The house is pleasant. Good kitchen, where everything is available. Bathroom, living room everything works well. A great outdoor space. Plenty of privacy and quiet. The neighbors are Valentina's in-laws. Very nice and welcoming people. Wonderful pool with a view of the sea. Many nice places (e.g. San Benedetto and Ascoli Piceno) nearby that are worth a visit. By car to the beach is 5 minutes by car by car. You can go to the public beach, but there are also nice beach bars where you can rent a lounger etc. Supermarkets and restaurants nearby. We had a lovely relaxing time there. Repeatable.

Casa Roda is a true hidden gem nestled in a stunning valley, offering breathtaking sunsets. The owner gave us a warm welcome, took us on a tour of the property, and made us feel instantly at home. The property is well maintained, spacious, and spotlessly clean. It's the perfect base for exploring nearby attractions or simply relaxing by the pool in the sun. Our stay at Casa Roda was an absolute pleasure!

The house exceeded expectations. It was in a stunning location just up in the hills above Civitanova Marche but only a ten minute walk to the beach. It was quiet and serene. The pool is stunning and so clean (it was also regularly cleaned whilst we were there). Even though some of Sara’s family live on site, it was like we had the place to ourselves. We barely saw them at all - they were so discreet. The bedrooms were light and spacious. The aircon worked really well. There is space for two cars on site which was very useful. There is a lovely living area with a huge TV. Sara is very responsive to messages and even sent us a helpful guide of local restaurants and sights which was really kind. We would be very happy to stay there again and already wish we were back!

We had such a beautiful, inspiring and nourishing week for body and soul in your lovingly designed paradisiacal Casa Pilar 😍 Of course we enjoyed the pool, even at 19 degrees it was an experience to enjoy the 13 meter swimming pool. Stefan was more diligent than me - but I also made it twice 🙏 The house has so much charm and radiates just as much warmth as Lisa & Christian. Thank you for the delicious welcome vegetables 🙏 The house is very well equipped. We didn't miss anything. We will be back again. There is still a lot to discover by gravel bike or on foot. I’d say this is by far one of the best vacation homes we‘ve ever been to as family. I wholeheartedly recommend it and will most probably come back. We‘re a family of four and found everything we needed to have a truly enjoyable relaxing time together. And that‘s the combination of many small and big things. The house (we were at L‘olivio) is spacious and clean. Whilst the stile is nicely embedded into the local, rural look, everything feels and is modern. It’s obvious that all materials and equipment used inside and outside the house is high quality and chosen with care. The house has, for example, a cooling system built into the flooring keeping it at a nice temperature at any time. At the same time there a dehumidifier-system maintaining a nice climate. The kitchen is well equipped, truly allowing you to cook and dine together with little compromise compared to home. And, if there’s anything missing (we were looking for a cutting board) our caring host, Rosi, would bring us a brand new one in no time. There‘s a brand new washing machine, and towel heaters in the bath room. The beds are high quality. The house is spacious, with many windows. There’s a beautiful terrace with comfortable furniture. In short: all we could wish for. The pool is great. It‘s large enough to be able to actually swim. Not too deep so the children can enjoy themselves. And the water quality is spot on. There again, it’s obvious the owners made not compromise. We only went to the beach once - simply because we didn’t feel the need. And: we loved the climate. Because it’s on the hill, there was always a gentle breeze making it very comfortable to stay outside inspite of high temperatures in August. The view over the hills is beautiful and soothing. The sunset and the moon rising was simply beautiful. Rosi, the host, is simply an angel, caring deeply, very kind and available with help and guidance when we needed it, which was rare. This place is great value for money, and I‘d highly recommend it.

Everything in real life looks exactly as in the photos... The host is a nice person really cares about his guests. He is a local person who knows his "area" very well. He knows how to help with everything. We would love to come back here sometime, we will definitely recommend it to all our friends!

This villa and its surrounding area is absolutely stunning. We had fresh organic tomatoes, figs, pears, peaches and apricots ready to pick and eat, not to mention the wine from Tommaso’s vineyard!! The chickens gave hours of entertainment to the little ones. The villa itself is large with all necessary amenities and the BBQ area a perfect space for al fresco dining. The pool is dreamy, large with spectacular views out to sea. Tomato was a wonderful host, always on hand for any questions and recommendations. We will definitely be back, it’s a fabulous place to relax in the peaceful Italian countryside yet a five minute drive to the beach - perfectto!!

We have been thinking of revisiting San Ginesio for many years and this year we went back. What a wonderful part of Italy staying in a lovely house. Set on a hillside with stunning views of the Sibillini mountains. The house is spacious with two large sitting rooms interconnecting with a large well fitted kitchen all with great views. The bedrooms, we only used two, we’re spacious and the beds comfortable. The house produces as excellent downloadable guide with everything you need to know about the house and area. The wonderful house manager, Monica, lives a few minutes away and is very quick to respond with any requests. We had a very happy week here.

Villa is beautiful and looks better than in the photos. The view of the surrounding area is breathtaking, it is a very quiet area. We relaxed a lot by the pool, the kitchen is fully equipped. Thank you Andy for all recommendations and good communication :) Definitely, it is worth to stay here 👍

Very nice house, well equipped, big pool, and a friendly host. We enjoyed our time here so much. You can feel the love of the host for the house, it is well furnished and also very nice: alll the rooms have nets against insects. Highly recommended.

Better than the pictures! An amazing property in its own right but also only 10-20 min (driving) from beautiful hilltop towns and beaches with world class pastries, gelato, restaurants. Would absolutely go back.

We stayed in the farmhouse in 18 adults and 4 children for two nights. The stay was completely perfect! Host is super friendly and available. The place is wonderful. It's great for large groups. It has everything you need, clean and is very well organized. Very kid friendly. We had a great time. We'll be back!

Hill villa with a huge garden around it, two floors, well-distributed spaces, very cozy house, helpful and kind owner. The house is ideally located to visit the Conero area. There were 8 of us and we had a very good time.

Leonardo and his mother are wonderful hosts and this is a terrific place to stay. This lovely home comfortably held our two large families and the outdoor area was just great for kids to run around and play in. The super large kitchen is absolutely amazing and had everything we could ever need to prepare large meals. The location is perfect if you're looking for somewhere quiet to relax but still close to the ocean and the surrounding towns. We visited Loreto both days and it was very easy to get there by car. Don't think twice if you're considering staying here. My only regret is we didn't stay longer. We stayed two nights and I wish we had stayed a week! Thank you so much Leonardo! We can't wait to come back and stay with you again!

Nice and large accommodation perfect for a relaxing trip in Italy with amazing views, good nearby restaurants and very fun activities in the house. The host is ready for things to happen in their own way and may be perceived as slightly controlling. Recommend!

Excellent typical heart-shaped grandmother's cake that we found on our arrival, excellent mulled wine, fantastic swimming pool, the rooster's alarm clock led us every morning to a rural and relaxing life... a breathtaking view of the village and mountains and a spectacular orchard. We felt like we were in paradise! The garden, the plants, the terrace and the pool are just beautiful. It was very hot during our stay and therefore we enjoyed the garden and pool very much. With Google Maps you can find the house easily, you have to take many small streets, but for that you are in the middle of nature, surrounded by olive trees, palm trees etc. The beaches in the immediate vicinity are very boring, but in 30 minutes you are in Numana & Sirolo with the great beech trees of the limestone mountains El Conero. It is really worth driving there. Otherwise, there are so many nice mountain villages that we visited towards evening, such as Loreto, Osimo and Torre dei Palme. A trip to Assisi is also really worthwhile, we have rarely seen a prettier village with great views and so many famous churches. Although it was July, it was never crowded, especially in the villages. Please say hello to the little black cat with the white paws from us :-).

We stayed with Mariella for 2 weeks in her beautiful villa. The house impresses with its large rooms, everything you need is there. Everything was very clean and well maintained. There is also a barbecue in the garden. Mariella made every effort to make our stay unforgettable. She is a great host and had lots of tips for us on restaurants and places to visit. Unfortunately, we didn't manage to see everything, which means we have the goal of coming back again. Macerata is a small but very nice town with lots of good restaurants and bars. The villa is a little on the outskirts of the town, beautifully situated in a good residential neighbourhood. There is everything you need to live, supermarket and restaurants nearby. Thank you for the nice hospitality!

The home is beyond amazing! In terms of cleanliness, best to date. But also the location, facilities and decor more than we had hoped. The two bathrooms and the pool pure luxury. Owners are super friendly, helpful and great in terms of communication. Upon arrival, a beautiful package with tasty things and bottle of wine and on farewell again surprised with a farewell gift. Incredibly sweet. A vacation to remember.
