For traveling medical personnel, Mary Washington Hospital is less than 4 miles away. Our area is rich in Civil War history with lots of great places to dine, shop, or catch a Fredericksburg National game at the ballpark. Close to I95 for a trip to Washington, DC (60 mi) or south to Richmond. Kitchenette but no stove. Microwave.

I've been on 10 total airBnb trips & this one was the best! This space was private, quiet, and gorgeous. Very roomy for 2 people. It made for the perfect getaway for a birthday trip. Shoshannah is a helpful & friendly host. Do not hesitate to book this place! Also, the retro fridge is so cute & it is a lot bigger in person!

We had a wonderful stay at this home in Colonial Beach! Ken was incredibly communicative and honest from the start, which made the whole experience smooth and stress-free. The place was fairly priced, clean, and welcoming..but it was the personal touches that really stood out. Ken left a thoughtful note welcoming our family and even included some small items for our kids, which meant a lot to us. It’s clear they care about their guests and go the extra mile to make the stay special. Overall, just a great experience and we’d absolutely stay here again! ⸻ Let me know if you want to add anything specific about the house or location!

What a beautiful oasis on the Rappahannock River! My husband and I thoroughly enjoyed our four-day stay at this charming waterfront home. We spent hours relaxing on the porch, listening to the birds—it truly felt like a bird sanctuary. The house was spotless, well-organized, and equipped with all the essentials, making us feel right at home. We will definitely be back!

The screened in porch ended up being my favorite place while hanging there. A lovely breeze, and even during very hard rain, I could sit out there bone dry and enjoy. It was wonderful! Cheryl made sure everything was cool as she went about life. I never learned the names of the chickens, but they were curious and like to chat.

This was one of my first trips at an air bnb and it was amazing. It was a bit dusty, but out in the woods like that it’s bound to be. The forest was beautiful, and the disconnect from my average day to day was made perfect by my experience here. From the local trails to the small pizza place nearby, this location was something special.

We loved our stay. Sarah was very responsive to any of our messages. The house was clean, plenty of room, yard was clean and big enough, beds slept great, neighborhood was friendly and quiet. Close to a little town with an amazing Mexican restaurant. Highly recommend staying at this cozy home.
