The house exceeded expectations. It was in a stunning location just up in the hills above Civitanova Marche but only a ten minute walk to the beach. It was quiet and serene. The pool is stunning and so clean (it was also regularly cleaned whilst we were there). Even though some of Sara’s family live on site, it was like we had the place to ourselves. We barely saw them at all - they were so discreet. The bedrooms were light and spacious. The aircon worked really well. There is space for two cars on site which was very useful. There is a lovely living area with a huge TV. Sara is very responsive to messages and even sent us a helpful guide of local restaurants and sights which was really kind. We would be very happy to stay there again and already wish we were back!

A perfect place to stay! Under 10 minutes drive from the beach, an hour’s drive to amazing hiking mountains, view of the sea and mountains from the property, historic sights in walking distance, under an hour from the airport, peaceful garden, 2 terraces, 4 sets of garden furniture in different places for as the sun moves around the house, a very comfortable, clean and well-equipped interior. Leonardo and his wife were very helpful and friendly - they gave us the keys, did a tour of the property, and answered questions. They were also very responsive with texts throughout the week (e.g arranging late check-out). Very reasonably priced, especially considering no additional charges for heating, water etc. unlike many similar properties - we were particularly grateful as it was unusually colder weather that week! Note: tell the hosts how many rooms as well as people - they had prepared 4 beds in 2 rooms but we needed 3 separate rooms, so they kindly unlocked and prepared the 3rd room.

Positive overall experience, pleasant location and exceptional pool. Except for the wifi not working perfectly and the lack of a key to close the place in our absence. I recommend accommodation only for couples.

a beautiful place in the hills of pineto. with the beach in walking distance and the house already being in the hills there were many routes for walks close by and national parks for hikes in about 1h from the villa by car. personal suggestion if you are the sportive type: rent a mountain bike and go for rides in the beautiful hills! Valentina was very nice and supportive when we had any problems.

John's place exceeded all expectations! Beautiful quiet location, breathtaking views of the surrounding mountains and an outdoor area that offers many possibilities. The house is very tastefully decorated and has all the amenities you could want. GREAT!

My family and I had a great time, the location near the beach is ideal, especially when you have little children and elderly parents. I loved the outdoor shower, was amazing to be able to have a shower and remove salt and sand before entering the home, this helped to keep the house clean. Although, the home is far from Francavilla’s city centre, there were plenty of restaurants, gelaterias and coffee places to go in walking distance. The home has all you need, very well equipped for a family holiday. Fabian was very approachable and helpful! Overall, we had a great time, we enjoyed the house greatly, even our daughter made friends with the neighbour daughter and they had a great time playing on the only rainy day we had. We hope to return another time.

Extraordinary villa, with attention to the smallest details and equipped with all the amenities imaginable. Nothing is really missing: every room has been designed to offer a unique experience, which makes the stay unforgettable. The pool is simply spectacular, perfect for moments of total relaxation. Valentina and Andrea are exceptional hosts, always kind and available for every need, without ever being intrusive. Their hospitality makes the atmosphere even more pleasant and familiar. Although the sea is about a 15-minute drive away, the tranquility and beauty of the villa more than compensate for the distance. A highly recommended place for those who want a vacation full of comfort, relaxation and views

Casa Lola proved to be a fantastic stay. The views from the house are spectacular and the amenities were of a very high standard. We much enjoyed the pool, the large kitchen and the various terraces. A great space for a large group to have a very relaxing holiday. Victoria was extremely helpful with local tips and introductions to some of her neighbours to help us out with various requests (one of her neighbours makes a great lasagne). All in all a great stay, and we might have to repeat the experience sometime.

This villa and its surrounding area is absolutely stunning. We had fresh organic tomatoes, figs, pears, peaches and apricots ready to pick and eat, not to mention the wine from Tommaso’s vineyard!! The chickens gave hours of entertainment to the little ones. The villa itself is large with all necessary amenities and the BBQ area a perfect space for al fresco dining. The pool is dreamy, large with spectacular views out to sea. Tomato was a wonderful host, always on hand for any questions and recommendations. We will definitely be back, it’s a fabulous place to relax in the peaceful Italian countryside yet a five minute drive to the beach - perfectto!!

Great apartment with lots of space. Raffaele was always available and not only gave us many good tips in advance such as restaurants and shopping facilities, but also brought us by specialties of the area as well as cold drinks (water, wine) and olive oil in advance. The instruction in the apartment was personal and uncomplicated. Special mention should be made of the great beach place with its own, very large, permanently installed umbrella and 4 loungers in the beach section opposite (2 min. walk), as well as the private pool, both of which are only available for your own use and free of charge. Towels were changed and the apartment cleaned in between! The very clean apartment also includes 4 bicycles with which we liked to drive almost every evening the short distance (20 min/6 km) to Pescara. There is a beautiful city with a pedestrian zone and shops as well as other restaurants. In short, great and thanks to Raffaele!

We have been thinking of revisiting San Ginesio for many years and this year we went back. What a wonderful part of Italy staying in a lovely house. Set on a hillside with stunning views of the Sibillini mountains. The house is spacious with two large sitting rooms interconnecting with a large well fitted kitchen all with great views. The bedrooms, we only used two, we’re spacious and the beds comfortable. The house produces as excellent downloadable guide with everything you need to know about the house and area. The wonderful house manager, Monica, lives a few minutes away and is very quick to respond with any requests. We had a very happy week here.

Villa is beautiful and looks better than in the photos. The view of the surrounding area is breathtaking, it is a very quiet area. We relaxed a lot by the pool, the kitchen is fully equipped. Thank you Andy for all recommendations and good communication :) Definitely, it is worth to stay here 👍

The house is pleasant. Good kitchen, where everything is available. Bathroom, living room everything works well. A great outdoor space. Plenty of privacy and quiet. The neighbors are Valentina's in-laws. Very nice and welcoming people. Wonderful pool with a view of the sea. Many nice places (e.g. San Benedetto and Ascoli Piceno) nearby that are worth a visit. By car to the beach is 5 minutes by car by car. You can go to the public beach, but there are also nice beach bars where you can rent a lounger etc. Supermarkets and restaurants nearby. We had a lovely relaxing time there. Repeatable.

We had an excellent stay at the apartment! Everything we needed for our first days was well organized. Carlo even left a bottle of wine as a gift, which was a lovely touch. The pool was clean, the bedding fresh, and all the essentials for a great vacation were provided. You don’t need to worry about anything—Carlo is always available, very communicative, and a pleasure to deal with. We highly recommend staying here!

Well, what can I say.. a unique experience! The owners were very kind, we felt right at home. Attention to detail, friendliness, punctuality, availability. The house is beautiful,the rooms are picturesque,the landscape is breathtaking. We will definitely be back!!

Wonderful apartment on a property with 5 apartments. We were the only tenant on the complex and had a wonderfully relaxing stay. Beautiful views of the mountain peaks of Sibillini, a nice swimming pool and a nice village a 5-minute drive away. In the area, some certainty in your driving skills is needed

The villa is perfectly in line with the description, with attention to detail and equipped with everything you need to make you feel at home. We also received information on points of interest in the area and the exchange with the host was always quick and clear. The host was very attentive to the needs of my family, especially the little ones, I really appreciated it. I definitely recommend the place.

I consider Erwin’s place one of the best places we have been in. He was very helpful and gave us 2 documents with instructions and recommendations The house was spotless, and the pool was amazing. The house is surrounded by a breathtaking view. On the second day, he came over and gave me the instructions in person which was Fab. I highly recommend his place.

The home is beyond amazing! In terms of cleanliness, best to date. But also the location, facilities and decor more than we had hoped. The two bathrooms and the pool pure luxury. Owners are super friendly, helpful and great in terms of communication. Upon arrival, a beautiful package with tasty things and bottle of wine and on farewell again surprised with a farewell gift. Incredibly sweet. A vacation to remember.
