We acknowledge the seasons: At CHRISTMAS (from mid-Dec) - it will feel festive and special with a decorated tree - the perfect place to wake up to a stocking! We also mark EASTER and Valentine's Day and the fresh flowers in the cottage reflect the season. 2020 GARDEN OPENINGS FOR THE PUBLIC when we serve soups and teas and will ask you to move your car: Saturday 22nd February, 1-4pm. SNOWDROPS AND WINTER PLANTS AND SHRUBS Sunday 7th June - 11am - 4pm. Sunday September 13th - 11m - 4pm We continue to develop a Jungle Walk round the Lower Lake - this is at its most "jungley" in May but is lovely throughout the year and improving all the time. Spring blossom (including an avenue of ornamental pear) bluebells with cow parsley running through small woodland areas, and stunning barks with vast and ancient Acacia, leaning Oak and London Planes. A charming enclosed swimming pool garden and long-established bay and yew. A Royal Bed, and a Cottage Garden. Large Victorian glasshouse in walled garden, many scented plants and established climbers throughout the garden, including 30 or so varieties of roses, plus clematis, wisteria and hydrangea, a young Magnolia walk, many varieties of Acer and Eucalyptus. There is also a Bee Garden - a bank of wild flowers which peak with many other autumn stars for our September (Sunday 7th September) Charity opening, when exotic plants and Dahlias supplement the plants which shone in June. Chisholm's was originally the housekeeper's cottage for our family house, and is romantically cosy rather than spacious. It has been completely renovated with 2 bedrooms, one double with an excellent en-suite shower, and the other with 2 single beds with an en-suite bath and a shower over. It has a kitchen/sitting room with a round dining table, log-burner and television and wifi. There is an desk in the hall which is ideal for a laptop, or to write or even revise! Chisholm's is the perfect place for a romantic, private weekend away, just an hour's train journey from Liverpool Street, or for 2 couples or a family to spend some very special time in comfort and an enviable country house location which would be difficult to match. We provide board and card games, books, and with a bit of notice, a high chair. HOWEVER, please don’t be surprised or disappointed if you let me know 24 hours beforehand that you want extras and I can’t provide them - this is a family-run Airbnb, not a world class hotel! As well as Chisholm's, you will be very welcome to enjoy our beautiful 8 acre garden, and BY ARRANGEMENT (and possibly a small fee depending on the our family arrangements) the pool will be available at certain times. There is also a tennis court which you are welcome to enjoy by arrangement, and a well-equipped beach hut is available to rent at Frinton beach (35 mins drive) by arrangement. The garden has several seating areas, including a table and chairs immediately outside Chisholm's Wisteria-covered walls for you to sit and read the paper with a cup of coffee and listen to the church bell chime on the hour, and the endless birdsong. We would simply ask that you respect our family privacy as we will yours - there is masses of room for us all! Please do note though, it is a 4 person cottage. 5, even if one of you is a few weeks old, IS A SQUASH! You've been warned - and I won’t be accepting 5 guests in future. With advance notice, we are delighted to light the log-burner, and we will supply a welcome pack of tea, coffee, milk, eggs and bread. Please note though that it is a welcome supply to enable you to have tea and toast or gin and tonic on arrival, not a fully-equipped larder, so if you are wanting things like baking powder, olive oil and a kilo of coffee, please bring them! A full manual is in the cottage. Local interest includes towns (Colchester, Sudbury, Bury St Edmunds) museums (The Munnings Museum at Dedham, The National Horseracing Museum in Newmarket) beaches (Frinton, Aldborough) pubs and restaurants. There are also excellent gardens to visit, including the Beth Chatto Garden, Hyde Hall and East Bergholt Place, and fabulous walking and cycling through the Constable country of the Stour Valley. Chisholm's is 5 miles from Colchester, and is only 50 minutes to an hour by train from London. However, there is no village shop and I can’t recommend the pub - there are excellent pubs and shops within 4 miles or so, but a car is advisable. We will try to accept all bookings we are comfortable with, but one night bookings can be very difficult for us and so we ask that you agree to a £15 surcharge for a one night visit. Thank you. We have horses - they live in an immaculate yard and are extremely well-mannered. However, like any live animal, they can be unpredictable if spooked or frightened so please don't do anything to give them a fright, and be certain to close any gates you go through. Please keep any visiting dogs on leads when you close to the house or anywhere near the yard. Our garden is open to the public and groups on certain dates - please be sure you are happy with these.
The church bells chime on the hour, every hour between 8am and 8pm, and are rung for Sunday services. 2 traditional working farms in the village and a children's playground.

  • Cozy, peaceful and traditional cottage. Good selection of board games. 15 minute drive to centre of Colchester. Powerful shower. Medium soft bed with crisp, clean bedding. Friendly host and animals. The dog named lettuce showed us the garden, where we bumped into Polly checking on her bees and her daughter’s horses. Would recommend to friends visiting Colchester.

  • We stayed at Horkesley Hall for 2 nights over a February weekend. This was our first experience of Airbnb and, thanks to a completely positive experience, it certainly shan't be our last. Polly is the most thoughtful host. From start to finish our stay could not have gone smoother. Her directions to the Hall were so thorough that I could switch the SatNav off. During our short stay, she sent periodic messages to check we had everything we needed, which, of-course, we absolutely did. Horkesley Hall is a majestic building overlooking beautifully tended gardens with farms extending out in every direction. We chose to go here because, having looked at the amenities, it suited our needs so perfectly. It permits well-behaved dogs to stay, has a log-burner (a wonderful, atmospheric log-burner that completes the setting) and is sufficiently rural to find real peace. We took our dog, Finn, on holiday with us. He got to meet the resident dogs: 2 charming dogs of real character. He got to stare at the horses - some of the finest horses I've ever seen. He got to see a lot of wildlife. Judging from the length of time he slept on his return home it's clear he enjoyed himself immensely. The living room is thoughtfully stocked with myriad supplies one might need. Even though we took a great store of food and provisions, we forgot a couple of things. But thankfully there was a more than adequate supply of things already there. And additionally, Polly had taken the trouble to leave a few fresh supplies for us: milk, eggs and butter, etc. The butter meant we were able to have a lovely steak on our first evening. And the cosy evenings really were the best part of Horkesley Hall for us. Chatting by the log-burner until late evening with a roaring fire and a bottle of single malt surrounded by such a beautiful, traditional setting. Exquisite. I'm sure Horkesley Hall would be tremendous in the warmer months, with the flowers in full bloom and the pool available for a dip. But for me it couldn't be better than the wind howling outside and the rain lashing whilst we sat, completely snug, warm and content in this magnificent setting. During the Saturday there was an open garden event whereupon people visited the Hall and grounds, stopping in the nearby church for refreshments. The event raised some £2000 for charity which is wonderful. I have to confess I took a guilty pleasure in knowing that these visitors were gazing up in interest and wonderment at the very place where we were staying. In short, our stay here - our first Airbnb - was simply wonderful and we thank Polly most sincerely for all her kindness and hospitality. We look forward to trying further Airbnb locations. And we certainly look forward to coming back to this wonderful spot in the not too distant future.

  • For a tree enthusiast this is a lovely place to stay. Sprinkles of yellow ginkgo leaves on dark green yew pyramids were enchanting in the frost. Some unusual trees - bald cypress, magnificent oaks and cedar...... so many! Everything else lovely too.

  • Chisholm's is quite charming. We were blessed with fine weather which enabled us to revisit our favourite walks and Inns before returning to enjoy a pot of tea and a nap in front of the fire. The extensive gardens are delightful and you may well be lucky enough to be escorted around by the lovely Mycroft and Lettice, Polly's dogs. It would be good to return to see how the gardens change with the seasons, so another trip is definitely on the cards. The cottage itself is cosy and has everything you could need for a comfortable stay. Polly kindly provided the basics (bread, milk, butter, tea bags etc) so if you don't take provisions you can have a cuppa on arrival. The fire had also been lit which was a lovely touch. Chisholm's is so peaceful you can't help but sleep well and unwind, and we have returned home batteries recharged and feeling much better for our four nights away.

The location is close to a golf club and spa and if you prefer pretty historic villages and some excellent antique hunting, then head to the close by villages of Lavenham and Long Melford.

    The Mouse Shed, originally a very simple space created for my daughter and named after her has had a major refit and renovation. We are now able to offer a completely self contained space for you to relax and enjoy your time in this beautiful part of Suffolk. We now proudly offer a simple,quirky and very practical space for guests to enjoy. I will be happy to provide a welcome box of goodies, including tea , coffee, free range eggs, bread, butter, milk and jam and marmalade to get you started. Handily, I happen to live next door to the local Butcher who sells many useful products besides meat. In fact you will not really need to shop outside the village unless you have extremely refined eating habits!
    Situated at the end of my garden in a quiet Suffolk village, this recently renovated 'shed' offers a tranquil setting ,which until recently was my daughters bedroom. Now that she has pretty much flown the nest, I have decided to put it to new use as a rather quirky little place to welcome quests into. The newly renovated shed now boasts a very pretty bathroom, with a large shower. The kitchen is relatively small but PERFECTLY FORMED...incorporating a 2 ring induction hob, fidge/freezer, washing machine and a microwave if necessary. Guests have private access around the rear of the property,and are welcome to use my garden. There is a lovely bench outside and I can provide a simple barbecue for those who love to eat outside....on those hot summer nights.
    Boxford is a very pretty little village in the heart of the Suffolk countryside, but it is also a properly functional village, with a Butchers shop, a post office, general store and two pubs. More recently a coffee shop has opened, which has proved immensely popular with locals and visitors alike. It does an excellent breakfast/brunch and serves simple but delicious lunches, a great spot for hanging out and having breakfast if the thought of cooking at the mouse shed is too much!!!!Boxford is set in Constable country and there are some stunning medieval villages within a very few miles, such as Lavenham, made famous through the wool industry and Kersey, which is a simply stunning vilkage just two miles away. We are on the South Suffolk cycle route for those interested in cycling and there are plenty of stunning footpath walks right on the doorstep for you to enjoy.

Charlotte was very warm, down to earth, friendly and inviting. We greatly appreciated all the added touches (bread, eggs, etc.) which we hadn't expected .   • It’s as good as all the glowing reviews suggest. Charlotte replies quickly to questions, is very helpful and left us plenty of provisions like eggs, milk and bread. The Mouse Shed is perfect for two. Everything’s well laid out, nice design touches and finished to high spec. The Fleece pub down the road does good food. Good base to explore surrounding villages from. Various walking routes if you’re into that. Would recommend.

  • The "Mouse Shed" was a wonderful base for our fortnight stay in Sudbury, Suffolk. The village of Boxford was so well situated to explore many regions of the area. Charlotte was a perfect host, always accessible but she left us to our own devices. The welcome pack was really thoughtful and made it easier for us. The home is comfortable and quiet, it was also very well presented. Having a washing machine was really useful and a bonus for our stay. I would highlyrecommend anyone stay in the Mouse Shed.

  • I honestly can not fault this place in any way, such a gorgeous little hideaway, and every possible helpful addition. The kitchen was so well stocked (better than my home!) and it was spotlessly clean. We were left eggs, milk and lovely local bread and butter. We were kindly welcomed, given such local helpful advice and were lent a rucksack when we had forgotten ours! The mouse shed is in a lovely little quiet village with pub and shop a very small stroll, and so well placed for Ipswich and other big surrounding towns. Highly recommend!

    The Coach House is a detached one bedroom flat, tucked away behind our historic home, once part of a pub and brewery! With a ground floor kitchen and upstairs sitting room, bedroom and bathroom, the Coach House is a sunny space with views over our pretty garden and its own outdoor dining area. The decor is shabby chic, and the flat is warm, clean and comfortable! Ideal for two, it can stretch to four thanks to a sofa bed. A choice of shops, pubs and restaurants is only a short walk away.
    The Coach House is around 200 years old and dates from a time when the Three Tuns was a public house and brewery. Parts of the original pub are over 500 years old! The complex now forms three houses and the Coach House holds our garage as well as the flat.
    Hadleigh is an ancient Suffolk wool town with a historic church and Guildhall, a pleasant river walk and nature reserve. It is a great base to explore Constable Country and a forty minute drive to the coast. We are based right on the High Street so you can easily walk to the shops, or visit one of the town's many pubs or cafes. We are also on a cycle route.

    Welcome to our grade 2 listed, self contained annex accessed via a private entrance in the driveway of our family home. Tucked down a quiet lane right in the centre of Boxford, it has been sympathetically converted to provide light airy first floor accomodation with exposed beams and a wood burning fire.
    The Hayloft has off road parking, a small courtyard garden with a large picnic table and bbq. We also offer secure storage for bikes and Kayaks meaning it provides the perfect base for exploring the beautiful Suffolk countryside.
    Boxford is a thriving village with a pub, shop, post office, butchers and wine shop. Everything you need within walking distance.

It’s the most beautiful, comfortable, warm, special place and with a really good kitchen and kitchenware too.     Self contained 1 bedroom annexe in countryside location featuring living room with sofa bed, kitchen, large bedroom with kingsize bed and access to wetroom. Annexe benefits from underfloor heating and fully equipped kitchen including SMEG fridge freezer, hob and combi oven/microwave/grill. Annexe joined on to hosts home which is based in rural location looking out on to open fields just few minutes drive from historic market town of Hadleigh. Ipswich and Colchester both 30 mins drive away.
    We recently bought the Pump House and were delighted that the property benefitted from a one bed annexe which is self contained with its own front door which we can use for family and friends as well as paying guests. The annexe was built ten years ago to a high specification and is equipped for guests of all ages. The location is fantastic insofar as it is very quiet down a farmers track on the edge of the market town of Hadleigh with no other houses nearby but still within walking distance. Small pets are welcome for an additional £10 charge per pet per night paid on arrival.
    The annexe is a few minutes drive from the historic market town of Hadleigh or a ten minute walk over the field opposite. Sudbury is within 20 minutes as is the famous historic village Lavenham. Ipswich and Colchester are both within a 30 mins drive.

  • This accommodation is exactly as described and bigger than the photos suggest, the kitchen is well equipped if you wanted to cook, living room spacious, bedroom is large and the bed very comfortable, the bathroom is a wet room and the shower is amazing....hot and fantastic pressure. Richard and Gary are superb hosts and have excellent communication leading up to staying after booking and during the stay. The Annexe is exceptionally clean and well equipped.....we stayed for 2 nights and will definitely book again in the future......the local town has a nice choice of welcoming pubs and takeaways. The location is isolated and without the communication from the hosts with pin point directions it could be difficult to find.....but well worth the effort....this is without doubt the best Airbnb accommodation I've used so far especially for the cost. You won't be disappointed.

    The Old Forge is a truly special place to escape to, relax, recharge and unwind. A Grade II listed 15th century timber framed building it is converted from part of our home. The cottage is completely self contained and is accessed via coach doors from the street into an open plan living area with a compact kitchenette. Up a curling staircase is a romantic vaulted beamed bedroom with ensuite power shower. We provide luxury soft fluffy towels and crisp Egyptian cotton linen for that extra comfort. A complimentary breakfast basket with milk, free range eggs, local bread, bacon tomatoes and butter is also provided to welcome you on your arrival. We also have bikes you can borrow free of charge if you fancy a bit of cycling down some of the country lanes to one of the many good pubs.     A vibrant and convenient small village Boxford is ideally situated to explore the many interesting sights in Suffolk. It is a vibrant village with local shops including a butchers and a great coffee shop. There are many lovely walks straight out of the door and we are not far from the nearby sights such as Lavenham, Flatford and Dedham for John Constable country, the Stour valley, Bury St Edmunds, Long Melford (where Lovejoy was filmed) and many more. Felixstowe on the coast is about 45 mins away.

  • One of the nicest Airbnbs I've ever stayed in - an absolutely charming and cosy place. Everything is so cleverly and thoughtfully arranged too, so that you have everything you need. It really did feel like staying in someone's home because it had so much character and with kind and thoughtful hosting touches like the breakfast things and fresh bread (not to mention the library which really did make it feel like a home from home - Marianne and her husband have excellent taste in crime fiction!) and yet it was completely private. The village of Boxford is gorgeous too, with a lovely pub and stores just round the corner and the beautiful church opposite. All the amenities were in good order - wifi and jolly good shower, etc. All in all very, very highly recommended.

Sudbury is set between ; Ipswich , Bury St Edmunds and Colchester. London is about 1 1/2 hrs away via motorway A12 or 50min by train. Our house is a home from home.
    Our space is a home with animals in the countryside. It is quiet, small but has a big welcome. We are unexceptional, but it is a very personal service, intimate but relaxed and laid back. we're open and none judgemental so you can come and go freely.

  • Wow! Snow Cottage is an absolute dream. I wish I could move in and call this my home forever. My partner and I spent a magical weekend here in late October. We were greeted by Mark, who is a welcoming host full of fantastic hospitality and local tips. We felt like we were greeted by a friend, not a stranger. Mark showed us around his little patch of heaven in the Suffolk countryside, imparting his knowledge on places to eat, drink and visit locally. The cottage is beautifully decorated in an eclectic, effortless style. Everywhere you look there is something to catch your eye and spark your interest. The welcome basket of breakfast goodies was divine and something I admit I had been looking forward to after reading other guests comments. It did not disappoint! Soft jazz set a wonderful atmosphere for our arrival and leaving the cottage to trek across the field to the local pub was hard but somehow we managed! The White Horse in Edwardstone has an amazing microbrewery and had a cider festival in when we visited too. The medieval village of Lavenham is well worth a visit too. Snow Cottage is a fantastic place to explore the Suffolk countryside from, if you can bear to leave the cottage itself. Thank you Mark for a wonderful weekend. About a 20 min walk is Hadleigh which has a range of shops, pubs & restaurants.
    The 2 bed lodge sleeps four people. 2 bedrooms both identical with King-size bed (one of the beds can be converted into two singles if preferred) large wardrobe, both en-suite with walk in shower, double sink and built in Bluetooth speakers. There is an open plan kitchen/Living area, the kitchen has an electric range cooker, American fridge freezer, dishwasher, microwave and washing machine .     There are so many options for day or afternoon trips. Long Melford and Lavenham are definitely worth a visit. Dedham Vale and Flatford Mill immortalised by John Constable offers a beautiful day out. Aldeburgh and Snape Maltings with its internationally renowned concert hall can be combined into one day trip. - Framingham and Woodbridge both historic market towns also make for a nice day out. As does Bury St Edmunds and Norwich.   • The lodge was a lovely peaceful place to stay - met expectations and more. We were two couples and had an amazing time - didn’t want to leave. Rooms were lovely and nice to have our own en-suite. There was everything we needed at the lodge including blankets to curl up to on the sofa. During the day we travelled to the different local towns which wasn’t too far away including Hadleigh, Lavenham, Dedham, Sudbury and Bury st Edmunds. During the evening we chilled at the lodge and relaxed in the hot tub. Host was lovely let us check in early and any queries we messaged host whom replied promptly. Will definitely be returning.

    My home is a medieval guildhall, recently refurbished, it is comfortable and furnished to a high standard with all modern facilities . The garden is a beautiful space to enjoy. Drive to towns and villages such as the historic Lavenham and the market towns of Sudbury and Hadleigh and Bury St. Edmunds The rate listed of £45 is per person per night.
    This is a lovely Suffolk village with many old and interresting houses , and a well attended church stands on the village green. There are lots of beautiful walks and our village shop is successfully run by volunteers. Corncraft is just a short walk down the main road and mustn't be missed, here you'll find a group of artisan businesses, a place that sells plants, Sarah's Attic ( bygones and treasures) a wonderful gift shop selling an enormous range of cards,and there is also an Art and Crafts studio. Also a cafe which serves really good food, from breakfast to afternoon tea. Corncraft has been in business by the same family for many years, well worth a visit.

Inside the property there is a spacious open-plan kitchen and living room featuring a stylish wood-burner and bi-folding doors which open onto the south facing terrace. The holiday home is located in Lindsey, Suffolk.
    The Strawberry Box is located on our working family fruit farm in Lindsey. The farm grows strawberries, raspberries, blueberries and blackberries. The barn sits in a quiet and peaceful part of Suffolk , with views of the rolling countryside. There are two excellent pubs within distance of a comfortable walk or bike ride.
    Lindsey has a fantastic local pub, the Lindsey Rose, and there is an award-winning farm shop in a neighbouring village. Also within comfortable walking/biking distance are other beautiful Suffolk villages such as Kersey, Lavenham and Chelsworth.

  • This lovely black boarded tractor shed conversion has everything you could want or need and all so beautifully done! The bed is so comfortable, the shower so showery, the kitchen and eating area so perfect, the sitting space so cosy and the bird feeders outside the French windows attract a constant stream of sparrows, goldfinches, tits and robins. You could sit and watch them all day, except that this part of Suffolk is so pretty, you might want to walk or tour around it, have lunch in a village or town and then dine in one of the many great local pubs. So much to say. I’d better stop there!

    The self-catering accommodation comprises an entrance hall, spacious studio with open ceilings and exposed beams, light comfortable living room with 2 sofas, flat-screen TV, CD/DVD player etc. and a superking sleighbed offers a comfortable nights sleep. A small lobby leads to the shower room. There is a well-equipped kitchen/breakfast room with fridge, full-sized electric cooker and hob, microwave, washing machine, drier and dishwasher.
    The property is set on the edge of Nayland and is in the Dedham Vale AONB. There are many rural walks nearby. The village pub, butcher, Post Office and GP surgery are within walking distance. We are well placed for visiting the attractive Suffolk market wool towns of Sudbury, Lavenham, Long Melford and Hadleigh, all being less than 30 minutes drive away. There are also many charming villages nearby. The historic Roman town of Colchester is a mere 20 minutes away by car and can also be reached by a regular bus service from the village. The area is very popular with walkers, cyclists, birdwatchers and stargazers. The River Stour is nearby, with accessible launching sites for canoeists, kayakers etc.

  • We stayed 4 nights at Kate’s farmhouse apartment, and having read positive reviews, were not surprised to find it very comfortable, spacious and well equipped: a very appealing mix of traditional furniture and high quality modern kitchen appliances. The photos are accurate and Kate was friendly, quick and helpful in communicating and meeting us to check in. Nayland is a quiet, pretty village and a good location for walking and exploring places in Suffolk and Essex. The well stocked shop at nearby Stoke by Nayland was well worth the 45 minute walk and we had a lovely meal at the Crown. Highly recommended.

    Our home is a recently renovated 15 century property with beautiful period features on the outskirts of Hadleigh, Suffolk. Your ensuite bedroom with off road parking and its own private entrance is a short walk to the ancient market town of Hadleigh, enchanting medieval village of Kersey and is set in picturesque countryside with plenty of walks from the back gate.
    This is a beautiful, light and airy room with a comfy king size bed, ensuite bathroom with separate roll top bath and shower, Wifi, fridge and tea and coffee making facilities.
    A few minutes walk to the south sitting on the River Brett is the market town of Hadleigh, established in 1252. The town’s backbone, is the high street, with just the right eclectic mix of shops, a local supermarket, restaurants, cafés and pubs. A 10 minute walk to the north is the picturesque medieval village of Kersey with The Bell pub providing a very warm welcome.

Loved the comfortable bed and quality cotton bedding. Katherine was an excellent host and had supplied over and above what I expected – a mini fridge with a pint of ‘real’ milk, biscuits, extra blankets, heater, electric blanket and even a bookcase with plenty of reading material!     The Pump House is close to the village of Stoke by Nayland which boasts two great gastro pubs shop etc. yet the Pump House is surrounded by a simple field with a small stream running through. The Pump House is at the centre of a footpath network within the Dedham Vale, an area of outstanding natural beauty. Great views and walks. You’ll love my place. Its a quirky conversion of a water pumping station with every comfort and great views. My place is good for couples and furry friends (pets).
    The space is open plan with the double bedroom curtained off and with a sofa bed and the TV on the balcony level. This cosy snug is reached by a steep paddle stair which is really not suitable for very young children or unsteady adults. The sitting area downstairs has extensive views all around to enjoy the wildlife. All very tranquil and quiet.
    Two excellent gastro pubs in the village of Stoke by Nayland which is within easy walking distance. Ideal walking and cycling country straight from The Pump House.

As does Bury St Edmunds and Norwich.     The cottage dates back to the 17th Century and is a delightful, grade II listed, thatched property with a charming separate thatched croft that historically was used as shelter by shepherds on their way to London.   • Just returned from one night at Jackie's accommodation. I booked it only a few days ago. We just wanted to get away and do some walking and visit local pubs. We got exactly what we planned. The area is quite rural and you have to drive or walk (min 2.5 miles) to get to the nearest pub/town but it suited us. The circular walk from Semer to Hadleigh is one I would recommend, Stopping in Kersey on the way back for a glass of wine in the Bell Inn. Perfect. Jackie's accommodation is wonderful. It is small, but you have everything you need. I loved the touch of giving us fresh eggs from her chickens, which lived just opposite us. Jackie gave us our own privacy too which was very thoughtful of her. We will return without a doubt. I would highly recommend this accommodation for lots of reasons.

There are easy road and/or rail links to London, Colchester, Bury St Edmunds and Cambridge. Stanstead airport is just an hour drive away. The county of Suffolk boasts one of the driest places in the UK. For golf enthusiasts there are many golf courses in the area, the closest being just half a mile away.
    There are so many places of interest just a short drive away. We are situated in an area known as Constable Country. Fellow artist Gainsborough was born in Sudbury and guests can visit his home. As for Constable, the famous picture entitled 'The Haywain' was painted at Flatford Mill, Dedham and can be reached by car in just 20 minutes. The coastline of Suffolk is just over an hour away by car. The beautiful historic villages of Lavenham and Long Melford are just 7 miles away and are a 'must see' when visiting.

  • The property is in a quiet rural location which is close to Sudbury. We chose the property for its' proximity to Great Cornard parkrun and Sudbury station. Our party of six had the AirBnb bungalow to ourselves. The super-friendly and helpful hosts, Karen and John, have their own private sleeping area and lounge. There is a lovely peaceful garden area for guests to enjoy as well as the gorgeous indoor pool perfectly heated to 30 degrees and long enough to swim lengths. Our en suite even led straight to the pool. Karen and John welcomed us all upon arrival (we all arrived at different times) and were offered a welcome drink). The stay couldn't have been more perfect, and to top it all the breakfast spread certainly 'hit the spot'. Karen and John were very flexible and accommodated our request for a post run breakfast, this inspired my quickest parkrun in 9 months, as we had a wedding (35 minutes away) to get to at 1230!. Thanks for making our weekend (and family get together) so special.

    Recently renovated, detached stable and cart lodge, in the centre of one of Suffolk's finest villages. 400 yards from two excellent pubs and a village shop. Entrance hall, spacious double bedroom, bathroom with shower and bath, reception room (including kitchenette and wood burning stove). Wifi, Smart TVs in bedroom and reception room. Sonos speakers throughout. Off street parking for one car. Great location for cycling, golf, walking and exploring. 12 minutes drive from Colchester station.
    The Cart Lodge is a detached and self contained. Until recently it was a stable and cart lodge but has been converted to a high standard, providing a modern living experience whilst retaining the original character of the building. The Lodge shares a drive with the owner's house and overlooks the rear garden with views of the wonderful St Mary's Church tower famously captured by Constable. The kitchenette provides: Fridge, cooker, microwave, electric hobs, toaster, kettle, sink and workspace for meal preparation. Items are provided for a first day DIY breakfast typically comprise: a pint of milk, juice, bread, butter, jams, cereals, home laid eggs, local bacon and sausages, tea and coffee. All linens included. You should know a couple things... 1. We live in the main house full-time and have three friendly labradors. Though none are allowed in the Lodge, if you suffer from pet allergies you should know that our dogs potter about the drive. Though we do clean the Lodge thoroughly between guests, it is certainly likely that allergens could be present. 2. Additionally, approximately once a week during the warmer months the lawn needs cutting and periodically the hedges trimming. We'll try and keep the noise down to a minimum. 3. The will be a small amount of coming and going during week days and Saturday early in the morning as Nick leaves for work and children for school. 4. There are steep stairs to a mezzanine room in the bedroom. This room is locked and for family use only. Guests are recommended not to use these steps and are responsible for their own safety on these, should they venture up.
    Stoke by Nayland is in an Area Outstanding Natural Beauty, close to Dedham, the Dedham Vale and Flatford Mill. It is an ideal base for exploring Suffolk and it's coastline, with the Wool Towns of Long Melford, Lavenham, as well as Sudbury and Hadleigh all within easy reach. Snape, Aldeburgh, Thorpeness, Walberswick, Southwold and Mersea Island are all less than an hour away. The village has two great gastro pubs to choose from and a village shop with a post office for newspapers and supplies less than a 4 minute stroll from the Lodge. There is a championship golf course a mile away at the Stoke by Nayland Golf Club and Spa as well as the Brett Vale Club golf course (approx 15minutes away). Stoke is on the Suffolk Cycle Route and is surrounded by endless walks for all levels of fitness! Canoeing is available locally along the River Stour. Colchester is 12 minutes away by car for shopping, restaurants and trains to London Liverpool Street or Norwich.
  • What a wonderful weekend we had at Annie’s lodge. Not only was the lodge itself a complete delight—the warming log fire, the big bed, the well-appointed bathroom—but we were also amazed by the lengths Annie had gone to in providing treats for us. And as other reviewers have said, the photos don't do justice to the luxury and comfort of the lodge! The view of the church at sunset was incredible. The pubs in the village had fine food. And the lodge was a perfect base for a walk on the Box Valley path to Boxford and back. (The website dedhamvalestourvalley.org has great downloadable walks.) We are recommending the Cart Lodge to all our friends, and we intend to return as soon as possible.

Surrounded by beautiful countryside with hiking trails from the front door Annie offers a lovingly designed accommodation overlooking the church steeple of the village. Two great pubs in the village and a small shop make sure that you really would not have to leave - if there was not so much to discover in the area. We were torn back and forth - another trip or rather enjoy the lodge cozy? But the nicest thing about the place was Annie herself, who is so friendly and happy that it makes your heart beat.

    Cosy 16th century house, with exposed beams, light and airy, enclosed pretty little garden, semi open plan ground floor. Parking space. Short walk to shops and facilities. Hadleigh has many independent shops and eateries, 3 pubs, two supermarkets, four very different coffee shops, hairdressers, beauticians, 3 chemists, health centre, fire station, lively Friday market, a library that’s open on Sunday, riverside walk 500yds away, many period buildings in the high street and surrounding areas.
    Small but sweet town house/cottage with exposed beams and timbers. This is my home comfortable and relaxed. Complimentary breakfast of fresh fruit, toast, teas/coffee, in addition you are welcome to help yourself to my tea and coffee selection Happy to accept a well behaved pet dog but please advise in advance
    Hadleigh is a small historic town , friendly and relaxed.
  • We enjoyed our warm and comfortable stay at Amanda's place on a rather cold day! Amanda was friendly and always available to answer questions and to help in any way. Breakfast was a lovely bonus!

  • This is a lovely quiet location in Hadleigh. Amanda has the most well behaved cat and dog I have ever met. The house is spotless. Lovely shower and use of the kitchen. Amanda was an excellent host indeed. Would not hesitate to return.

  • I wonderful stay at a Amandas place. Amanda is one of the most lovely hosts, and nothing was too much trouble for her, she was a delight to talk too and be with. The bedroom and the bed were absolutely fantastic for a very comfortable nights sleep and stay. I cannot recommend a Amandas place highly enough, with its 16th c timbers plus of course, the added bonus of pepper the dog and Saxon the cat!

  • Lovely clean character property! Great place to stay, we had a wonderful 3 days there. Our host Amanda was very friendly, accommodating and helpful. Delightful pets, both dog and cat very quiet and friendly. We were very fortunate to find Amanda's place so close to our family in Hadleigh. We highly recommend Amanda and her home to other guests, we would love to stay with her again.
