We offer one of a selection of clean and convenient rooms for up to two guests in each. Please note that the actual room number and access to the room will be shared with our guests on the morning of check-in before 10 am and is based on availability. We regret that we are unable to accommodate room preferences based on the listing photos, or layout configuration type and we will assign a room based on the availability only (similar to a regular hotel). Please note that we cannot accommodate requests for room layout preferences. We would like to kindly thank our guests for their understanding in this regard. We are located 5 minutes on foot from Kyoto's Gojo station on the Subway Karasuma Line and offers direct access to Kyoto station within 10 minutes from the apartment. Our 20～20.5 m2 non-smoking room has been furnished with two single beds put together to form one large king size bed at 190 cm x 210 cm (two beds put together) to sleep up to two guests in total. Please note that unfortunately we are unable to add extra beds or adjust the sleeping arrangements. We have also made available free Wi-Fi in all rooms. Please note that we do not provide pocket Wi-fi and guests are kindly asked to rent this themselves at Kansai airport or at Kyoto station's Tourist Information Centre. In addition to the above amenities, our property also features air-conditioning units that can be used to heat or cool each room to our guests' preference. Our HD TV has a HDMI port in the rear so our guests are welcome to use their streaming devices. Please note that Japanese terrestrial TV is not available. Guests are welcome to log in to Netflix etc but please do so with your own credentials. We also have a bathroom with a bath and shower with shampoo, conditioner and body soap provided, along with one toothbrush, and one face towel and bath towel set per guest. We also have a separated western-style toilet that comes equipped with a washlet system. Each room has its own microwave. Please note that there is only one coin-operated laundry machine in the building, and there are no cooking facilities or laundry machine in each individual room. The coin-operated laundry machine is located in a shared area within the building. The laundry machine cost is to be covered by each guest. Our building is equipped with an elevator to assist with heavy luggage of those with mobility requirements. A full, photo-guide and map to the building will be sent upon the completion of your reservation. Please note that there is a smoking room located inside the entrance to the building and that there may be some residual smelling smoke in certain areas of the property. Please take this into consideration if you are pregnant, or have a sensitivity to smoke. Please also kindly note that we are unable to guarantee certain rooms or 100% honour requests to be placed on certain floors. We are unable to move rooms after your check in has been completed due to capacity. By making a reservation with us, you acknowledge these conditions.

Kyoto Sanjo, where the accommodation is located, is a very good location and very convenient for shopping, sightseeing and dining. One of our points of pride is that we use pottery for the bathtub, specifically Shigaraki ware, one of Japan's six ancient pottery styles, so that visitors can enjoy a wonderful night in Gion. Gion Shirakawa is a 3-minute walk away, and the path along the river is a popular, atmospheric spot where many people gather, with beautiful cherry blossoms in spring and willows in summer. However, what I like best is the quiet time in the middle of the night when there are no people around. The surface of the river shines and is magical, like another world. Within a few minutes' walk, you can find the Kamogawa River, Shoren-in, a famous spot for autumn leaves, and Chion-in, and in the spring, you can even walk to Yasaka Shrine, which is famous for its weeping cherry blossoms. You can also walk to Shijo and Sanjo, and there are many restaurants and shopping in Pontocho and Kiyamachi. There is also a convenience store nearby that you can get to quickly. We designed the room with love and care for little kids, because we have a little girl too. The room is safe and friendly for little kids. No sharp or pointy spot in the room. Low furniture, but all the plug-ins are highly positioned. And of course, we will try to accommodate any special requests for you. You are in good hands if you are looking for good room and personal service during your kyoto visit.
