Hosts aren't permitted to collect any fees related to Airbnb reservations outside of our platform, unless expressly authorized by us.
In limited cases, Airbnb might permit some hosts, including select software-connected hosts, to collect certain mandatory fees using a payment method outside of Airbnb—as long as they’re included in the listing’s price breakdown at checkout. Examples of these fees include: resort fees (including the cost of amenities like pool, gym, or wifi), utility fees, and HOA fees.
Hosts must collect payment for optional fees using the Resolution Center, though hotels may collect fees directly.
In locations where Airbnb doesn’t collect taxes or where hosts are legally required to collect them directly from guests, hosts may collect disclosed taxes off of Airbnb.
Most hosts aren’t allowed to charge security deposits. To address damage or accidents that happen during a stay, Airbnb offers top-to-bottom protection through AirCover for Hosts.
For the small number of listings where security deposits are permitted to be collected outside of the Airbnb platform, hosts must disclose them in the appropriate fee field.
Hotels may ask for a credit card at check-in to cover the cost of incidentals or a security deposit as part of their standard procedures, but this must be disclosed in the listing or in the listing’s price breakdown at checkout. The deposit, minus any charges under the hotel’s policy, is usually released upon checkout or shortly after checkout. Acceptable forms of deposit or credit card holds vary by hotel policy. They may also collect other fees, such as resort fees, if they were appropriately disclosed.
The Resolution Center may not be available for use with some hotel stays. In those cases, guests of hotel stays and their hosts will need to resolve any payment-related requests directly.
