and as an added bonus we had the place to ourselves so we sat around the campfire after a great meal in the pub. This would be a great location for meeting up with friends for a glamping get together!

    Jackie2018-05-05T00:00:00Z
  • What a fantastic, cosy little home away from home! Clarabelle is beautifully decorated and very comfortable little shepherd's hut, and kept surprisingly warm given a wet and chilly September weekend to deal with. Brandeston is a great base in a beautiful part of Suffolk, really quiet and secluded but within 30 minutes' striking distance of the beach at Aldeburgh and a number of other attractions. The Queen at Brandeston (which Clarabelle sits behind) is a brilliant gastropub with some of the best cooked breakfasts I've ever had, and a great evening menu to match. Harriet and the staff at the Queen couldn't have been more welcoming and friendly - all in all we had a fantastic weekend!

Priory Barn is set in an acre of peaceful garden, surrounded by beautiful country side. Wonderful walks, a golf course and traditional pubs serving food and local ales are in nearby villages of Brandeston, Cretingham and Earl Soham, all a short distance from the barn. The nearby towns of Framlingham and Woodbridge offer lively markets, cafes, restaurants, historical buildings, galleries and shops.
The barn is about 400 years old, originally used for storing carts and produce, most notably a cider press and apples from the then surrounding orchard. It was converted into a dwelling in 1972 and won some awards for its design. It was part of the Elizabethan farmhouse estate until three years ago when the hosts Jan and Richard bought it as a renovation project. Both hosts are creative and you will see examples of artwork done by them and family members.
  • Amazing beautiful, historic barn conversion in a superb quiet location. Very comfortable bed and special touches. Lovely interesting conversations with hosts Jan, and Richard. Would highly recommend.

A delightful self contained studio on one level with large living space (sofa bed), brand new shower room and full kitchen, and a beautiful wood burning stove for chilly nights. Rose covered pergola outside with paved terrace. The building is in the large, lawned garden of the main house which is a 16th century Manor House. Animals are welcome and we have a dog, cats and horses too -and spare stables if you would like to bring an equine friend.
Delightful countryside situation without close neighbours. Ideal for country lovers and dog walkers. Big garden with fences/hedges so dogs can safely roam. Very peaceful and relaxing for those who want to wind-down. Easy access to local pubs and restaurants although you will have to drive to them. Wickham Market has good local food shops and it’s only about 3/4 miles away. Woodbridge is about 5 miles and has a wide range of shops/restaurants/pubs.

  • A quiet and cosy space to base ourselves over the Christmas holidays. It was bigger than we were expecting, perfect size for our dog bed and travel cot too! Judy and her husband were most welcoming and our dog loved having a friend to run around with. A fantastic location, with easy access all around the Suffolk area.

    Juliet2019-12-28T00:00:00Z
  • A lovely place, cosy and quiet. I stayed for 4 nights and it had everything I needed, including basics in the kitchen, a comfortable and warm bed, and an amazing log burning stove. It's the perfect place to base yourself if you want to explore Suffolk, I went walking in woodlands, beach, and heaths, all about 30 mins drive away. I would really recommend staying here if you like countryside and cosiness.

    Anna2019-11-17T00:00:00Z

  • This is a little gem in the heart of the countryside. There's so much to see and do locally - we travelled with a one and a three year old and found loads to do, even in bad weather! The Stables is a wonderful space to stay - really cosy and clean! Karen left a lovely basket of goodies for us on our arrival which was a really lovely touch. We would love to come back and stay here again!

    Samantha2020-02-26T00:00:00Z

  • What a find! Beautiful place, extremely clean and had everything we needed. Beds were very comfy giving us a great sleep. My 1 year old loved the kids books. Arrived to a little greeting hamper and milk which was a lovely touch. Would definitely come back again, especially in the warmer months as would like to take advantage of the courtyard and BBQ.

    Robert2020-02-10T00:00:00Z
  • Karen's place is perfectly located for visiting Woodbridge, Ipswich and surrounding coastal locations. It is stylish, light and airy and has everything you need for self catering. Karen provided a lovely personal touch by leaving a basket of local goodies for us to consume, and came by the property after we had checked in to make sure everything was in order. A lovely place to stay.

  • A lovely rural, peaceful location, with a great pub just a short walk down the road. There was a public footpath just next door and plenty of places to explore nearby. The cottage was clean, cosy and really nicely furnished and decorated. Karen was quick to respond and gave us a lovely welcome basket. Would definitely recommend and plan to stay again.

  • A real hidden gem of a place to stay! I would 100% recomend staying here for a beautiful and cosy home from home. The place was spotlessly clean, beautifully decorated and had so much space for cooking, dining and relaxing. Our host, Karen, had thought of everything and was so friendly. It has been a real treat to stay here.

    Emily2019-12-27T00:00:00Z
  • Lovely place to stay, cosy and spotlessly clean. Thank you Karen for the basket of goodies too :)

  • Converted 2 bedroom stables set in a beautiful location. I could not believe how quiet it was. Accommodation is to a very comfortable high standard, one double bedroom and one twin room with a large family bathroom with a very nice rolled top bath and separate large shower. Very nice modern kitchen, dining and living area, the sofas were very comfortable, so were the beds. Lots of information about the local area providing information on lots of things to do close by. Well worth booking a table at the local pub the Greyhound, it was only a 20min walk, so we booked Sunday lunch which I have to say was very good value. Good area for walking, unfortunately my husband forgot our boots so we just we could not do any proper walking but next time we will. If you are not in to long walks then you can take a walk around Woodbridge which is about 15 mins drive, lovely old buildings and looks like they have a lot of pubs. We took a trip to Framlingham to see the castle and took a walk around the town taking in the lovely architecture. Can not wait to return.

Earl Soham is a beautiful and traditional village lying in the heart of Suffolk’s gently undulating countryside. This ancient settlement is sited around a Roman road and derives its name from Soham, meaning hamlet or homestead by water and Earl which is a reference to the Bigod family, earls of Norfolk to whom the village once belonged. There are many interesting period houses and cottages in the village reflecting its long history and, in order to maintain the traditional look, much of the village has been designated a Conservation Area. The village itself has retained a lot of its charm due to its history with most of the houses and buildings being listed in the 1960s. It has won Britain’s ‘Best Kept Village’ and was a finalist in Country Life’s ‘Best British Village’. In addition to the Grade 1 listed 13th century church, there is an active village hall, tennis club, bowls club, country pub, and also Mr Hutton’s delicatessen and butchers store (noted in Country Life as a treasure!). There is also a doctors surgery and veterinary practice. The Victoria Public House, which also has its own micro brewery, is in the village. The village is located 3 miles from the market town of Framlingham (home to Ed Sheeran's 'Castle on the Hill') and a 30 minute drive from the Suffolk Heritage coastal resorts of Aldeburgh and Thorpeness. Ed Sheehan lives in the neighbouring village of Dennington so you may also get the chance to do some celeb spotting! Within a couple of miles is Kingfishers Golf Club in the lovely village Cretingham which is also home to the (dog friendly) Cretingham Bell public house. The county town of Ipswich lies some 14 miles to the south and provides regular main line rail services to London’s Liverpool Street station, taking just over one hour. The A14 is accessible some 12 miles to the west and provides a dual carriageway link to Cambridge and the Midlands, as well as to London via the A12. The cottage is less than 10 minutes from popular local wedding venues Tannington Hall, Kenton Hall and Crows Hall.

The house is the perfect place to unwind and relax and the little touches (including the amazing cake!) really helped to make it special. • We have been coming to Suffolk for years and this was one of the best cottages we've stayed in - beautiful tasteful interior and a pretty conservatory overlooking fields - perfect for enjoying a morning coffee! We arrived late on Friday and were greeted with a home made cake, bottle of wine, and milk in the fridge. The cottage is incredibly pretty and cosy and the gorgeous decor made the bedrooms feel like an upmarket hotel! The kitchen and bathroom were super clean and we had everything we needed to cook a Sunday roast with local pork from the excellent butcher just up the road - we had a wonderfully relaxed weekend and can't wait to return. Thank you Sue and Richard !

The apartment has two bathrooms. The main bathroom with a roll top bath perfect to start your getaway r&r. The second is a lovely new en suit bathroom part of the master bedroom. Two bedrooms one twin room (two single beds) , the master (double bed) , the apartment style is uncluttered & minimalist. We however try to provide all the essentials, like GHD hairdryer & straighteners just in case you forget yours. Bedside lamps with wireless charging, it’s so easy to forget to pack one. The lounge sofa also pulls out to a double bed. Open plan kitchen/lounge with pretty rooftop views of the town. A bar area to sit four , would also be a great spot to work from. A good size corner sofa. Bluetooth radio, smart tv ....& a couple of classic board games too. The kitchen has all you need , full size oven & hob. Fridge/freezer. Kettle, toaster etc. That’s it, have a wonderful stay
Woodbridge is a cute , very friendly market town. It’s incredible that for such a quaint town we have soooo much to see and do like traditional cinema, leisure centre, river walks , yacht clubs , coffee shops , bistros, yoga studio, art galleries ...and tons more. The apartment is in Church street which is just off the high street, a quieter street of boutique shops and restaurants. The apartment has parking in a private courtyard at the back of the building (really rare in the town centre) there’s also a public car park 2 mins walk away with a really reasonable daily rate. I love the location here, you’re literally just steps away from the best restaurants and shops in town.
  • Great place, everything sparkling clean, great location.

  • We are a family of 4 and spent 3 nights at Mark's apartment and it is fabulous. It's super clean, super stylish and right in the middle of town. Communication with Mark was great and check-in couldn't be easier. The parking space behind the apartment was another bonus. Woodbridge is a beautiful market town with so many amazing pubs and restaurants and Mark recommended some brilliant places to eat and drink. A brilliant place to stay - we'd highly recommend it!

  • A fabulous find, we really loved the simplicity and location of this spacious apartment. In the heart of Woodbridge you are only a minute walk from the main high street. Situated on the top floor, this stay is perfect for couples or a family of 4, and beautifully put together with the added bonus of a roll top bath. You have everything you need for a relaxing break. A real home from home, we were sad to leave! It’s safe to say that we will definitely be returning in the near future! Mark is a fantastic host who was very welcoming and even messaged us into our break to make sure we were okay. We have no hesitation in recommending this lovely apartment if you are looking to explore the area or wanting to escape! Well worth the stay!

The Nissen hut - garden studio. Bright, cosy, contemporary studio with breakfast included, great for a romantic weekend or for a small family. Surrounded by lovely walks, forests, windy lanes, beautiful beaches; 15 minutes to Snape Maltings, 20 minutes to Aldeburgh, Thorpeness and the coast. 5 minutes to Wickham Market train station, 10 mins to Woodbridge.
A Nissen hut is a prefabricated steel structure, made from a half-cylindrical skin of corrugated steel. Originally designed during World War I by engineer and inventor Major Peter Norman Nissen, it was used extensively during World War II. We renovated the hut as sensitively as possible using reclaimed and recycled materials where we could and adding underfloor heating, a reclaimed cast iron bath and a modern kitchen.
Hacheston has a playground and a farm shop and Easton has a lovely farm park, which is 10 mins drive. The Greyhound in Pettistree, 5 mins in the car, a 45 min walk or 20 min cycle has excellent food and beer. Framlingham is 5 mins away with its lovely pubs restaurants and 12th century castle.
  • We had a fantastic stay. It was a pretty cold, wintery weekend but the hut was warm and cozy. The hut comes with everything you could need for a short stay .

    Jamie2020-03-01T00:00:00Z
  • We had the best weekend staying here, it's such a beautifully finished space with very thoughtful touches. Cat and Ned are were great hosts; made us feel very welcome, gave us complete privacy but in hand if anything was needed. Couldn't recommend the hut more.

    Pamela2020-02-23T00:00:00Z
  • We had such a good time in the Nissen Hut - it was really lovely. From the moment we walked in, everything felt so comfortable and inviting from the underfloor heating to the well-stocked kitchen (with local eggs and sourdough left by Cat and Ned) and of course the INCREDIBLE bath. The bed was super comfy and the location is great - we visited Sutton Hoo but wish we'd had longer to visit the coast, as well as spend more time lounging around. We'd happily go back.

    Nancy2020-02-09T00:00:00Z
  • Amazing space in a lovely village near to lots of great spots in Suffolk. Cat and Ned were great hosts and were super flexible with our arrival / departure. The Nissen hut is really relaxing, and has everything you need and more- it gave us the perfect weekend break!

    Charlotte2020-01-14T00:00:00Z
  • Inside an old Nissen hut Cat and Ned have created a large open plan space. It is warm and comfortable with all the facilities you need for a stay in this little-known part of Suffolk.

  • Beautiful, cozy and comforting space and lovely hosts. We felt immediately at home and had such a relaxing time. Truly wonderful place to bring a small person—ours loved the marvel of the walk over the fields right behind the house, the big hay bales and cows, and the beach that was only 20 or so minutes by car away (oh, and the endless supplies of super toys that he’s never enjoyed in such quantities before!). We enjoyed the gigantic bathtub and serene nature of the place and the wonderful proximity to beautiful running and food. And, it goes without saying (but will say it anyways!), our hosts were amazing. The house came with tea and coffee and all you need for breakfast (including dropping off fresh bread & eggs & milk and butter) and our generous hosts offered to pick us up groceries (!). Very kind.

The location is good, you can walk straight from the cottage or just drive 30 minutes to the coast to some interesting towns. • Tina's cottage is a gem of a find. It is incredible value for money, and the perfect place and location to relax. Close enough to the town and amenities, but rural enough to be quiet and peaceful. Beautiful place to stay, and very accommodating and perfectly pleasant hosts. Thanks!!

  • This is a great little cottage and base for exploring Suffolk. The accommodation was very clean, well maintained and equipped with everything I needed - very warm even in below zero temperatures & lovely touches in the welcome pack. Tina is a great host taking the time to ensure I'd settled in well, offering local advice/tips on the area with nothing too much trouble - "you've got my number, feel free to ring me if you need anything". Overall a great stay.

  • The lodge at Boundary Farm was perfect for us. Myself my partner and our 10 month old baby had a very comfortable stay for 3 nights. During the day we explored Suffolk and found this the perfect base to come back to in the evening. There is a very friendly pub, with great food, a short walk from the lodge and Framlingham, a quaint Suffolk market town, is a 5min drive. We did walk there from the lodge one afternoon. It took 45mins and led us through remote fields/pathways but was very rewarding and enjoyable. The lodge is well equipped, with new kitchen and lots of equipment for cooking at home, and the bed was super comfy. We particularly enjoyed our outside dining area and found the large shared garden a plus. You could choose to enjoy your privacy or meet the neighbours. Tina was lovely and made us feel very welcome. Would really recommend Cart Lodge!

    Gemma2017-08-24T00:00:00Z
  • Lovely place to stay. Everything you need for a peaceful break. The welcome items were really helpful. Lots of outside space. If there's too much going on in the shared garden, there's other outside spaces to go to. You definitely need a car to get around and pick up supplies. Thanks Tina for hosting us!

Caroline and Robin welcome you to their delightful property which has been renovated with care and attention to give you friendly accommodation a few minutes walk from the heart of popular Framlingham with its vibrant and historic castle.
A Pleasant sunny quiet room with a very comfortable double bed. Furnished to a good standard including a bespoke writing desk and original 1930's features making this a spacious and relaxed room to stay in. We will provide towels for guests the bathroom is directly beside the double bedroom.
Framlingham is a delightful Market Town with a lovely traditional market on Saturdays and Tuesdays. Framlingham has been voted one of the best Market Towns to visit and live in by popular newspapers (2014). It is rich in history with a fine medieval castle and the magnificent St Michaels church. There are also numerous lovely local walks/runs around the town including around the Mere, the church and Framlingham college as you walk/run! around. My husband Rob is a keen sports person (running, cycling and swimming) he will be more than happy to advise on beautiful paths and routes in and around (20 miles radios). Framlingham is a great place for a photo opportunity too our two Queen Victoria post boxes have featured in many historic publications and greeting cards. One of which is at the end of our road. There are a wide variety of places to eat in town where you will find a varied choice for your pallet. The renowned Suffolk coast is a picturesque drive away connecting you to Aldeburgh, Southwold, Snape, Orford and Woodbridge. If you are visiting for a number of days we would recommend visiting the Suffolk coastal towns, villages and estuaries. Inland, "Constable country" shows Suffolk at its best and are all within easy reach by car, or for the energetic, by bicycle. Visit the lovely seaside town of Aldeburgh and Aldeburgh Cinema. Visit RSPB Minsmere nature reserve – a bird watchers paradise by the coast or Snape Maltings for a concert of music and/ or dance or art exhibitions. Have a truly wondeful Suffolk experience! Enjoy.
  • Caroline and Rob were such helpful and accommodating hosts - always willing to help where possible and ensure our we had a great stay. We are often in and around the Framlingham area - so will be staying again - and will be sure to recommend staying with them to our friends as well.
