We had an amazing stay at Paolo’s villa in Santa Marinella! We were a family of 8—2 parents with 4 young kids from Canada, plus 2 grandparents from Europe—and the villa was perfect: spacious, clean, and very comfortable for all of us. The outdoor space was a huge bonus—lots of room for the kids to play and beautifully manicured landscaping that made it feel like a private oasis. The location is peaceful yet ideal, with everything within walking distance—shops, grocery stores, the beach, the train to Rome, and even a fantastic local tennis club. Santa Marinella is a beautiful town with lovely beaches, a relaxed pace, great climate, and rich history. Paolo was an outstanding host—responsive, kind, and full of great local tips. His attention to detail truly made our stay special. Thank you, Paolo, for a wonderful holiday—we hope to return and highly recommend your villa to any family visiting the Italian coast.

The villa is a magical experience. It is a wonderful house in a gorgeous setting, near Cervetiri and a short distance to Rome. We really enjoyed the nearby necropolis and an afternoon in Rome seeing the sights from a golf buggy. The villa has many features and security is top of the list. The pool is wonderful: clean and salty instead of chlorine. The BBQ set up is second to none. We had a problem with air conditioning but Paolo immediately sent out a technician and fixed it. It is a real home with many unexpected treasures - table tennis, table football, a toy box with a big train set, fresh herbs, a nightly watering of the extensive lawns, an olive grove, extensive outdoor lighting, a jacuzzi, and much, much more. Paolo provided a lot of food basics. The security and lighting were a bit technical and the bins regime a bit daunting but we had a wonderful holiday - all too short and we will be back. The restaurant Coline Di Maria is a wonderful evening out.

The small flaw right away: The villa is located in the approach path of the airport and this should also be communicated in the description. Everything else was as described: spacious bedrooms, kitchen with large refrigerator, a nice terrace and a very well-kept garden! In the village, you can shop for all daily necessities. Nevertheless, a rental car is very helpful: for excursions and for shopping in the large supermarket on the outskirts of the city. Fregene is a good starting point for day trips to Rome. Conclusion: for our group (family + friends, 17 years and older, 7 people) the accommodation was very suitable for a week in May.

Wow, Villa Maria Pia is simply amazing! What a beautiful little gem! My wife and I just spent five wonderful days here, and I have to say, the photos don’t do it justice—they're spot on! We absolutely adored the pool and the lovely outdoor furniture; it created such a romantic and peaceful atmosphere. Yes, planes passed by every 10-15 minutes, but honestly, it didn’t bother us at all. Ludovico, you were such a great host! Thank you for taking us to the shop and for everything you did to make our stay enjoyable. A huge shoutout to your friend Massi as well for driving us to the beach—we appreciated it! We were a group of 5 adults and 2 children (5, 7), stay 1 week. We were able to spontaneously check in earlier and check out later in the day. Giulia was always easily accessible. The place is spacious with beautiful views and sandy beach right outside the door! 🏖️ The residents of the upper half of the house were very friendly and unobtrusive. We only noticed each other at the beach. It didn't smell like smoke anywhere. We always found parking on the federal road for 2 cars. In one room, the federal road and the nightly train are very clearly audible. The window was always open due to the temperatures. The sea breeze usually ensured sufficient cooling with open windows even during the day. An existing lamp including extension cable for dinner on the beach is available. We were also allowed to use the catamaran and surfboard. A trip to Rome with train ride from S. Severa, online booking of the train tickets!, was very straightforward

We had a lovely stay at the villa. We very much appreciated the cool interior and the very beautiful garden and pool area. The villa is a little outside Rome centre but this was what we wanted so that we could relax a bit away from the crowds. Buses to Rome shops and restaurants are all within a few minutes walking distance. A great place for a family trip to Rome!

Lovely villa, easy to find and place was a lot bigger than you’d expect and was great for the kids to have space with the pool. Hosts were great and responsive to any queries. Quite well suited for things like shops, few restaurants in area as well although we opted for a couple takeaways as easier with having the kids with us when we were there which was easy enough to do. We originally were planning on staying in center of Rome but rented a car and stayed here, best decision we made as it allowed us to travel around to places like Pompeii and there is a lake not far with loads of small towns to visit. Would advise anyone renting a car to look into the ZTL boundaries for Rome, we were only made aware by the sat nav making a passing comment but it was no issue as only really applies to parts of the center. Overall a great experience and Rome/surrounding areas are surreal.

Couldn’t fault host nor house! Perfect place and perfect host! Had full family of six (14, 17, 19, 24 years old) and plenty to do and see. Highly recommend Bracciano Castle, eating in Travignano, walking up to the national park behind the house, swimming in the lake…and more. We intended to go to Rome, but we were glad to not to have to drive….and left it to do on our last day. It wasn’t long enough, but we had a good day in Rome and the train is very easy from the airport. Giorgia and Bechara were great. Very clear with everything and very warm and welcoming. Would love to go back.

strategic location to get to both the sea and Rome in a few minutes! the house is clean and cozy, kitchen and bathroom equipped in every detail. We did not meet Daniela in person but on the phone she was very helpful, check-in was done by Tommaso who was efficient and punctual. If I wanted to go back there, I would choose again!

Robertos place was fantastic! He and his sons went ABOVE AND BEYOND to accommodate our family. (offered transportation pick up, early check in, showed us step by step every amenity in the house, helped carry ALL our Luggage up the stairs, personal recommendations, comped breakfast locally, proscecco in both refrigerators...) I would give 10 stars 🌟 for service and helpfulness! This made for an amazing welcome and stay in Rome. I highly recommend! Gratitude 🥹

Daniele is a fantastic host. He was very responsive to some issues we had in the first couple of days. He was also very helpful when we had an issue with some of our luggage. The garden and pool are fantastic. The interior of the villa is nice but slightly dated. I would recommend a car to visit other areas and for supermarket. You are only 10 minutes from the local train station with direct trains which get you into Rome within 20-30 minutes. The town is quiet in the week but very busy at the weekend and maybe due to visiting in April there was not much open on the beach itself. I’m sure that changes as you get into the season. Some great local restaurants and bakery’s which were all reasonably priced.

This was an amazing home to stay in. Dario was responsive when we had any questions regarding the recycling or pool. The home was comfortable and spacious. It looked even better than the pictures! The kids enjoyed the large backyard and pool so much on the days we weren’t out on excursions. There’s a grocery store right down the road where we stocked up on food and necessities. It was a beautiful oasis in a quiet area outside of Rome with easy access to the train stations etc. It was close to these amazing lakes we visited and the area turned out to be one of the highlights of our trip.

I spent a wonderful weekend with ten friends hosted by Ferdinando and Ludovica: the house is spacious, well maintained and with all the comforts (I would just add the TV in the living room), rooms up to par, large and well maintained garden, fantastic swimming pool, barbecue. All immersed in the tranquility of the Roman countryside but still five minutes from the town of Campagnano for every need. Friendly and discreet hosts. Highly recommended.

Enrico was very accommodating and nice and was always available if we had any questions. We felt very comfortable with him. The surroundings were very quiet (probably also because it was out of season). Everything in the residential complex is a bit outdated, but that doesn't detract from the feel-good factor. There are many shops in walking distance. Enrico's pizza oven is a real highlight. That's a real Italian way of life. For the price, the place is highly recommended. A little something has bothered us. Outside the gated community and especially the path to the beach and on the beach it was very dirty.. there was trash everywhere. Maybe it was because we were there outside of the Italian holiday season. Downtown Rome can be reached in an hour by car and if you get there early, there are also many cheap parking options along the Tiber. Thanks Enrico for the nice relaxed two weeks.

There are not enough positives to give for our stay at Giovanna’s. The villa was absolutely stunning, the photos are amazing but it’s even better in person, a large beautiful garden and lovely pool. The place was spotless and had everything you could need. The most standout feature was what incredible hosts Giovanna and Ricardo were, they went out of their way to help us and were so exceptionally kind and willing to help us with anything we needed. There was always communication to make sure everything was okay and nothing was too much for them, they were even very understanding and patient whilst I tried to use my beginners Italian! They are some of the kindest people we have ever met and the villa is beautiful not to mention Tivoli and the surrounding area itself. Couldn’t recommend more.
