Stephenson Ground is a 400-year old farmhouse in a stunning location in the southern Lake District fells. Get completely away from it all in this secluded & comfortable home-from-home. Masses of space inside, open fires, big bedrooms & a well-equipped kitchen, plus walled gardens and great walks straight from the front door. Perfect for a laid-back rural retreat or active break with family, friends and pets. The remote setting means a slightly challenging drive to get here but it's worth it!

The space
Stephenson Ground has been in our family for 50 years. It's homely and welcoming with simple white walls, open fires and comfortable furniture. If you're after a sterile holiday cottage, designer paint colours, fluffy white dressing gowns, hot tubs or want shops & restaurants on the doorstep, then you'll need to keep on searching.

But .... if you're looking for somewhere to make yourself completely at home, shut out the rest of the world for a bit, have a glorious walk straight from the doorstep, cook a big meal to eat around our beautiful kitchen table or have rambling conversations by the open fire late into the night, then we think you'll love it as much as we do. There are lots of books and board games plus a large play barn with table tennis & table football, so if the weather is less than ideal, there's still plenty for all ages to do. Our nearest neighbours are a quarter of a mile up the road, so you've got plenty of space to spread out and completely relax.

The house can comfortably accommodate up to 10 adults. The farmhouse and several stone barns sit either side of a beautiful quiet lane bordered by deep hedgerows and stone walls that climbs steeply from the small dramatically tumbling River Lickle. All the windows look south across fields and woodland towards the estuary & sea, while behind are the magnificent open fells and mountains of south west Cumbria.

Guests have access to the whole house, terraced patio and two naturally landscaped walled gardens with seating.
The very well equipped and cook-friendly kitchen has a large range cooker, microwave, large fridge, under-worktop freezer and plenty of pots and pans. We provide starter supplies of store cupboard basics (sugar, tea, coffee, salt, black pepper, ketchup, vinegars, oils, mustard).
The breakfast room has a wood burning stove and a large dining table that seats 10 in front of a picture window with fabulous views.
The cosy sitting room has an open fire, comfortable sofas and armchairs

There are five bedrooms, all fitted with hand basins.
Ground floor bedroom - Orange Room: double room (double bed)
First floor bedrooms -
Yellow Room - Family room sleeping 4 (double bed plus bunk beds)
Turquoise Room - twin/double room, (two side-by-side single beds)
Pink Room - twin room (two single beds)
Red Room (shared access with the Pink Room) - Family room sleeping 4 (double bed plus bunk beds)

Upstairs bathroom with modern bath, over-bath shower, loo & basin
Upstairs walk-in modern shower, loo & basin
Downstairs loo and basic walk-in shower

Gated and walled gardens with seating. The gardens have natural streams running through them as well as a shallow pond.

Other things to note
PLEASE READ THIS BEFORE BOOKING:
Following feedback from previous guests, the following information may help you decide if this is the right place for you:

1. The local lanes are public roads maintained by the council but they are steep, very narrow and walled on both sides. You have been warned! Daylight arrival is recommended for first-time visitors or inexperienced drivers. As the farmyard is a public road, cars and farm vehicles do occasionally come through the yard.
2. The wifi is generally good but we cannot guarantee it 100%. Mobile phone reception can be patchy.
3. Despite regular and thorough cleaning, the age and location of the house and the open fires create dust which might not suit severe asthma sufferers.
4. The Red Room has an interconnecting door to the Pink Room, as well as a separate internal access. You may prefer that these two rooms are shared by family members or good friends.
5. We don't accept unsupervised student groups or groups of under 25 year olds.
6. We warmly welcome children of all ages, but the house isn't specifically child-proofed and we don't provide cots, high chairs or stair gates. There are natural streams and shallow ponds in the gardens so young children must be supervised at all times when outside.
7. Please bring your own towels as we don't provide these for large groups.
8. Up to 2 well behaved dogs are very welcome for an extra charge of £20 per animal but we ask that they are confined to the kitchen & breakfast room and not allowed in the sitting room or the bedrooms. Please be aware that there are lots of sheep and cows in the surrounding fields so dogs must be under close control at all times.
9. The house & garden have steps & uneven surfaces so may not suit anyone with restricted mobility. The flag stones outside and in the garden can be slippery especially when wet.
10. The house is in a very rural location, surrounded on all sides by gardens and fields. We actively manage the land for biodiversity and the benefit of wildlife so despite our best efforts and a thorough cleaning regime, a stray bug, spider or other creature may wander inside, especially if a door is left open.
11. A word about the weather: The weather can change very quickly so be prepared for all eventualities. The house has a private water supply from a spring, so please be water-aware during the drier months. If you're planning a winter visit, the house can become inaccessible in very snowy or icy conditions but we'll always let you know if there's likely to be a problem.

Stephenson Ground is a gateway to the Southern Lakes and a perfect base from which to explore the Lake District, either on foot or by car. Mountains, forests, fell and fields are literally on your doorstep and beautiful walks of varying length and difficulty are accessible without having to get in your car. The house is situated at the junction of several ancient footpaths out to the open fells while lowland walks along the many quiet lanes, fields and forestry footpaths provide gentler walking.

For more strenuous walks, the foot of Coniston Old Man is just a 25 minute drive, while Scafell and the Langdales are around 45-60 mins drive away. Water sports are available at Coniston Water 8 miles away and the tourist attractions of Windermere, Ambleside, Wastwater and Tarn Hows are all around a hour’s drive along beautiful Lakeland roads.
