Sunny ground floor flat in the heart of Kemptown

The space
This is a lovely compact period flat situated right in the heart of this 'village' area on a quiet residential street.
There is a south facing sitting room with high ceilings and period fireplace, comfortable sofa and a dining table which also lends itself to being an ideal work space. There is a 32" HD TV with Netflix.
The separate kitchen is well equipped with sliding doors leading to a small, pretty courtyard.
The cosy bedroom with comfortable king size bed comes with high quality linen and towels. The bathroom has a bath with shower over.
Kemptown has a lovely 'village' atmosphere and is famous for its variety of cafes and restaurants including some right on the beach less than a 5 minute walk away. There are some excellent independent local businesses including a delicatessen, artisan baker's/patisserie, bookshop and antique shops.
The flat is also very close to the Royal Sussex Hospital and Brighton College.

Guest access
Exploring the City is best done on foot which is about 15 minutes away when you can stroll along the famous and beautiful promenade. Alternatively there is a great new cycle lane down on the sea front and bike hire is available all over the city.
There is also an excellent bus service taking you into the city centre, the no 7 bus takes you straight to the station.
This is a very quiet street considering its proximity to so many amenities therefore In consideration of our neighbours we kindly ask that noise is kept to a minimum after 11pm.
Parking is at a premium in Brighton but there is on street paid parking. There are also cheaper options nearby.

Other things to note
Please note the flat is in the same building where we live and with close neighbours. It is therefore not suitable for parties or guests who plan to stay up late and make a lot of noise.
Whilst we're very happy to host your pets please don't leave them unattended in the flat if they are likely to be uncomfortable in unfamiliar surroundings.
