HOT TUB INCLUDED IN THE RATE FOR ALL BOOKINGS FOR MARCH 2020. A beautiful modern family home offering spacious living accommodation with 6 en-suite bedrooms and large grounds. Although in a peaceful rural location the house is close to all major towns to include, Stratford Upon Avon, Warwick, Oxford and Leamington. This beautiful luxury property is only 4.5 miles from Soho Farmhouse in Great Tew.
Accommodation set over ground, first and second floor offering large open entrance hall with open staircase rising to en-suite bedrooms. Ground floor offers bright and beautifully furnished drawing room with inglenook fireplace. There is also a multi-media system, surround sound music system providing music to the ground floor of the property. There is a dining room which offers seating for up to 20 people for formal dining. The Large well equipped kitchen offers a AGA along with a further eye level oven, 2 x 4 ring hob, dishwasher, fridge and all other necessary items for a well equipped kitchen. The kitchen leads to a large utility area which offers washing machine, dryer, american fridge freezer and pantry. Also leading directly from the kitchen to walk directly in to a further TV/sitting area and in turn leads through to a conservatory with further seated dining. Within the main house there are 5 en-suite double bedrooms 2 of which offer family accommodation with double beds plus double sofa beds. The master suite offers a jacuzzi bath and double shower and his and hers wash basins. All other bedrooms offer either bath or shower en-suite facilities. The 6th double bedroom is situated in the annexe right next to the main house. The gardens extend to 6 acres and are approached via a double electric gate and lead to a gravelled driveway to the double front doors. At the rear of the property there is ample seating for 20 people and loungers for 8. BBQ facilities are available and a hot tub is available at an additional cost of £200 for the duration of your stay at the house. The property is rented as a whole and therefore guests have the full use of the property and gardens. The host will meet & greet the guests and will be available on call for the duration of the stay. The host will also check out guests on departure. The property is situated in the Oxfordshire Countryside and very private. There are golf courses and riding stables closeby. There is no public transport available close by. If required, a cleaner can be made available at an additional cost. If your rental is for 7 nights plus a weekly clean is included in the rate.
The property is located just off a country road set within 6 acres of grounds surrounded by open countryside. The property is on its own. Close by there are golf courses, riding stables, public houses and restaurants.

  • We stayed at this beautiful home for 3 summer nights and have to say the weekend was perfect. The accommodation was great, everyone had an ensuite bathroom and the grounds were huge with plenty of activities to keep us busy including a BBQ, table tennis table and hot tub. Indoors there was a nicely sized dining room and living room which we could all fit in, and we spent most of our time in the open planned kitchen / breakfast area, so we were very comfortable. Our host left us plenty of guidance prior to arrival and was available to assist with any queries throughout. For a group of friends with young children the home provided an ideal place for quality time and making some great memories.

    Honeycomb Cottage is a lovely 18th C beamed cottage with woodburner, beautifully furnished, tucked away in a quiet location down a pretty country lane with a lovely ford at the end. A cosy retreat from which to explore the Cotswolds. Soho Farmhouse a short drive away. Beautiful walks from the door.

    2 bed, sleeps 4 (1 double, 2 bunks, plus double sofa bed in separate garden room) Detached character cottage with Aga/Rayburn & underfloor heating. Outside hot tub in private courtyard garden. Jacuzzi bath in luxury bathroom. Parking. Wi Fi. Micro brewery & horse riding at council licensed riding school on site.
    The comfortable open plan living area has an oil fired Aga/Rayburn for heating and country style cooking. There is an induction hot plate and microwave for quick cooking. We have horse riding for all ages and abilities. We are a council licensed riding school. We also have a micro brewery for beer lovers on site! There is a golf course Rye Hill, Milcombe near by. We live on site and like to meet guests when they arrive, or shortly after. If you have any questions about the local area we are pleased to help. The Darcy Dalton Way runs through our property and there are footpaths to Hook Norton in one direction and Swalcliffe in the other. A car is necessary. There is a regular train service to London from Banbury. There are walks and maps in the cottage for you to use.

    Set in the traquil surroundings of Lower Nill Farm this wooden cabin has glorious views across the Cotswolds with all the amenities to make your stay a relaxing break away from hectic life. Lower Nill Farm is just a short distance from the historical village of Hook Norton. Hook Norton is famous throughout the world for its brewery which has been making beer since 1849. Lower Nill Farm is also located on the historic D'arcy Dalton way which spans the length of the county of Oxfordshire.
    The Cabin is an oak framed structure complete with exposed beams/trusses and vaulted ceilings which make the space light & airy. The glazing makes the most of the views looking out to Brailes Hill and beyond, it also makes a great space to watch local wildlife. The Cabin also has a huge garden at your disposal perfect for summer BBQ's and for children to play safely. The plot is in a very peaceful part of the farm an excellent place to unplug and relax.
    Lower Nill Farm is located in the spectacular Oxfordshire countryside. It's a great base to explore the Cotswolds and also historical cities and towns like Oxford, Stratford upon Avon, Warwick, Banbury, Chipping Norton and Leamington Spa. The local village, Hook Norton, is a very picturesque place where agriculture and brewing have played a huge part in the prosperity of the village. The local brewery is the home of Hook Norton ales and a huge source of local pride. A visit to the brewery shows you a process that has barely changed in 200 years in a majestic building purpose built for the serious business of making beer. Other local gems are: -Whichford pottery and the adjoining Straw Kitchen Cafe -Broughton Castle -The Rollright Stones -Upton House -Chastleton House -Blenheim Palace
  • We had a really relaxing stay at Jonathan's cabin. The views are wonderful and it is extremely quiet and peaceful. There are tons of walks to explore nearby and the fireplace is perfect for a cosy evening in with a glass of wine.The cabin has all the cooking amenities you might need as well as plenty of maps, books, etc. on the local area. The local ales were a really nice touch.

  • This stay really made our trip to the Cotswalds. It’s a bit outside of the Cotswalds, but if you have a car, it’s easy to get around. You can tell a lot of attention went into making this the perfect farmhouse. One bed is a pull-out couch but the duvets they provide are lovely and it’s nice to sleep by the fireplace and see the view out the windows. We really loved the fireplace and the wood/fire starting materials made it easy. The kitchen is lovely for cooking with all the utensils you need. We brought milk but didn’t need to, as they provided some. The hosts greet you and come by if needed. This rural stay outside of the Cotswalds was everything we needed for a weekend getaway from London!

Nice extra touches, like leaving the place stacked with board games, dvds, books and even a couple of bottles of the local beer from Hook Norton Brewery. Holly was there waiting for us when we arrived and showed us around. She was available via text at any time should you need her. Just a note that no toiletries were provided so dont forget those. They kindly left us some milk, orange juice, tea etc. Kitchen is fully functional and has everything you need to prepare dinner. The place is on a working farm so pitch black and silent of an evening - the perfect escape.

    Very quiet residential area located on the outskirts of Banbury with local amenities close by. The Easington is the local Ember Inns pub and restaurant and can be easily walked in under 10 minutes. There are also lovely village pubs situated in the neighbouring villages of Bloxham, Broughton and North Newington, all of which are approximately 2 miles away and can be walked, should you wish.

Her cabin is about a 30 minute walk from the station, (and a short cab ride) - Oxford is just a 20 minute train journey away if you fancy exploring. The thoughtful touches of robes and a ready and waiting hot tub were wonderful. The cabin was warm, comfortable and perfect for the trip. Communication was prompt and super helpful!

  • Had a lovely weekend with my partner at the cabin retreat. Although it was in a residential location, you would never have known when in the cabin! The treatment we had was amazing and very relaxing. Cabin full of amenities to be able to cook. Tamsin gave lots of suggestions of food and places to visit close by. Excellent distance from Bicester village. However, did have one issue with the shower, it kept say LP and turning off. Other than this no complaints. Thank you, throughly enjoyed!!

    Located in the original farm yard of Manor House Farm, in the heart of the Cotswold village of Duns Tew, the stables have been carefully remodeled to create a warm and comfortable atmosphere. The building is tucked in the corner of the old farmyard in a secluded spot and has a small south facing patio area perfect for relaxing with a glass of wine in the evening sun. Duns Tew is an ideal location to explore the Cotswolds, and is within 30 mins of Oxford, Blenheim Palace and Bicester village.
    There is a ladder stair to the bedroom mezzanine. There is also a day bed with single mattress as an option for an additional guest. There is no bath but a generous shower and plenty of hot water The kitchen includes a 2 ringed hob and full size oven, fridge, cooking utensils, toaster and kettle. Tea, coffee, milk and a welcome cake will be awaiting you.
    The White horse pub is a 2 minute walk and has a great menu. Breakfast can be organised by prior arrangement! The Yurt Cafe in Nicholsons plant center is perfect for morning coffee or an Al Fresco lunch. There are lovely walks staight from the house or alternatively your a 5 minute drive from the tow path of the Oxford canal in Somerton.

    The Hayloft is a unique conversion of a Cotswold stone farm building set in the grounds of a house which has been in the same family for nearly a century. A private entrance leads to stairs up to the spacious first floor lateral living space, neutrally decorated with the original 17th century beams.   • This gorgeous cottage is the perfect rural retreat. We enjoyed four nights here over NYE, and came with high expectations having read the glowing reviews on airbnb. However it still managed to blow us away! The interior design is wonderful, and filled with generous touches like crisp White Company sheets, REN bath products and scented candles. Mark's guide book is packed with useful tips, including a rundown of good pubs in the area. We picked a new one every day and made good use of the many walking trails around Little Tew. In the evenings we would light the log burner, run a bath and curl up on the sofa with the board games provided. Heaven!! Thank you Mark & family for being such generous hosts. The best airbnb experience we've had, hands down!

  • Lovely stay at Paul's place. From the outside, the main house is very modern and the AirBnb had great amenities and small touches. In a very quiet area, lots of Oxfordshire stone. Bed very comfortable and had a great night's sleep. I found there was noise from the fridge or heater which would rumble occasionally when I was trying to get to sleep but ear plugs completely blocked it out and I had no problems. I'm a fussy sleeper generally though 😁 Would definitely recommend to others.

  • lovely place, just as imagined. Super easy check in with key safe and left to settle in etc. Didn't need Paul but did briefly meet him and the dog as we left. Couple of bits to note for future visitors which might help (beyond description). Walls separating bathroom from rest of the space do not so all the way to ceiling, so those with less pleasant bathroom habits may feel uncomfortable. Wasn't too much of an issue for us. Smart TV - couldn't get regular channels as not sure there is any aerial etc. NetFlix, iplayer etc all there though so, these days, not an issue to find something to watch. thanks for a lovely but brief stay

    We have two rooms available, next to each other. Room 2 is a comfortable and cosy room with a double bed and a sofa. We are surrounded by great Pubs and restaurants that we would be happy to recommend, including Soho Farmhouse a small 5-10 minute drive away.
    Our rooms are comfortable and well presented. The rooms have lovely outlooks and our house is next to wonderful countryside walks with amazing views! There is a snug lounge for our guests. Offering T.V. B.T. Infinity for viewing movies etc and a wide selection of DVD's.
    Our village is a small one on the edge of two valleys, amazing views and walks. The next village which is a mile away and can be walked has pubs and restaurants so you have no need to drive.

Views from tastefully decorated bedroom are lovely, and the snug is a great place to lounge after a busy work day. WIFI is superfast, ideal work from home location. Chipping Norton is a 15 minute drive to the west, making this property the perfect location for exploring the entire Heart of England region.
    Built in the 18th century, Hempton Lodge is a family home with a wealth of character, provided by the two artist owners and their children. A private entrance at the rear of the Lodge, away from the road, guarantees a most peaceful stay. The secluded garden for guests faces west, capturing the last of the sun each evening - just right for settling into the dinner hour with a glass of wine. A stable door from the garden opens into a hallway between the kitchen and bedroom, with a tranquil shower room in between. The studio sleeps two people in a UK double bed, in one bedroom, which has a cupboard for linen and clothes storage, and a separate hanging rail. The kitchen is well equipped for simple cooking: washing machine, induction hobs, micro-combi oven, fridge with freezer compartment, toaster and kettle and a dining table.

    Bridge Hill Cottage is situated on Bridge Hill, a small lane that becomes a footpath a few yards below the property and leads down to a stream. The cottage has a small front garden, with four steps up to the front door, which opens into an entrance hall. This leads to: Kitchen/dining room: The dining room has seagrass matting on a tiled floor, a large window-seat, plus a dining table. which comfortably seats eight guests. Adjoining the dining room is the well equipped kitchen, including an electric cooker with hob, fridge, separate wine fridge, counter-top ice-maker, dishwasher, microwave, kettle and toaster. Freezer capacity available upon request. Main living room: The heart of the house, with exposed beams, a large inglenook fireplace with a wood-burning stove, three-seater sofa, plus a 'love-seat' armchair, window seat and 2 x wickerwork chairs; Utility room: Contains a toilet, hand basin, washing machine and tumbler dryer. From the main living room, five steps lead up to: Second living room: A spectacular room for both adults and children, containing a fabulous old bar-billiards table (the rules are on the wall!), a large open fire, exposed beams and a Smart TV, corner sofa, plus armchairs. There is also a piano, however please be aware that this may not be properly tuned.     The Cotswolds are characterised by attractive small towns and villages, built of the underlying Cotswold stone (a yellow oolitic limestone). In the Middle Ages the wool trade made the Cotswolds prosperous and some of this money was put into the building of churches, leaving the area with a number of large handsome Cotswold stone "wool churches". The area remains affluent, which has encouraged the establishment of many high quality pubs, restaurants and antique shops.

    A warm welcome to enjoy a cozy but very comfortable single room in a quiet residential road in Banbury very close to the Horton hospital and Sainsbury’s and walking distance from the train station and the centre of town with its many amenities. Breakfast of cereals, toast, juices, tea and coffee included. There is also a bigger double room available.
    The room is small but cozy with everything needed for a comfortable night’s stay. The room includes a comfortable chair with reading light. A laptop friendly folding table for guests staying for work or study. The room has WiFi and a tv with Freeview play, Netflix and built in DVD player. There is hanging space and drawers to store your belongings and a fan/heater to ensure you have the room just as you prefer. Guests have full access to the bathroom which is opposite the room and the shower room and kitchen facilities downstairs.
    Our house is on a quiet residential road minutes from the Horton hospital and Sainsbury’s supermarket with petrol station, pharmacy, cafe, sushi bar, hot food takeaway counter and deli. We are less than 15 minutes walk from the train station and the centre of Banbury with its historic buildings and statues, cinema, museum and wide choice of shopping and eating opportunities

    Private off road parking for 2 cars. The annex has an oak entrance door leading to the kitchen which has a toaster, coffee maker, kettle, oven, microwave, large fridge freezer and gas hob. A complimentary breakfast of cereal/croissants is provided on request. Coffee, tea, sugar, jams, milk and butter are also provided. A small stair case follows on to the luxury spacious living room where there is a small table and chairs for working on or dining on. Free view is shown on our 32” flat screen. The bedroom and living room is separated by concertina oak doors. The decent sized bedroom consists of a double bed, two touch lamps, two bedside drawers, built in hanging area and a large set of drawers. This is followed by a stylish tiled bathroom with shower also with concertina oak doors. You also have access to a lawn with bench seating are next to car port.
    The village has an award winning Lebanese restaurant, pub, park and a small shop.

I met Andrea at the beginning so I knew she was available if I needed anything but the apartment had everything I wanted for a get-away-from-it-all couple of days. A wonderfully comfy sofa to curl up on and read, the peaceful bedroom for a good night’s sleep and those gorgeous dining chairs to sit on and write to my heart’s content. I’d love to know where to get some of those chairs from! There was plenty of privacy as the only thing you could see through the windows was sky, but those same roof windows let in loads of light, enough for me to even attempt some drawing during my stay. One final thing I particularly liked was the number of electrical sockets. I could plug things in wherever I wanted to be.

Full Property Description Ground Floor Entrance Hall/Cloakroom The welcoming, spacious and bright entrance porch is the perfect place to hang coats, put on or take off shoes and boots, while perched on the pretty bench, and drop down bags of shopping or suitcases before entering the main house. The stone flooring makes it ideal for storing muddy footwear, while a boot rack will help dry out any footwear that’s been caught in a shower. Living Room At the heart of the property is the Living Room, a fantastic room for relaxing and socialising. It is a warm and welcoming space radiating its history from the 18th century exposed beams and a solid oak floor, cut from a single Oak tree, yet feels contemporary with the grey-taupe colourway and splashes of orange and yellow. This spacious room is flooded with light from two sets of French doors opening to the rear garden and windows overlooking the front garden. At the centre of the room are two sink-in sofas, a large coffee table and a Chesney wood burning stove (kindling and logs provided to get you going). A large, flat screen Smart TV is cleverly concealed behind the mirror over the fireplace and has access to Freeview, Apple TV and Netflix. In the corner by the window is an inviting armchair with a reading light, a lovely spot to sit and watch the children in the garden or read a book. A vintage sideboard, chest of drawers and bookcase provide the finishing touches. The Kitchen / Dining Area To the left of the Living Room is the fully equipped Kitchen and Dining Area opening out through French doors to the rear garden. The bright and airy kitchen would delight any chef with its plentiful storage and preparation space, polished granite surfaces, high-end appliances, including a 5-burner Smeg hob and double-width oven and Miele fridge/freezer, and full range of bakeware and utensils. The kitchen’s pretty windows overlook the front garden - perfect for keeping an eye on children playing while you cook or clear up. At the opposite end to the kitchen is a dining area with a striking exposed Cotswold stone wall and a retro rectangular table and seating for six, plus a highchair. French doors open to the pretty rear garden and a patio with a second table and seating for six. (Please see ‘Outside’ for details of the gardens and patios.) Bedroom One – Master The vaulted ceiling and original A-frame set the scene for the striking Master Bedroom, with its super-king size bed, exposed stone walls, whitewashed floorboards and French doors opening out to the rear garden. The bedroom is furnished with a 3-door cupboard, full-length mirror, bedside tables with reading lamps, a pretty dressing table with a triple mirror, seat and power point with a hairdryer. A comfy armchair, positioned near the French doors, provides a lovely place to sit and relax. Downstairs Wet Room/WC Sitting between the Master Bedroom and Bunkbed Room is the small, but very stylish, Wet Room, featuring charcoal black floor-to-ceiling tiling. The room is equipped with a rain shower, WC, heated towel rail, and washbasin. Alcove shelving provides space for personal items, or you can light tealight candles to create a distinctively spa-like feel. (Note: there is a step up into the Wet Room from the hallway.) Bedroom Three (bunkbed room) Overlooking the front garden, the bunkbed room is a fabulous room for children, with lots of space to sleep and play. The room has a play table and chairs, an A-frame blackboard with chalks, a mini rocking horse and a pirate’s toy castle! It is a bright and airy room, but blackout blinds as well as curtains will ensure a good night’s sleep! The bedroom has a wardrobe with chest of drawers, which also houses the iron and ironing board. The second wardrobe is an airing cupboard where guests will find a travel cot, baby changing mat and clothes airer. Upstairs Mezzanine Sitting Area Stairs lead up from the Living Room to a mezzanine level close to the eaves of the Quail House. At the top of the stairs is a delightful seating area, with a two-seater sofa, double pouf, table and lamp. A telescope is positioned under a Velux skylight window, inviting you to view the stars in the inky blue sky, with little, if any, light pollution. (Instructions for the telescope are not available, please use with care.) Bedroom Two From the seating area, cross over an elevated walkway to this light and airy dual-aspect king-size bedroom, with views over the front and rear garden through Velux skylights (with blinds). The room has a beautiful, exposed Cotswold ironstone wall and is furnished with an antique desk with drawers, bedside tables with lamps, a comfy armchair and a hanging rail plus wall hooks for robes and jackets. Family Bathroom This beautiful bathroom with its contemporary Moorish styling, polished limestone flooring and tiles, roll top bath and wet room-style, walk-in shower calls out to be used for relaxation. The bath is perfectly positioned under the Velux skylights, so that guests can lie back and watch the night sky or the early morning sunrise. A washbasin is set in a pretty, retro sideboard, while the toilet is offset for privacy. A large, heated towel rail is big enough to keep several towels dry. Outside The Quail House has two immaculate, private and enclosed gardens to the front and rear of the house. Stepping in through the grey-green entrance gate from the road you’ll be greeted by five amphitheatre-style steps up to the front lawn, with a children’s play area to the right including a treehouse on 4ft stilts, a slide and a rope swing all under a beautiful ash tree, and a little wooden playhouse full of garden toys! Beyond the lawn, to the side of the entrance porch, is a patio with a small bistro-style table, chairs and a parasol. Raised borders with fragrant lavender bushes and other bee and bug-friendly plants wrap around the front of the house, providing a colourful border against the wooden frame of this beautiful 1750s barn conversion. Stepping out to the rear garden, which can be accessed through French doors in the Living Room, the Dining Area or the Master Bedroom, you will find a patio directly outside the dining area - ideal for enjoying an outdoor breakfast, lunch or supper. Step up to a raised lawn surrounded by an impressive Cotswold stone wall (at least 5ft high), then cross the lawn to another patio furnished with sofa seating and a large gas barbecue.
    Local Amenities Shopping for Essentials Sandford St Martin is a beautiful but tiny Cotswold village, and so, as with many tiny villages, it does not have a pub or shop; however, there is a village shop in Middle Barton, just 1 mile away – great for an emergency pint of milk, loaf of bread and eggs. (The closest pubs are The Fox Inn, Middle Barton or The Falkland Arms, in Great Tew (2 miles). Chipping Norton is the closest place (8 miles) for supermarket shopping; there is a Co-op, a small Sainsbury’s and Aldi, all with parking. The town also has a good selection of independent stores, including two butchers, Nash’s Bakery, Oats the health food store and Roger’s Fishmonger. For a larger supermarket shop, try Banbury (10 miles away) where there is a Morrisons, Sainsbury’s, Tesco and Aldi. All the major supermarkets deliver to The Quail Cottage. Eating Out The Cinnamon Stick, in Middle Barton (1.5 miles away), is a Lebanese restaurant that gets very good reviews. Handy for takeout. Centrally located with easy access to the road network, train and bus stations and the town centre. A bus to Oxford stops just a few metres from the house. There are supermarkets are nearby and a variety of pubs, restaurants and takeaway outlets.
    You will be able to use the kitchen, bathroom and either reception room.
    I love living here because it is so central, with easy access to Oxford And Birmingham. Banbury is a lovely market town and the surrounding villages are beautiful . Great area for walking, or just a stroll along the canal .

    The Tchure is an ancient passageway between the High Street and Market Place . There is no overnight parking outside the house...the nearby Market Place has ample parking.
    Deddington is a lively village with a thriving school and many activities for all ages. It has four good pubs , good places to snack or dine finely, a selection of clothes, antique, food, hairdressing/pamper parlour , florist and gift shops as well as a dentist and medical centre. Wandering around you will see many old and interesting buildings including the part Norman parish church . On the 4th Saturday each month a highly rated Farmers Market takes place with a craft market in the church.

    Private secluded period barn set within the grounds of our home in Wigginton, a peaceful small village in Oxfordshire on the edge of the Cotswolds. Entrance to the barn is through a private driveway with off street parking.
    Enter through the wooden French windows into the spacious kitchen diner. Fully equipped kitchen. The barn with the exception of the garage is yours for the duration of your stay and is accessed through a private drive with off street parking ideally situated. The Ground Floor level comprises of an open plan kitchen and dining room with large farmhouse table. The bathroom also downstairs, has an old iron bath and shower over with separate controls. A heated towel rail keeps your fluffy towels and the bathroom nice and cosy. The Second Floor comprises a lounge that is generously set out with a split level living area with two sofas and private views over the rear garden here you can relax, spread out and watch television or read in the peace and quiet. There is one double bedroom with real king-size bed. There is one additional single Z bed available for use for an additional £25.00 per night.
    Easily accessible from North and South, Wigginton is a quite village with a small pub. Perfectly situated to explore well known areas of the Cotswolds, Burford, Stow and Chipping Norton to name a few. Visit Daylesford Organic Farm Shop just 20 minutes drive away perhaps book in a spa treatment beforehand. Visit Hidecote Gardens, Upton House and Blenheim Palace or if in need of retail therapy the expanding Bicester Village is under half and hour away. Enjoy walking in the beautiful countryside, we can help point you in the right direction, a walk to Great Tew to the Falkland Arms being a favourite or if members, Soho Farmhouse is close by.     The Old Chapel is located in the garden behind our thatched cottage and is small but comfortable and well-equipped for a couple or single visitor. Downstairs is a living room (equipped with TV & DVD player) and kitchenette, which has basic cooking facilities - including a combined microwave and electric oven, twin electric hob, and a small fridge-freezer as well as a toaster, kettle, pots & pans etc. Upstairs you will find a double bedroom, ensuite toilet, and a shower unit. There is plenty of storage space for clothes.
    Kings Sutton is a thriving village on the borders of Northamptonshire and Oxfordshire. It has a well-stocked Co-op mini-market (open 8am to 10pm Mon-Sat, 8am-9pm Sundays) and a post office. There are two pubs a few minutes walk from the Old Chapel, one of which (the White Horse) serves excellent food. It is very popular in the local area and is worth booking ahead if you plan to eat. There are plenty of good walks around the village and more in the local area. The village is easily accessible by road and train. There are direct rail services to London, Banbury and Oxford, while the M40 (junctions 10 & 11) is about 15 minutes away. Nearby attractions include: Oxford (23 miles or 25mins by train): beautiful and lively university city with museums, theatres, punting on the river, and a good range of pubs and restaurants. Banbury (5 miles or 5 mins by train): historic market town with all major amenities and shops. Bicester Village (12 miles): extremely popular fashion outlet shopping centre. Stratford-upon-Avon (30 miles): Shakespeare’s birthplace: excellent for theatre-goers! There are also several National Trust properties close by (e.g. Canons Ashby and Upton House), and other attractions such as Broughton Castle and the Edgehill battle site.

    Renovated in 2018, the Granary is the third of three unique conversions of 17th Century farm buildings in the grounds of an historic old vicarage in tranquil Little Tew, on the edge of the Cotswolds.     The Granary is the conversion of a 17th Century Cotswold stone grain store, offering accommodation over the first and second floors. External stairs with views over the surrounding fields lead up to the Granary’s own front door. This leads straight into a fully equipped kitchen/dining room, featuring Belfast sink, dishwasher, induction hob, electric oven and all the equipment you could need to cook up and eat a feast; with views over the Granary’s dedicated garden, the dining table will comfortably seat four. There's much to see if you want to get out there and plenty of home comfort if you don't.
  • What a gem! We booked pre-covid but saw no reason not to go. Mark extended a warm welcome, at suitable distance upon our arrival and just left us to get on with the weekend. The property ticks every box, it’s in a beautiful location, spotlessly clean and everything we needed was there. There are some lovely design touches, will really add the finishing touch of warmth and class to what is an expertly created living space. Mark and his wife have achieved a super-high standard physically and aesthetically. Was sad to leave this morning. We felt like we could happily hide away in The Granary for many weeks and come out once life had returned to normal. We will be back!

    The comfortable room with double bed is located on the ground floor of the house. The room also includes a comfy armchair, WiFi and tv with Freeview and Netflix. Multi media speakers provided for you to enjoy your own music and entertainment.There is hanging space and drawers and a fan/heater added so you can have the room just how you like it. A desk and chair complete the room for guests staying for work purposes. Guests have full use of the kitchen, the downstairs shower room (please note this is, sadly, not en-suite) and upstairs bathroom. Breakfast of cereals, toast, fruit, juice, tea and coffee included.
    Our house is on a quiet residential road minutes from the Horton hospital and Sainsbury’s supermarket with petrol station, cafe, sushi bar, hot food takeaway counter and pharmacy. We are less than 15 minutes walk from the train station and the centre of Banbury with its historic buildings and statues, museum, cinema and wide choice of shopping and eating opportunities.

    Up Above is detached, newly converted and furnished loft style accommodation on a quiet street in Middle Barton. It has its own entrance hall with coat and boot storage, you go up some stairs to a double bedded room that has a SmartTV with FreeSat. There is a table with two chairs suitable for eating or working along with a small sofa for relaxing. There is a kitchenette to include a kettle, toaster, drinks cooler/fridge, complimentary tea/coffee and chilled water. There is also a fully tiled luxury shower room with underfloor heating - hand wash and towels provided. The velux windows in the main room can be opened but they also have blackout blinds if required. There is off-street parking for 1 car and if required there is a secure garage available that would need to be pre-booked and would be subject to an extra fee (contact us for more information). Street parking is also available. The accommodation has its own independent hot water and heating system. A breakfast tray of bread, jams, butter, a selection of cereals, milk and orange juice is also included in your stay.
    Up Above is on a quiet street in Middle Barton. There is a village shop/Post Office, a traditional English pub and The Cinnamon Stick, a highly rated Lebanese Restaurant (we advise booking ahead for a Friday/Saturday night if a table is required). On Friday evenings there is a traditional Fish and Chip Van in the village. Being on the edge of the Cotswolds, Up Above is 2.6 miles from Soho Farmhouse, 6 miles from Blenheim Palace, 7.5 miles from Chipping Norton, 11 miles from Bicester (including Bicester Heritage), 12 miles from Oxford, 17 miles from Burford and 7.3 miles from the M40. It makes an ideal place to return to after a day out, whether that might be sightseeing, rambling, shopping or attending a function. A particular attraction for the end of November and for December are the Illuminations at Blenheim Palace. Why not make your visit into a longer trip by staying with us for a couple of nights!

    Gladstone Cottage is a beautiful and spacious, 4-double bedroom, 4-bathroom home, with 2 reception rooms, a fabulous kitchen and dining area, extensive garden and an inviting outdoor entertaining area. The original mid-1750s cottage, with its snug with inglenook fireplace and exposed beams, has been lovingly renovated and is perfectly complemented by a new extension that includes a large living room with a bar. Parking for 5 cars, a pub next door and another lovely pub just a mile away.
    Gladstone Cottage is a cottage of two parts, with the original rooms dating back to the 1750s and a modern extension added in 2015, providing the perfect combination of history – exposed beams, flagstone flooring, and an inglenook fireplace - and every modern facility and convenience a family or group of friends would need for a Cotswold holiday, including four bathrooms - two with a bath and shower, a bar and two reception rooms, both with TVs. The cottage is conveniently located on the A361, mid-way between Banbury and the popular Cotswold town of Chipping Norton, both 7 miles away. A pretty English country garden wraps around the cottage from the roadside, providing a tranquil setting for guests to relax and entertain in. The River Swere forms the end boundary of the garden, where guests will find a wooden bench, making it an idyllic spot to sit and watch the water flow and the birds and bugs dart about. There is a beautifully maintained patio, with a round table and seating for 8, positioned under a majestic magnolia tree adorned with fairy lights, making it a magical spot on a summer’s evening. Two outdoor sofas and a coffee table are also provided on the patio, the perfect spot for planning a walk or enjoying the evening sunshine. Conveniently positioned as you step out of the dining area is an abundance of fresh herbs, including mint, sage and thyme, which guests are welcome to use for cooking! A path leads from the upper garden to a garden gate; head through here to walk to the Duck on the Pond pub next door. To the side of the cottage is a large private parking area with space for five cars. South Newington is a delightful village, with pretty cottages and houses built of local limestone. It dates back to Anglo-Saxon times and is mentioned in the Domesday Book. The village has a very fine church of considerable size dating back to Norman times, which is dedicated to St Peter ad Vincula ("St Peter in Chains"), only one of 15 in England to be dedicated in this way. Back in the 18th Century the village had four pubs; today, just one, The Duck on the Pond (originally The Wykeham Arms), survives and is very conveniently located next door to Gladstone Cottage! Utility Room Just off the Dining Area is a large storage cupboard and the Utility Room with a washer, dryer, iron, ironing board, highchair, cleaning items, a handy hanging rail for drying clothes and plenty of coat hooks and room for muddy walking boots. Turn right out of the Dining Area towards the front of the original part of the cottage and the Family Bathroom Downstairs Family Bathroom This bright and light bathroom has richly coloured deep magenta walls and features a full-size bath with an overhead shower, a stunning golden lacquered sink set in an antique dressing table, a toilet and heated towel rail. (This Bathroom serves as the Ensuite to Bedroom 4.) Hallway and Front Porch The Hallway is where guests will find a photographic diary of the restoration work carried out by the owners. At the end of the hall is a doorway to the front porch, where there is a handy bench to sit and put your boots on, and front door. Keys for the front door can be found hanging in the hallway to the left of the porch door. The front door leads to a path to the main road and a footpath to the pub next door. From the hallway turn left into the Snug Snug This cosy second living room features the cottage’s original stone flagstones, inglenook fireplace, with a woodburner tucked inside it, and exposed timbers and beams. The room is furnished with two double, sink-in leather sofas, a footstool and a pretty antique desk. The Snug has a 48” TV connected to Freeview and iPlayer. There is a DVD player and a wide choice of DVDs in a large cupboard which also houses a huge choice of family games. Stairs lead up from the Snug to Bedroom 3 and 4 (see description below), behind the stairs is a bookcase with a wide choice of novels. (Note: the locked door in the Snug leads to a private room used by the owners.) Head back to the Dining Area and on to the Kitchen Kitchen This beautifully decorated, spacious cooking and socialising area features a central island with four barstools and a Rangemaster cooker set into the original inglenook fireplace. The deep plum-coloured walls and white Shaker-style units perfectly complement the rich purple tiling with its Moorish mosaic detail and the antique Welsh dresser - all offset by the delightful purple fairy lights around the unit tops. Every convenience has been thought of from the underfloor heating to the splendid double fridge, full range of crockery and bakeware and a Bluetooth speaker. The kitchen connects to the Living Room through double doors. Living Room This room is a showstopper with its fantastic view across the patio and down the garden to the River Swere. Bi-fold doors open out on to the patio and the outdoor eating and sitting area, which at night-time are lit by fairy lights draped through the beautiful magnolia tree. The room is furnished with two four-seater, burgundy leather sofas, and a central coffee table, and features a bar with three stools and a wine/beer fridge. There is a 48” flat screen TV with iPlayer. This TV does not connect to Freeview, but does have apps for ITV Hub and 4oD, and if you have Netflix, Wuaki or Amazon subscriptions, you can use these apps with your own login details. The TV automatically connects to the Sound Bar via Bluetooth. Upstairs Gladstone Cottage has two staircases, one leading from the Living Room to Bedroom 1 (master with en suite bathroom with roll top bath, walk-in shower, basin and WC) and Bedroom 2 (king-size en suite shower room with shower, basin and WC), and the second staircase leading from the Snug to Bedroom 3 (en suite shower room with shower, basin and WC) and Bedroom 4. Up the staircase from the Living Room to Bedroom 1 and 2 Bedroom One This spacious, triple-aspect room, with its opulent crystal chandelier and cream and lilac colourway, has superb views down the garden and over the magnolia tree at the centre of the patio. The room features a king-size, 4-poster, mahogany bed, bedside tables with reading lights, an antique chest of drawers, a triple-mirror dressing table, plus a full-length mirror and deep-pile carpet. At the entrance to the room is a large, walk-in wardrobe with a trouser press. The crowning glory of the master bedroom is the ensuite bathroom, with its enticing roll-top bath set against a relaxing heather background, and the walk-in shower with unusual iridescent purple tiles (the shower has a fixed rain showerhead and detachable hand shower). Bedroom Two The vaulted ceiling of this king-size ensuite bedroom with its wooden beam has been built with the history, of the original cottage, built in the 1750s. in mind. The bedroom has a large double wardrobe with plenty of covered hangers, bedside tables and reading lamps, a dressing table and a large mirror. The ensuite shower room features underfloor heating, a walk-in shower with detachable hand shower, basin and WC. (An extra single bed with a trundle bed below is provided in this room, making it ideal for guests with young children who may prefer to be closer to their parents rather than at the other end of the house in Bedroom 3 or 4.) Please note: Bedroom 2 has a mezzanine area which can be accessed by a removable ladder. Up the staircase from the Snug (take care the stairs are quite narrow and do not have a handrail) to Bedroom 3 and 4 Bedroom Three This double ensuite room, tucked away from the main part of the cottage and sitting above the Snug, has a country cottage feel, with highlights of a soothing heather colour. The bedroom features a double, brass bedstead, two large, pine wardrobes to either side of the bed, an antique pine chest of drawers and bedside chest of drawers with reading lamps and polished wooden floorboards. A large cupboard acts as a storage space or airing cupboard, as it has its own radiator. The ensuite shower room has a corner shower, WC and basin with a mirror and shaver’s point. Bedroom 3 and 4 do not have underfloor heating, instead they are heated via radiators with thermostat controls. Bedroom Four Mind your head as you take a small step down into the smallest, but sweetest, bedroom in the cottage, featuring a four-poster mahogany double bed. Though small, this bedroom has a double wardrobe, bedside tables and a large mirror. Bedroom four uses the Family Bathroom, just down the stairs, as its ensuite. Outside As you turn off the main road onto Gladstone Cottage’s driveway, you’ll be greeted with a lovely view across the immaculate parking area to the lawn, flower beds and the little River Swere, which forms the bottom boundary of the garden. A wooden bench has been thoughtfully placed by the river making it an idyllic spot to sit and watch the water flow and the birds and bugs dart about. To the left of the parking area (suitable for up to 5 cars) is a wide and beautifully maintained patio, with a round table and seating for 8 – all positioned under a majestic magnolia tree adorned with fairy lights, making it a magical spot on a summer’s evening. Also arranged on the patio are two outdoor sofas and a coffee table, the perfect spot for planning a walk or enjoying the evening sunshine. Conveniently positioned as you step out of the dining area is an abundance of fresh herbs, including mint, sage and thyme, which guests are welcome to use in their cooking! A path leads from the upper garden to a garden gate; head through here to walk to the Duck on the Pond pub next door. Outdoor, motion sensitive lighting is located along the paths, guiding guests to the patio and front entrance.
    South Newington is a delightful village, with pretty cottages and houses built of local limestone. It dates back to Anglo-Saxon times and is mentioned in the Domesday Book. The village has a very fine church of considerable size dating back to Norman times, which is dedicated to St Peter ad Vincula ("St Peter in Chains"), only one of 15 in England to be dedicated in this way. Back in the 18th Century the village had four pubs; today, just one, The Duck on the Pond (originally The Wykeham Arms), survives and is very conveniently located next door to Gladstone Cottage! South Newington is halfway between Banbury and Chipping Norton on the A361 road, 7 miles to either town. Banbury is a market town, not known for tourism; however, it is a town with supermarkets, a small shopping mall and a main line station with regular trains to London Marylebone. Local amenities Food Shops The nearest small general store is 0.8 miles away in the village of Milcombe, where there is also an excellent pub called the Horse & Groom. The shop is open from 7am to 8pm Monday to Saturday and between 8am and 6pm on Sunday. There is a Co-op store 2 miles away in Bloxham. Nearest Supermarkets are Morrisons (Banbury) 6 miles, Sainsburys (Banbury) 6 miles Aldi (Chipping Norton) 7 miles away, Aldi (Banbury) and Tesco (Banbury) both 7 miles.   • A lovely house, with everything needed for a good friends or family get away. Plenty of games, books, dvds and cooking equipment. Very spacious and lots of bathrooms. Good pub next door and plenty of country walks. Under floor heating is great! Great value stay. If you have young children just be wary of the stream and main road.
