A perfect balance of rustic and contemporary, The Willows provides a rurual get away with all the modern comforts. WIFI, Smart TV's, air con, jacuzzi bath, outdoor hot tub. It is positioned 5 minutes from an A12 link, 10 minutes from Colchester town and less than an hour from London. There are 3 pubs, a shop and a wine centre all with in short walking distance.
This is a self contained cottage, with private fenced patio and hot tub area and driveway located in the grounds of a 25 acre rural farm We have a Netflix account logged in, free of charge, provided for our holiday lodges. No parties allowed or groups over 4 guests. Music must be kept to a minimum as we have animals/other guests staying on the farm grounds. This will not be tolerated and action will be taken.
The Willows is a 5 minute off road walk to a local pub / restaurant, The Yew Tree. Slightly further up the road is the Wine Center delicatessen and the village Post Office and general stores

  • We stayed for three nights for my husband’s birthday and wasn’t disappointed. A lovely little place in a quiet spot but close enough to amenities should you need them. A lovely clean modern lodge with a secluded patio area with a hot tub, which was fab watching the wildlife. Was even great in the wind and rain although a bit chilly getting in and out. Absolutely loved feeding the alpacas an added touch. Thanks for a great stay, would love to come back soon in the warmer weather.

    The Stables has its own private courtyard with hot tub. There are 2 footpaths that run through the surrounding 25acre farm and guests are welcome to walk around and meet the animals We have a Netflix account logged in, free of charge, provided for our holiday lodges. No parties allowed or groups over 6 guests. Music must be kept to a minimum as we have animals/other guests staying on the farm grounds. This will not be tolerated and action will be taken.
    Surrounded by over 100acres of farmland and woods with a beautiful tranquil fishing lake situated directly behind the farmhouse. There is a pub that serves food within a beautiful off road 5 minute walk. Another pub slightly further away and the village stores/ post office and a wine center within a 15 minute walk

  • I stayed here with my wife a couple of weeks ago and have to say we had a great time. Kristina was very helpful and responded quickly to any questions. The place was very clean with some very luxurious touches (the bath and hot tub) and the Netflix account was a nice touch. There are some lovely places for walking and the local pubs are great. Lastly, Diesel the cat was amazing company and feeding the animals at the farm was good fun.

  • I stayed here for 2 nights for my 30th birthday with my husband and friends. It was amazing, all of us had such a good time and would recommend The Stables to everyone! Very clean throughout, hot tub was amazing, kitchen was well equipped, fridge/freezer was a good size too. Communication was great, I received messages about check in and when the hot tub would be ready, very polite. Diesel the cat is lovely, very affectionate, however did wake us up a few times in the night for food, was happy once fed. Feeding the alpacas was a highlight. We were all so sad to be leaving, it was such a relaxing break and felt like we were in the middle of nowhere, very private. We will definitely be booking to come back soon. Thanks for a great stay!

We acknowledge the seasons: At CHRISTMAS (from mid-Dec) - it will feel festive and special with a decorated tree - the perfect place to wake up to a stocking! We also mark EASTER and Valentine's Day and the fresh flowers in the cottage reflect the season. 2020 GARDEN OPENINGS FOR THE PUBLIC when we serve soups and teas and will ask you to move your car: Saturday 22nd February, 1-4pm. SNOWDROPS AND WINTER PLANTS AND SHRUBS Sunday 7th June - 11am - 4pm. Sunday September 13th - 11m - 4pm We continue to develop a Jungle Walk round the Lower Lake - this is at its most "jungley" in May but is lovely throughout the year and improving all the time. Spring blossom (including an avenue of ornamental pear) bluebells with cow parsley running through small woodland areas, and stunning barks with vast and ancient Acacia, leaning Oak and London Planes. A charming enclosed swimming pool garden and long-established bay and yew. A Royal Bed, and a Cottage Garden. Large Victorian glasshouse in walled garden, many scented plants and established climbers throughout the garden, including 30 or so varieties of roses, plus clematis, wisteria and hydrangea, a young Magnolia walk, many varieties of Acer and Eucalyptus. There is also a Bee Garden - a bank of wild flowers which peak with many other autumn stars for our September (Sunday 7th September) Charity opening, when exotic plants and Dahlias supplement the plants which shone in June. Chisholm's was originally the housekeeper's cottage for our family house, and is romantically cosy rather than spacious. It has been completely renovated with 2 bedrooms, one double with an excellent en-suite shower, and the other with 2 single beds with an en-suite bath and a shower over. It has a kitchen/sitting room with a round dining table, log-burner and television and wifi. There is an desk in the hall which is ideal for a laptop, or to write or even revise! Chisholm's is the perfect place for a romantic, private weekend away, just an hour's train journey from Liverpool Street, or for 2 couples or a family to spend some very special time in comfort and an enviable country house location which would be difficult to match. We provide board and card games, books, and with a bit of notice, a high chair. HOWEVER, please don’t be surprised or disappointed if you let me know 24 hours beforehand that you want extras and I can’t provide them - this is a family-run Airbnb, not a world class hotel! As well as Chisholm's, you will be very welcome to enjoy our beautiful 8 acre garden, and BY ARRANGEMENT (and possibly a small fee depending on the our family arrangements) the pool will be available at certain times. There is also a tennis court which you are welcome to enjoy by arrangement, and a well-equipped beach hut is available to rent at Frinton beach (35 mins drive) by arrangement. The garden has several seating areas, including a table and chairs immediately outside Chisholm's Wisteria-covered walls for you to sit and read the paper with a cup of coffee and listen to the church bell chime on the hour, and the endless birdsong. We would simply ask that you respect our family privacy as we will yours - there is masses of room for us all! Please do note though, it is a 4 person cottage. 5, even if one of you is a few weeks old, IS A SQUASH! You've been warned - and I won’t be accepting 5 guests in future. With advance notice, we are delighted to light the log-burner, and we will supply a welcome pack of tea, coffee, milk, eggs and bread. Please note though that it is a welcome supply to enable you to have tea and toast or gin and tonic on arrival, not a fully-equipped larder, so if you are wanting things like baking powder, olive oil and a kilo of coffee, please bring them! A full manual is in the cottage. Local interest includes towns (Colchester, Sudbury, Bury St Edmunds) museums (The Munnings Museum at Dedham, The National Horseracing Museum in Newmarket) beaches (Frinton, Aldborough) pubs and restaurants. There are also excellent gardens to visit, including the Beth Chatto Garden, Hyde Hall and East Bergholt Place, and fabulous walking and cycling through the Constable country of the Stour Valley. Chisholm's is 5 miles from Colchester, and is only 50 minutes to an hour by train from London. However, there is no village shop and I can’t recommend the pub - there are excellent pubs and shops within 4 miles or so, but a car is advisable. We will try to accept all bookings we are comfortable with, but one night bookings can be very difficult for us and so we ask that you agree to a £15 surcharge for a one night visit. Thank you. We have horses - they live in an immaculate yard and are extremely well-mannered. However, like any live animal, they can be unpredictable if spooked or frightened so please don't do anything to give them a fright, and be certain to close any gates you go through. Please keep any visiting dogs on leads when you close to the house or anywhere near the yard. Our garden is open to the public and groups on certain dates - please be sure you are happy with these.
    The church bells chime on the hour, every hour between 8am and 8pm, and are rung for Sunday services. 2 traditional working farms in the village and a children's playground.

Friendly host and animals. The dog named lettuce showed us the garden, where we bumped into Polly checking on her bees and her daughter’s horses. Would recommend to friends visiting Colchester.

  • We stayed at Horkesley Hall for 2 nights over a February weekend. This was our first experience of Airbnb and, thanks to a completely positive experience, it certainly shan't be our last. Polly is the most thoughtful host. From start to finish our stay could not have gone smoother. Her directions to the Hall were so thorough that I could switch the SatNav off. During our short stay, she sent periodic messages to check we had everything we needed, which, of-course, we absolutely did. Horkesley Hall is a majestic building overlooking beautifully tended gardens with farms extending out in every direction. We chose to go here because, having looked at the amenities, it suited our needs so perfectly. It permits well-behaved dogs to stay, has a log-burner (a wonderful, atmospheric log-burner that completes the setting) and is sufficiently rural to find real peace. We took our dog, Finn, on holiday with us. He got to meet the resident dogs: 2 charming dogs of real character. He got to stare at the horses - some of the finest horses I've ever seen. He got to see a lot of wildlife. Judging from the length of time he slept on his return home it's clear he enjoyed himself immensely. The living room is thoughtfully stocked with myriad supplies one might need. Even though we took a great store of food and provisions, we forgot a couple of things. But thankfully there was a more than adequate supply of things already there. And additionally, Polly had taken the trouble to leave a few fresh supplies for us: milk, eggs and butter, etc. The butter meant we were able to have a lovely steak on our first evening. And the cosy evenings really were the best part of Horkesley Hall for us. Chatting by the log-burner until late evening with a roaring fire and a bottle of single malt surrounded by such a beautiful, traditional setting. Exquisite. I'm sure Horkesley Hall would be tremendous in the warmer months, with the flowers in full bloom and the pool available for a dip. But for me it couldn't be better than the wind howling outside and the rain lashing whilst we sat, completely snug, warm and content in this magnificent setting. During the Saturday there was an open garden event whereupon people visited the Hall and grounds, stopping in the nearby church for refreshments. The event raised some £2000 for charity which is wonderful. I have to confess I took a guilty pleasure in knowing that these visitors were gazing up in interest and wonderment at the very place where we were staying. In short, our stay here - our first Airbnb - was simply wonderful and we thank Polly most sincerely for all her kindness and hospitality. We look forward to trying further Airbnb locations. And we certainly look forward to coming back to this wonderful spot in the not too distant future.

  • Chisholm's is quite charming. We were blessed with fine weather which enabled us to revisit our favourite walks and Inns before returning to enjoy a pot of tea and a nap in front of the fire. The extensive gardens are delightful and you may well be lucky enough to be escorted around by the lovely Mycroft and Lettice, Polly's dogs. It would be good to return to see how the gardens change with the seasons, so another trip is definitely on the cards. The cottage itself is cosy and has everything you could need for a comfortable stay. Polly kindly provided the basics (bread, milk, butter, tea bags etc) so if you don't take provisions you can have a cuppa on arrival. The fire had also been lit which was a lovely touch. Chisholm's is so peaceful you can't help but sleep well and unwind, and we have returned home batteries recharged and feeling much better for our four nights away.

The location is close to a golf club and spa and if you prefer pretty historic villages and some excellent antique hunting, then head to the close by villages of Lavenham and Long Melford.

The house is on walking distance to the Highwood county park that will take you straight to the town centre (2 miles) and hospital (0.5 miles). Quiet and clean neighborhood, near a bus station ( bus n. 61 straight to UNIVERSITY OF ESSEX) and 24h TESCO store.

I felt so much at home. Their home is clean, beautifully kept, and the are very welcoming people. I so enjoyed my one night stay and will definitely go back and stay again soon.     Private room in new build home, on a friendly, quiet estate. The house is opposite a school and within 5 minute walking distance of Colchester General Hospital and 15mins of North Station, you can also easily catch a bus into town (or 25min walk). You will have private access to the main bathroom during your stay. We do own two cats, they are friendly and are kept out of the guest room so you are welcome to fuss them and then find comfort in your own room.
    It is a house, with one flight of stairs fully hand railed. Your bed is a small double with a wooden frame and soft mattress with an additional topper. The pillows are anti-allergen and bedding will have been washed ahead of your stay. Extra pillows/blanket are available in the room as well. The room has a mirror, chair and hairdryer for your use. A small alarm clock is in the room as well. There are various leaflets of local attractions if you need some ideas of what is around Colchester. There is a TV in the room that has all freeview channels and internet is accessible throughout the house. You will have exclusive use of the main bathroom, we will provide towels and basic toiletries for your use. It is a shower/bath with a mixer tap shower.
    We live on a quiet estate opposite a primary school, it was built in 2012. We are a 5 minute walk from the country park, this can lead you across Colchester or to the town center. It is great for walking trails, cycling and fishing. We are extremely close to Colchester General Hospital, we have had multiple guests stay that work there. Please let us know if you are working at the hospital as we will do our best to make additional arrangements if needed (parking after check out, for example) as we like to help contribute towards NHS staff if we can.

  • I had a very comfortable stay at Laura's place. The bed was comfortable and the house was warm. There was a very nice bathroom with shower and bath for my exclusive use. The light in the room had an LED bulb that could be set to many different colours - I set it to orange to remove the blue light that keeps you awake, and I slept very well! The whole place was very clean and tidy. I felt very welcome there.

    Our names are Andrew and Vicki, our home is in the tranquil setting of the Dedham Vale, around one and a half miles from the center the village of Dedham in the heart of Constable Country. We would like to welcome to our shepherds hut as friends. We share our home with our permanent lodger Gary, and our two young dogs. We also have two other spaces for you to view Constable Country, or Dedham Vale
    On arrival, guests will be made welcome, this is primarily our home, so we aim to make guests feel at ease and comfortable as we would for any of our family and friends. We offer a double room which has newly furnished comprising of a double bed, two cabinets with draws. Small table and two chairs. The room has 3 x double sockets, two extension leads complete with usb chargers. Wifi does reach the shepherds hut. There are tea/coffee making facilities in the room along with a small fridge containing complimentary refreshments and milk for your stay. There is also a microwave side plates, dishes, diner plates, cutlery. Fan and a small heater. Please Note: The pod is not suitable for stays of more than two weeks.
    Dedham has two pubs which both serve very good food, the tea room is excellent for post walk tea and cake. The boat house restaurant is a lovely place to spend an evening or if you prefer, Colchester has plenty of night life, bars and restaurants to choose from. Or, there are good local takeaways. Ardleigh has two pubs. The Wooden Fender serves excellent food. There is also a Chinese takeaway in the village. Our home is just outside the village of Dedham, on the Essex/Suffolk border, in the heart of Constable country, with its beautiful countryside and Flatford with its mill and river. We are close to main routes and the ports of Harwich (12 miles) and Felixstowe (15 miles), but far enough away to enjoy the tranquility and peace living in the country offers. There are lots of lovely things to do including walks along the 42 miles of footpaths by the river and round the village and across fields, you could hire a rowing boat and take a trip down the river. Visit the beautiful 14th century church (of which I am caretaker and groundskeeper), visit Flatford Mill or eat at some fantastic pubs and restaurants including The Sun, The Malborough, Milsoms, La Talbooth, Boathouse or the Wooden Fender Everything in the village can be accessed by foot or bike. There is a bus stop within a minutes walk, giving access to Colchester, Mannintree and beyond. The nearest train station is Manningtree which is 10 minutes away by car. Please note that we are located about 1.5 miles from Dedham village centre and about 5 miles from the centre of Colchester.

    The property is a four bedroomed semi detached house on the outskirts of Dedham village, 1 1/2 miles from Ardleigh and Dedham high streets. Bus stop (81A route) 100 metres from property. Quick drive to A12 giving easy access to Colchester and Ipswich. Manningtree station five minutes away by car with direct routes to Harwich, Norwich, Chelmsford and London. Off road parking. We offer a single room on the first floor which is tastefully decorated with fitted carpet. The room is fully furnished with matching quality furniture, comprising of a single wardrobe, chest of draws and bedside cabinet. The room has also been upgraded with double sockets with 3 usb chargers and wifi booster. Digital aerial and television with freeview. Wifi throughout the house. Use of kitchen, cutlery, crockery and food cupboard. Living/dining room with amazon fire tv, lounge with sky tv. External laundry room with washing machine and tumble dryer (small charge for dryer).
    Dedham village has two pubs (the Sun and Malbrough Head) which both serve good food. The Essex Rose tea room is excellent for post walk tea and cake. Only the Wooden Fender serve very good food. Colchester has plenty of night life, bars and restaurants to choose from. Or, there are good local takeaways. Our home is just outside the village of Dedham, on the Essex/Suffolk border, in the heart of Constable country, with its beautiful countryside and Flatford with its mill and river. We are close to main routes and the ports of Harwich (12 miles) and Felixstowe (15 miles), but far enough away to enjoy the tranquility and peace living in the country offers. There are lots of lovely things to do including walks along the 42 miles of footpaths by the river, round the village and across fields. You could hire a rowing boat and take a trip down the river. Visit the beautiful 14th century church (of which I am caretaker and groundsman), visit Flatford Mill. If you prefer your food more upmarket Dedham village also has Milsoms and La Talbooth. Everything in the village can be accessed by foot or bike. There is a bus stop within a minutes walk, giving access to Colchester, Mannintree and beyond. The nearest train station is Manningtree which is 10 minutes away by car. Colchester North station is about 12 minutes by car. There is a fridge in the room stocked with milk cold drinks and a bottle of chilled water. There are tea and coffee making facilities, fresh towels and a robe. The robe is a helpful touch when the bathroom is shared. Huge TV and comfortable bed. Shower pretty cool and overall although our stay was short we were impressed and we will be back for sure. It was reasonably priced too. Andrews place is highly recommended!

    The Coach House is a detached one bedroom flat, tucked away behind our historic home, once part of a pub and brewery! With a ground floor kitchen and upstairs sitting room, bedroom and bathroom, the Coach House is a sunny space with views over our pretty garden and its own outdoor dining area. The decor is shabby chic, and the flat is warm, clean and comfortable! Ideal for two, it can stretch to four thanks to a sofa bed. A choice of shops, pubs and restaurants is only a short walk away.
    The Coach House is around 200 years old and dates from a time when the Three Tuns was a public house and brewery. Parts of the original pub are over 500 years old! The complex now forms three houses and the Coach House holds our garage as well as the flat.
    Hadleigh is an ancient Suffolk wool town with a historic church and Guildhall, a pleasant river walk and nature reserve. It is a great base to explore Constable Country and a forty minute drive to the coast. We are based right on the High Street so you can easily walk to the shops, or visit one of the town's many pubs or cafes. We are also on a cycle route.

The hut was lovely and warm, two panel heaters on the walls and two fan heaters in the living area for added heat, plus a fan heater in the bathroom. Lots of hot water and a good powerful shower. The WiFi is good and the TV large. We spent our time dog walking,relaxing and walked to the Swan pub where we had a lovely meal in the dog friendly restaurant with a real fire. Tony lives with his extended family he is a lovely guy . You are close to the A12 ( not in sight )but we didn’t notice any noise as the hut has double glazing. The hut is in his very large garden , it’s near to the house but unlike one reviewer we were not disturbed by dogs barking or any other noise. We arrived to bacon,eggs, tea coffee, milk etc which was very welcome. My grandson loved the mezzanine with the double bed, thanks Tony for your exceptional hospitality.

  • I visited the pod in November so the weather was very cold, but that didn't take away from the beauty of this magical little pod. It was super warm and cosy for the 2 days I stayed there as the pod has a little heater. It comes with plug socket too for anything you may need to charge.The outbuilding had a fully functioning kitchen with gas cooker and a fridge. The grounds are just beautiful even in the winter and they have chickens too! Shower was perfect and the hospitality of the hosts was second to none. There are local shops around 10mins away driving but if you're on foot it'about a 45 min walk( I wouldn't mind it at all in the warmer months) this place really is a little gem of a find. And I will certainly be back

    The apartment is in a newly built modern building. It is airy and very spacious, with all the amenities to make Your stay comfortable. It is in a very convenient location, with great transport links. It is 20 min walk or a 5 min bus ride to the Railway station which offers great connections to London in 47 min, Chelmsford and Ipswich in 20 mins, Norwich in 1 hr.
    My neighbourhood is called Myland and although it is still very near centre, it has a tranquil country feel to it. With Mile End Recreation ground and Highwoods Country park nearby there is a lot of green around here. The local pub is called Dog & Pheasant and it is less than 5 min walk away, and so is a Cooperative Supermarket.

    Self contained 1 bedroom annexe in countryside location featuring living room with sofa bed, kitchen, large bedroom with kingsize bed and access to wetroom. Annexe benefits from underfloor heating and fully equipped kitchen including SMEG fridge freezer, hob and combi oven/microwave/grill. Annexe joined on to hosts home which is based in rural location looking out on to open fields just few minutes drive from historic market town of Hadleigh. Ipswich and Colchester both 30 mins drive away.
    We recently bought the Pump House and were delighted that the property benefitted from a one bed annexe which is self contained with its own front door which we can use for family and friends as well as paying guests. The annexe was built ten years ago to a high specification and is equipped for guests of all ages. The location is fantastic insofar as it is very quiet down a farmers track on the edge of the market town of Hadleigh with no other houses nearby but still within walking distance.   • This accommodation is exactly as described and bigger than the photos suggest, the kitchen is well equipped if you wanted to cook, living room spacious, bedroom is large and the bed very comfortable, the bathroom is a wet room and the shower is amazing....hot and fantastic pressure. Richard and Gary are superb hosts and have excellent communication leading up to staying after booking and during the stay. The Annexe is exceptionally clean and well equipped.....we stayed for 2 nights and will definitely book again in the future......the local town has a nice choice of welcoming pubs and takeaways. The location is isolated and without the communication from the hosts with pin point directions it could be difficult to find.....but well worth the effort....this is without doubt the best Airbnb accommodation I've used so far especially for the cost. You won't be disappointed.

    The Bird House is a holiday home set in the grounds of Woodburn Cottage, which was originally built in the 1700's. It is located on Lamb Corner on the edge of Dedham village, providing an excellent base for exploring the stunning Dedham Vale, Colchester and beyond. The Bird House is less than 5 minutes drive - or 25 minutes walk along beautiful country footpaths - to the centre of Dedham, with it's wonderful pubs, quaint shops and boathouse. The mill pond and river provide great locations for picnics, wild swimming, and walks or boat trips to Flatford Mill. The Munnings museum and cafe is also within walking distance of the property. The Bird House has an open plan living/dining/kitchen area with bi-folding doors offering views across the private patio area, beautiful garden and countryside beyond. The kitchen is equipped with everything that you may need during your stay - fridge (with freezer compartment), oven/hob, microwave, kettle, coffee machine and toaster. Complimentary tea, coffee and milk are also included. The dining area contains an extendable dining table, with seating for 4 people. The living room benefits from a large comfortable sofa, freeview TV, Blueray player and selection of DVDs. In addition, the sofa converts into a double bed with luxury memory foam mattress. Note that the living room is light and airy, with sheer muslin drapes - light sleepers may be woken by the sunrise! Wifi is available at the property. A travel cot and highchair are available should they be required. Really enjoyed the hearty well cooked breakfast which is good value and lovely room in which to eat it. Lots of local info for walks and places to eat (The Woodfender lush). Our two small pooches were welcomed with treats and cuddles rather than just simply tolerated and the garden is secure for them to scamper round. Bed is super comfy and The Birdhouse is really warm and well equipped. Couldn’t fault it. Highly recommended.

    The Bothy is situated at the private property of The Old Kennels. It is nestled in the village of Stratford St Mary. The village is close to A12 and has three welcoming pubs. The village is in Suffolk, in the heart if Constable country. John Constable painted a number of paintings in and around Stratford. It stands almost directly on the Suffolk border with Essex and two long distance footpaths, the Stour Valley Path and the Essex Way, pass through the parish.

    The Pump House is close to the village of Stoke by Nayland which boasts two great gastro pubs shop etc. yet the Pump House is surrounded by a simple field with a small stream running through. The Pump House is at the centre of a footpath network within the Dedham Vale, an area of outstanding natural beauty. Great views and walks. You’ll love my place. Its a quirky conversion of a water pumping station with every comfort and great views. My place is good for couples and furry friends (pets).
    The space is open plan with the double bedroom curtained off and with a sofa bed and the TV on the balcony level. This cosy snug is reached by a steep paddle stair which is really not suitable for very young children or unsteady adults. The sitting area downstairs has extensive views all around to enjoy the wildlife. All very tranquil and quiet.
    Two excellent gastro pubs in the village of Stoke by Nayland which is within easy walking distance. Ideal walking and cycling country straight from The Pump House.

The area is very popular with walkers, cyclists, birdwatchers and stargazers. The River Stour is nearby, with accessible launching sites for canoeists, kayakers etc.

    Woodburn Cottage was originally built in the 1700's. It is located on Lamb Corner on the edge of Dedham village, providing an excellent base for exploring the stunning Dedham Vale, Colchester and beyond. The cottage is less than 5 minutes drive - or 25 minutes walk along beautiful country footpaths - to the centre of Dedham, with it's wonderful pubs, quaint shops and boathouse. The mill pond and river provide great locations for picnics, wild swimming, and walks or boat trips to Flatford Mill. The Munnings museum and cafe is also within walking distance of the property. The spacious bedroom benefits from a double bed, an en-suite bathroom (featuring separate shower cubicle and bath), television, and kettle with complimentary tea and coffee. It also offers views across the beautiful garden and countryside beyond. Two additional single beds and a travel cot are available should they be required. This room is suitable for a family. You are welcome to relax in the comfortable guest lounge and enjoy the garden. Breakfast is served in the 18th-century dining room. A continental breakfast of cereal, toast, fresh fruit, tea and coffee is included in your stay, with a locally-sourced full English cooked breakfast available for a small additional charge. Vegetarian and vegan options available.

A warm welcome from the host with the most, a beautiful cottage in a beautiful location, a large but cosy room with amazing beds and views across the countryside, great bathroom, great continental breakfast included or a full English if requested & a lovely vibe from the host Jimmy and his lovely family.   • We stayed for one night during a fleeting visit to Colchester. Jimmy was a wonderful host and his cottage is delightful. The room was spacious enough for three adults (and a small dog!). It had everything we needed and was immaculately clean. The beds are very comfortable - we all slept very well! For a small extra fee we each had a full English which was perfect. Mollie the dog loved the garden. All in all, a wonderful stay - would highly recommend.

    The Barn Annex is next door to Tunmer's Farm where we live with our three dogs. The Farm is situated in the Dedham Vale, an Area of Outstanding Natural Beauty, and overlooks the unspoiled Stour valley and cattle grazing in the water meadows. There is no public transport, but good taxis. Colchester and Ipswich are 8 miles away for shopping, as is the charming market town of Hadleigh. This quiet spot is the perfect place to relax and explore the countryside and the culture that Suffolk offers.
    You can walk on the fields in front of the barn, there are lots of foot paths in the area, you can walk to Stratford St Mary, where there are several pubs with good food.
    We are in the beautiful Dedham Vale of Constable fame.

    On arrival, guests will be made welcome, this is primarily our home, not a business, so we aim to make guests feel at ease and comfortable as we would for any of our family and friends. We offer a double room on the first floor which has just been freshly decorated and has new furniture, comprising of a wardrobe, chest of draws and bedside cabinet, table and chair. The room has also been upgraded with 2 x double sockets with 3 usb chargers and wifi booster. 42" TV with freeview and Wifi throughout the house. There are tea/coffee making facilities in the room along with a small fridge containing complimentary refreshments and milk for your stay.
    Dedham village has two pubs (the Sun and Malbrough Head) which both serve good food. The Essex Rose tea room is excellent for post walk tea and cake. The boat house restaurant is a lovely place to spend an evening, or if you prefer Ardleigh village also has two pubs (the Red Lion and the Wooden Fender). Only the Wooden Fender serve food which is very good. Colchester has plenty of night life, bars and restaurants to choose from. Or, there are good local takeaways. Our home is just outside the village of Dedham, on the Essex/Suffolk border, in the heart of Constable country, with its beautiful countryside and Flatford with its mill and river. We are close to main routes and the ports of Harwich (12 miles) and Felixstowe (15 miles), but far enough away to enjoy the tranquility and peace living in the country offers. There are lots of lovely things to do including walks along the 42 miles of footpaths by the river, round the village and across fields, you could hire a rowing boat and take a trip down the river. Visit the beautiful 14th century church (of which I am caretaker and groundsman), visit Flatford Mill. If you prefer your food more upmarket Dedham village and Stratford St Mary’s also has Milsoms and La Talbooth. Everything in the village can be accessed by foot or bike. There is a bus stop (route 81A) within a minutes walk, giving access to Colchester, Mannintree and beyond. The nearest train station is Manningtree which is 10 minutes away by car. Colchester North station is about 12 minutes by car. Please note that we are located about 1.5 miles from Dedham village centre and about 5 miles from the centre of Colchester.

    One of 3 luxury lodges nestled within the Cherry Orchard. The lodge sleeps 4 people with lovely views, its own private hot-tub, large decking area, outside seating & sun loungers. The lodge is well equipped with everything you need, including coffee machine, smart TV ,large fridge freezer with water & ice dispenser. About a 20 min walk is Hadleigh which has a range of shops, pubs & restaurants.
    The 2 bed lodge sleeps four people. 2 bedrooms both identical with King-size bed (one of the beds can be converted into two singles if preferred) large wardrobe, both en-suite with walk in shower, double sink and built in Bluetooth speakers. There is an open plan kitchen/Living area, the kitchen has an electric range cooker, American fridge freezer, dishwasher, microwave and washing machine . There is a small dining table that seats 4, two small 2 seater sofas and coffee table in the lounge. The patio doors lead out onto the extensive decking with 2 sun loungers, large outside table and chairs and of course your own hot tub.. The lodge is well equipped with everything you might need, including coffee machine, and smart TV. There is a Tumble dryer in the attached shed. Includes towels and bed linen.     There are so many options for day or afternoon trips. Long Melford and Lavenham are definitely worth a visit. Dedham Vale and Flatford Mill immortalised by John Constable offers a beautiful day out. Aldeburgh and Snape Maltings with its internationally renowned concert hall can be combined into one day trip. - Framingham and Woodbridge both historic market towns also make for a nice day out. As does Bury St Edmunds and Norwich.   • The lodge was a lovely peaceful place to stay - met expectations and more. We were two couples and had an amazing time - didn’t want to leave. Rooms were lovely and nice to have our own en-suite. There was everything we needed at the lodge including blankets to curl up to on the sofa. During the day we travelled to the different local towns which wasn’t too far away including Hadleigh, Lavenham, Dedham, Sudbury and Bury st Edmunds. During the evening we chilled at the lodge and relaxed in the hot tub. Host was lovely let us check in early and any queries we messaged host whom replied promptly. Will definitely be returning.

Nothing was ever too much trouble for Richard & his wife to the point where they had put a little decoration up for my partners birthday during our stay.   • Amazing accomodation overall. Fiona is not just friendly, but helpful and generous. With free breakfasts and occasional free meals, I felt truly at home. That said, the place is not friendly to guests not wanting animals present in the house. There are 2 dogs and a cat, and there is animal hair almost everywhere in the house (except the guest room itself). All in all, strongly recommended!
